Terrible service and communication. It is easier to manage the property on my own from overseas than working with Caribou.
1) After discussing in person, over the phone and then in writing via email with 3 Caribou employees about an important requirement of the lease, my requirements were never included in the lease.
2) I gave Caribou 3 options to resolve an issue they caused. They picked a different (unacceptable) option and never told me. I found out months later when showing up to my property in person.
3) Caribou tried to push out the current wonderful tenants, telling them that the landlord wanted them out. This is when I realized they were not just bumbling idiots, but actually ill-willed, as they would make much more on signing new tenants than just managing the property. My property could sit empty for over 6 months and they would break even, but it would have been financially disastrous for me.
4) After attempting to push out the current tenants, Caribou charged me a $200 advertising fee I did not authorize.
5) They failed to manage the utilities on tenant move-in and at the end of our agreement. Over a year later and I am still owed $626 that they under-billed the tenant after they moved in, and now I have an overdue water tax bill that Caribou did not put back in our name, including a late fee.

Our condo association had a contract with Caribou Property Management last year. The board of directors had to constantly remind them of projects that needed to be done and when our meetings were. Almost immediately I felt like my job as association president had become managing the management company.

Even though we paid an extraordinary amount of money per month for their services we still seemed to get nickle and dimed with "fees."

Whenever they dropped the ball they always had some excuse "we're moving our office" or "you have been assigned a new rep" or "I've been off." There was never any heads up that these things were going to occur, they just became excuses after the fact.

At the end of our contract I sent an email outlining why we were unhappy with their services. Instead of using it as a learning opportunity, I instead received an accusatory email in return which blamed us for them doing a bad job.

It was such a miserable experience our association ended up reverting to self managed because it is literally less work. I recommend shopping around for another management company.

Please check Caribou's reply, where they do not deny changing a legal document's dates in an attempt to take money from you. Also note their blatant lies, as the floors of the second floor were literally sinking into the ceiling of the lobby, which they never bothered to fix. Our waching machines were broken about 29 out of 30 days a month, every month. Nothing was ever fixed, nothing was ever replaced. Just put up a sign that it doesn't work and move on.

Changed the move out date on our ledger to charge us for electricity that we did not use. Apartment was in a constant state of disrepair.
