Kim black is by far the worst property manger in existence I rented a home from her (she was the property manger) I moved in 11/01/23 with myself and my two small children age 2 and a 8 month old we signed a year long lease along with first and last months rent with deposit like any other rental would. When we moved into this house it was stored with lots of previous renters belongings and was not properly cleaned, a broken washer and dryer, dish washer did not work and garbage disposal was broken, when it rained the front door and windows would leak which lead to my infant getting hospitalized and sick(we then found out there was black mold in infants bedroom where it would leak the most), along with damange to carpets, base boards, and cabinets etc….when I brought it up to Kim she stated that she had yet to do a walk through due to it being a lease take over and I sent photos of damange, me being the kind generous person I am that was thankful just to have a roof over my babies heads I told her I would deal with removing the items that were left behind along with clean up to the best of my capability… first month living there I revived and email with a pdf attached of a del oro bill, the email stated that she included unpaid bills from previous tenant to my renters portal with my rent proportion so she didn’t ā€œhave to charge owners for itā€ might I add being a brand new tenant for her she did not ask she told me I would be paying this bill. Along several maitnence request due to the condition previous tenant left the home went ignored mind you I contacted her direct line, personal line, email etc….anyways flash forward to the month of February 2024 (90 short days of being a tenant in what I thought would be my forever home or atleast for a year since that was my lease agreement) i Received a phone call from Kim stating that ā€œthe owner is in bad health and is now placed into a long term nursing home and the son of the owner would be taking over his fathers investment properties and the house is going up for sale and the son wanted to personally live in the home I was renting until the property was soldā€ luckily the following day from her informing me I had to move I found a house which I was not financially prepared to move being a single mom who just spent all of my savings 90 days prior to get into this home, I managed to barrow enough funds to have the deposit (4,400.00) and first months rent (2,200.00) totaling in just deposit to live in new home $6,600.00 and that’s not counting the moving supplies and U-Haul and fuel to move into my current home with my toddler being autistic, several health conditions with his nuro surgery’s, go surgerys, genital surgery’s… he has a hard time adjusting and with severe ocd he cries every time we drive on skyway and pass the house, he says he wants to go back to school his home he hates ā€œmommy’s new houseā€ it has been a lot on him emotionally thankfully my daughter is to small to understand/ remember…. 2 weeks later I then received a invoice in the mail of a bill for ā€œdamanges and repairs and laborā€ balance Of $3,780.00 in 90 short days ?! Keep in mind I worked full time and went to school full time so realistically my self and my children only spent weekends there and slept there… my kids were with the nanny at her house while I was away so in 90 days my self and babies 2yrs and 8month old spent 12 full days in the home and supposedly did that much damange 🤬 Here we are June 2024 I am still receiving pg&e bills along with del oro bills all the way to may 30th (I moved out 03/01/24) and I’m sure more to come with it being the start of the new month and both utility company’s stated that the property manager and (or) owner has to confirm my move out dates for me to stop theses charges …. I messaged Mrs Kim black and she viewed my messages and failed to respond I have left several voicemails and emails and no response.. I’m ready to file a law suit for the unnecessary emotional stress and financial stress my family has endured in the 90 out of 365 days we got to enjoy or home
