HEAVEN-SENT! Certain Property Management has made my life a breeze. After working with several property management groups, I say with confidence that this group is the best in New Orleans.

Though it may be hard for some to grasp, this operation is what’s called a “business”. To fix issues you need money. To have money you have to collect it. There are different ways of doing this. Condo association fees, laundry, towing, etc. These services also provide equity to the owners/renters. For example, having an active towing contract earns the collective money while ensuring we all, as residents, have a place to park. Reviews like the one below provide proof that the management company is doing its job correctly.

They do a splendid job of managing the properties and communication expectation with its tenants. Much more active than just about any other management company.

This company is the worst mgmt co to take care of our property. They don’t pick up trash or maintain outside lighting for safety. Go to their office and rude as hell. I wouldn’t let these people manage my closet let alone a whole property. By the looks of their rating it seems others feel the same about them. Steer clear from this company if you’re looking for good management and courteous people.

I moved out of 1201 Canal Condos 6 months ago and my deposit has not been returned. I have called the apartment management staff and Certain Management and my issue has yet to be resolved. I'm getting the runaround and in most cases completely ignored. On January 3, 2022, a check was in managements office for half of what's owed to me so I took a picture and left it. No one has contacted me since.

Update: The Owner's response provided, is not an excuse and it's a lie. The company is not stiving to do better when you're obviously hoping you could wear us out by playing a "cat and mouse" game.; meanwhile, you continue profiting and you're not providing the proper service to your clients. There was no transition going on for the six months, that prevented you (the owner) from responding because you were aware of my complaints. It wasn't until I contacted the owner of the 1201 Canal Building and called to speak to the Board of Commissioners of Krauss did I receive my refund. There was six months of communications, some of which I was left in the lobby until I left the building or my phone calls were ignored and sent to voicemail. I have emails, responses to emails and a copy of the check that was written for the wrong amount. Randy was employed with your company during my six months of complaints, until the week of my last complaint whereas I included the Owner of 1201 Canal and requested a meeting with the Board of Directors of Krauss , which led to getting my refund. So, transition has nothing to do with your mismanagement.Your response would have been accepted as sorry for the oversight or mismanagement by a former employee but I'm certainly not going for the "transition" lie. I have yet to receive an apology from Certain Management nor did I receive a response from the Owner of Certain Management. A Google response does not constitute contacting the former resident. Certain Management and 1201 Canal did not follow policies and procedures.

Brent Couture of Certain Management has been manager of my condo property for about two years. He quickly identified improvements that were needed and saw them to completion. When there has been a glitch in communication with his office, it has been of short duration and quickly resolved. He has a good list of service providers and is respected by them. Our condo association has benefitted very much from Brent’s work.

This is not a quality property management group. They are non-responsive, standoffish, and not particularly good at procuring and managing repair services. Your condo association will make better use of its money doing anything other than paying these people to manage the property.

Great management company if there are no issues but the moment a problem arises they get lazy.

Update: I used to give them 2 stars I updated in 2024 to 4 stars due to the hiring of staff that is responsive to issues. Currently CPM is very responsive and communicates issues. Much better company, would suggest to anyone looking for a management company! Brent is great!
