Do not rent from Capital Realty. My partner and I saw the negative reviews before we moved to El Camino Real in Burlingame and we regret not taking their warnings.

Not only was the apartment we rented—1 bedroom, very cramped, old appliances, little privacy—definitely not worth the $2300/month, but we were surprised with over $400 dollars being deducted out of our $500 security deposit weeks after move out.

We spent days cleaning the apartment before move out, and in our pre-move-out inspection the landlord only noted dust on the oven hood, smudges on the bathroom shower glass, and paint discoloration from where I had patched up some small holes from shelving. We took good care of our apartment and did a good job cleaning up for move-out, despite not being professional cleaners. Yet, we were charged for a repaint and clean of much more than what was more noted in the inspection. The landlord provided itemized invoices of the charges weeks after move out and only after I had called multiple times and provided clear laws outlined by the California Civil Code. I called repeatedly for weeks to see if my partner and I can get even a little more back from our security deposit because I felt we were deceived. There was no leeway or empathy on the landlord’s part.

TLDR; not worth the price, poor communication, and you will probably lose most of your security deposit.

Rented a house managed by Capital Realty. First year was fine; tour and starting lease was straightforward. Only got one key at first and had to ask for a second. Never got one for the back door. Responded to repair requests quickly by referring them to vendors but usually without follow up. My main disappointment is the poor communication when the one year lease expired. No contact from anyone as the year mark approached. Ignored an email asking explicitly about renewing the lease. Instead got a call a couple months later informing of eviction due to the owner moving back in. I suspect they withheld information about the owner's intentions until shortly before the legally required 60-day notice period arrived. I wasn't at all impressed by how that was handled.

Ken Lockwood is the biggest dbag ever. Only nice to you if he wants something from you, otherwise, extremely rude and condescending. Doesn’t respond unless it’s worthy to him. Avoid this group if possible. Most negative experience ever

Really poor communication, they don’t respond to emails about anything. I’m very disappointed at this company because they have don’t nothing about people smoking in my building. I have send several email about this issue and no respond and no action taken about it. People smoke constantly in their balcones and even drink alcohol while smoking.
