I feel so lucky to have found my one bedroom through Castle. These apartments are the perfect size and the most reasonably priced one bedrooms I have found in Harrisonburg, especially since they are so close to downtown. As a working professional it has been such a relief for me to be able to come home to my clean, safe apartment every day. I have had some truly terrible luck with apartments and landlords in the past, but so far Glenn has been good about communicating expectations and fees directly, which I have appreciated. Also, any repairs or issues I have needed help with in my two years of living here, he has resolved quickly, sometimes in the same day. Of course, no place is perfect, but overall it has been a very positive experience renting here!

I recommend Castle Property managers because they listen to the tenants' needs, consider the appropriate response and implement the solution acting in the best interests of both the tenant and me. Keeping happy tenants and happy landlords is a rare skill. It makes for consistent rent payments and longstanding property occupation.

Castle Property is a predatory company taking advantage of students with atypical leases and a great of confusing fine print. God forbid their is a payment which is late as their process incurs a $5 a day penalty fee. They charge and exorbitant (more than needed for a $30,000 policy) amount for renters insurance and if you by your own policy and send the proof they conveniently loose materials sent (I had to send the same documents several times). After trying to understand what was going on, they took another call and put me on hold to for more than 30 minutes, and I had to call on another line to finally get an answer to my question. I would not do business with them again.

FIND OTHER OPTIONS IF YOU'RE A COLLEGE STUDENT.

Extremely difficult company to work with as a lessee. We were dramatically overcharged for cleaning services after our lease expired. Because we personally knew the incoming tenants, we drafted an amendment to our lease to avoid the exorbitant cleaning fees associated with lease changes ($56/hour AND $10/item left). After all past tenants, incoming tenants, incoming tenants' cosigners, and Castle Properties agreed to and signed the contract (after making minor adjustments), Castle failed to notify us that they would no longer be honoring the contract amendment we all signed. There was still time left on our lease for myself and other previous tenants to come back and clear out the house, and save money. However, we were not contacted by Castle properties, who proceeded to charge us for more than 22 hours of cleaning services.

Here's just one example of Castle's overcharging:
- "Dispose of mattress and box spring (90 mins + $30)": They claim it took an hour and a half to move a mattress that I put in the room by myself, and which was supposed to remain in the room for the incoming tenant. Although it took me about 15 minutes to move, it took Castle an hour and a half and ended up costing me over $110.....for a mattress and box spring.

This kind of systematic overcharging was what we, as well as a number of our friends in Harrisonburg, experienced from Castle Properties.

It's really a lose-lose situation considering there are so few options of companies to rent student housing from, so I'll leave you with this. TAKE PICTURES OF EVERYTHING OTHERWISE CASTLE WILL OVERCHARGE YOU. We were charged over $1500 for a house where two people lived and not a single party was thrown during the 2018-2019 school year.
