If you’re considering moving here, here’s my recent experience you might want to know. Maintenance was a severe issue here; it took weeks to get someone to even look at a problem, and even longer to actually get it fixed. The management would assure you that they’ll take care of it, but it’s just talk—they never follow through in a timely manner. And when something is finally fixed, weeks after you initially reported it, they acted like they’ve done you the biggest favor in the world, expecting gratitude as if it isn’t part of their job and the reason we pay rent.

They seemed more focused on collecting rent and signing new tenants than taking care of current residents. This is particularly evident in the state of the air conditioning system, which is outdated and prone to breaking down at least once a month, often causing flooding in the apartment. Given that there’s no central lighting or ceiling fans in the rooms, when the A/C fails—as it frequently does—there’s no alternative to circulate air or provide cooling.

Despite these ongoing issues, they recently imposed a $200 rent increase without offering any incentives or updates to the unit!!! The furnishings are outdated, and the paint and flooring are cheap. Overall, the living conditions don’t reflect the inflated price tag. If you’re considering moving here, you might want to think twice. Hopefully you read this and don’t make the same mistake I did. NO ONE TOLD ME , so let me be the one to tell you.

if there were zero stars i would give that. the office knows nothing of what is going on with ANYTHING on their own property and are never able to provide assistance, the maintenance team they have knows more than they do… you’ll have to go to the office repeatedly to get most maintenance requests dealt with, and even then they may not give you any help for weeks on end with no additional information. don’t move here unless it’s your last option, the outside is nice to draw you in, they don’t care once you’re living here. the water and wifi shut off at least once a month with ZERO warning from the complex, despite signing up for every possible communication service to be sure you DO have notice for these outages. this complex doesn’t know what they’re doing, never able to give any updates on water, wifi, or even when they plan on opening their own pool. lastly, roaches. roaches. roaches. don’t move here.

I lived here for my 4 years of undergrad at UTA. My personal experience was pretty good, I lived in a 2bed, 2 bath on the first floor. Never experienced any major issues really. There was construction during the second year, which let in waterbugs/roaches for a few months, which was quite annoying. They sprayed regularly though, and they went away after a while and never popped up again my last 2 years. Also, somehow, a hamster found its way in at one point. I think living here ends up being a case by case basis. My units was pretty solid so I made sure I released for the same unit every time - I had neighbors who had alot of issues in their own units. Also I did have alot of issues with payments, and releasing, and their online system. For the cost though, I couldn't complain too much. There was some annoying stuff, but nothing that really effected my day-to-day - apart from the roach season we had. Management was good at times, not as good at others, this experience changed year to year.

I came here for the “cheaper rent”. However, me and my roommate pay over 1300 a month for horrible wifi, flooding toilets, bug problems, expensive laundry, and expensive parking. YOU ARE BETTER OFF GETTING A REAL APARTMENT. I work 12 hour shifts and go to classes so the couple days I have off…… you guessed it- the internet is randomly shut off, and this isn’t a one time occurrence. I swear it happens every month.
Don’t let me get started on the mini toilets that can’t hold a lick of toilet paper. I can’t even put rugs down in my own bathroom because they ALWAYS flood. My downstairs neighbors are pissed because of the amount of times TOILET WATER has leaked through her ceiling. In addition, you think you want to take a hot shower on a Wednesday…. NOPE. Water gets shut off randomly, and more often than not.
lord forbid you have a car… you have to pay rent here AND THE UNIVERSITY PARKING. If you don’t you can easily rack up a $300 parking ticket, which the apartment office never even told me about the parking situation to begin with.
The laundry here is expensive as s***, with two adults that work, workout, and changes clothes regularly you have to pay $1.50 to wash AND $1.50 to dry. Might not seem much at first but when you wear scrubs and work at a hospital the laundry bill adds up fast. Plus washing things like sheets or towels can make it VERY expensive for two people in college trying to make it every month.
The gate is always broken, which in 2024 some random guy broke into someone’s apartment. They then had to send out a mass email through UTA.
Don’t let me get started on them upping my rent after me and my roommate have lived here a whole semester. You think you have a cheap price now. Wait until they charge you an extra $200 on the rent because you weren’t ready to sign another lease on THEIR TIME. Combined thats a real apartment PLUS utilities for me and my roommate. TRUST…… DO NOT MOVE HERE.

If you’re a student looking for an apartment, do yourself a favor and stay far away from this place. The management is completely unprofessional and clearly doesn’t care about the people living here. They shut off the water and internet without any warning. not even a quick text. Every time I call they say they are working on those kind of things, but they are doing nothing.

I renewed my lease when everything seemed to be going well with the apartment. Some time later we begin to experience a leak in our apartment. Not just a small leak, it is a leak that spreads all across the apartment coming from beneath the floor. My roommate’s bedroom carpet was completely soaked in water. Every time you stepped, water submerged. We tried to be patient enough accommodating to what they needed although it was such an inconvenience for us. First we were not allowed to move the AC. We were told to keep it at 68 nothing lower although the AC barely even worked before that so it was extremely hot. Then they put a huge machine that took up space in the living room and kitchen sink and blew nothing but hot air. It was horrible. It was already hot enough before the leak because the AC did not cool efficiently plus the hot weather outside. Moreover, this leak attracted so many bugs. Finally, they decide that we can be temporarily moved into another unit. We currently live on the first floor. The first unit they wanted to move us into is on the upper floor, had cabinets that didn’t even close, it needed maintenance in the kitchen and restrooms. Then they tell us they found something for us on the first floor just for it to also have issues in the kitchen and restrooms. One of the bathtubs is falling apart. When I asked to get the shower heads replaced, they said they weren’t sure because it is a temporary stay. So does that mean we aren’t going to shower? When we asked for our rent to at least be minimized they said that would not be possible because they are accommodating to us… The leak was not our fault and it is not our fault it has not been resolved. It is not so easy to just completely move and move into another unit that also has its issues. I don’t see how they are accommodating to us. This is not an accommodation whatsoever. They are doing barely even the minimum of what they should be doing because it is their job. This has been such a hassle for us because we have to accommodate to them while we have our own lives to deal with including school and work.

Maintenance is a nightmare, easily clogged toilets, my hot water has gone off at seemingly random multiple times, my wifi would disconnect randomly, paper thin walls, the only perks are the cheap rent and ease of access to campus. Find somewhere else, I had to go to class today without a shower since my hot water turned off overnight.
Also lots of bugs during the summer. Roaches, earwigs, and ants have all been spotted in my bedroom and bathroom.

Don’t live here if you can afford to live elsewhere. If you have unwanted guest Living with you (Someone that is not on the lease) they won’t do anything about it, If you have mold growth you will be gaslit and told “it is a growth not mold” and won’t get professional help To remove/clean the mold. Damages due to normal wear and tear from the apartment being extremely old (including water damage on the cabinets, vinyl floors lifting up, not keeping up with maintenance of the dishwasher, Stove fan, cracks in the wall due to foundation movement, paint on the ceiling falling off of bathroom walls etc). If you have tools that look similar to the maintenance teams, put them up when maintenance comes around they may take them then lie to you saying that it’s theirs instead of owning up about an accident; their is a good chance you will not be compensated. If you’re not in good financial status, you will go broke washing your clothes in the laundry room (which is extremely dirty at times and will stop working with no warning) as each load cost $1.50 On the regular cycle to wash and dry. The leasing team and managers will pretend to care and talk to you after you convey a concern of yours, but not actually do anything/ Or drag their feet for so long that you may not want to do Anything because of the amount of time that has went by. Oh and the water, constantly gets shut off. Overall, this is a sucky, ran down, overpriced (For the poor condition that most of the units are) apartment with manipulative management. The RA’s and The students that work at the front desk are nice though.
PS. if you see your response to any of the reviews by the apartment 8/10 it’s just for show nothing is actually being fixed!!!
