Cethron has by far been the worst property management company I have ever rented from. on my move in day my roommate was told they forgot about us and getting the unit cleaned, so they did a quick mop and then when i showed up to move in none of my keys worked and i was stuck outside for nearly an hour. the clean they did for us is a generous term- as my toilet had poop stains around it, the bathroom smelled like mold, the toilet wouldnt stop running, there were all sorts of food/sauce splatter on my cabinets and inside of them. the fridge was not wiped down either. As soon as I moved in, my dryer did not work. they made me wait almost 2 weeks for somebody to come repair it, to which they insisted it was my fault it wasn't working because i wasnt using a specific dryer setting.... why would there be settings on the dryer if i cant use them? if the settings on the dyer cause it to break that means the dryer you provided should be replaced. This has been an ongoing issue for up to a year. It will start showing a d90 code every other month which then causes it to stop drying entirely and puts it at risk of a fire. if youve seen how many maintenance requests i've put in since moving here you'd be astounded, as nowhere ive lived prior to this has ever had me have to call maintenance this much. when my washer was leaking a puddle and there was condensation on the walls and ceiling causing water to drip on my head they told me it's because i don't clean it. i clean it once a month and prop it open since front loading washers are prone to mold- and by the way, it still leaks even after they "fixed it". A few weeks ago half of my electricity went out and Cethron didn't think it was necessary to send a technician for over 24 hours, which in turn made my unit uninhabitable. Lastly, there is a family here who lets their kids run around screaming all day long from morning to late evening, even poking their heads into my window. I called Cethron and expressed my concern as this is violating the " No excessive noise" policy in my lease- which specifically is not within a specific time frame. I can close all my windows, turn my ac and fans on, blast music in my noise canceling headphones, and I can still hear these children screaming at the pitch top of their lungs. If I had to work from home this would genuinely be a huge issue so luckily I do not. A screen on my window fell and these children ripped holes all through it. Cethron seems to not care about any complaints. I wouldn't have complaints or maintenance requests if things worked the way they are supposed to, however they do not. Plus I get zero sense of peace and quiet living here, not even because of the dog park, but because these children scream so unnecessary loud that if I didn't know better I would think they're being thrown into the back of a van. It's extremely unfortunate because the unit is very nice and in a very nice neighborhood. However between all of my appliances breaking every few months and the non stop noise throughout all hours of the day, I practically feel like I'm living with neighbors from hell. And for those wondering- this is at their complex on 39th st. I almost forgot to mention- getting in contact with them is nearly impossible, so good luck with that.

The property i live is horrible and full of roaches they plus ripong u off they say no animals but the on sute and a few others are allowed craxy don't want to fix up thr place anf you pay other tenants bills by a thing called rubs not fair at only a handful not fair horrible place never parking dirty as hell common areas have holes under neath the carpet dirty stains all over musty smells garbage all over back at alley gross the neighbors are just as bad trust i never lived with roaches until here sad the landlord David id is always right never wants to hear it im leaving because of this and raising my rent 120 more s month due to pay for other tenants repairs craxy unhealthy sad dont live her and i dont think the resl owner knows whats going on ps 6618 seville ave Huntington park and thr m maintenance. Man allen is great and onsite mansger is nice thats about itnow they owe me money for my deposit and wont give just keep taking my money ttying to talk to someone and David the manager wont call or text back bery un professional they it'll be my money but they take it and keep it. They say they send it never did that charged for it. The very sad place to live with this property management is horrible.

This company is 100% focused on profit and doesn’t seem to care about their relationships with their tenants. I was an ideal tenant for two years, quiet, had payments on autopay. Did not stop them from treating me like a paycheck. I moved out april 30th and was still charged the new, higher rent (never signed anything agreeing to this increase) on May 1st. Management proceeded to blame ME for not deleting my payment information (aka took zero accountability for STEALING $2221.61 from me) and I have been fighting to get reimbursed for 9 days now. They finally refunded me my original rent charge, but I’m still waiting for them to pay me back in full for the higher price.
I’d also like to mention, the apartment I moved into was beautiful, but after a few months I realized it was all cosmetic. The bathroom would grow mold in about a week after deep cleans, I was unable to ever use my washing machine in two years, because it was improperly installed, and the kitchen sink was almost unusable because it was so poorly installed. They also never actually finished my unit before I moved in. It was not cleaned and the shower head was supposed to have been replaced and never was. It was all extremely unprofessional, but I was in a bad situation and had no choice but to move in.
All in all, I feel this company is extremely greedy and in the business of cutting corners as much as possible to make a profit. They have never treated me like a human being and it’s very clear that they only see dollar signs when looking at perspective tenants.
If they make this situation right with me I will be more than happy to update this review. As of now though, they’ve treated me like trash, so. I think it’s only right to let people know the truth.

I lived in a property managed by Cethron from 2017 through 2020. Initially I was really happy with the way the property was managed, but over time that changed.
My main issue was that it was decided that the cost of the water bill would start to be passed on to the tenants jointly with each of the 6 units allocated a percentage based on the people in the lease. Here’s the problems:
Some people had their significant others over full time but they were not on the lease. So I was contributing to their water bill.
They did not check the water sources before implementing this. So they were unaware that one unit had a garden hose. After hearing them fill a pool daily for weeks I reached out to my property manager who asked me- I kid you not- why I was bringing this to her.
We get to be our neighbor’s water police.

My other major issues were that towards the end maintenance requests were extremely slow to be remedied, and getting responses from the manager were a privilege. When I moved out I contacted her multiple times with questions, which were never answered. The inspection process was a nightmare to schedule and participate in. The hardest part about moving was dealing with them.
Long story short, I loved my property and they are dog friendly, which is a plus, but know what you’re getting into.

I’ve had a beautiful experience with Cethron. They are great.. responsive, attentive, caring and compassionate. All of the qualities I would want in a property management company. They are there when we need them and are helpful with finding solutions that benefit both us and them! It’s been a really great and comforting experience having them with us through good and tough times. I would recommend them 150% to anyone!

Cethron is an awesome. They always respond to our concerns in a timely manner and our maintenance requests are always completed. Staff is very nice and professional. Our apartment complex is kept nice and tidy. They also have a great tenant portal that makes it easy to pay rent/send maintenance requests.

The only 5-star rating given is from Claudia Ortiz who is the "manager" of Cethron. So don't fall for trusting that review. Please beware when trying to rent from this company!!! My partner and I saw an apartment over a week ago, loved it, and applied that night. The next day (Friday) we got a call saying they received our application and would try to process it same day, but it might not be complete until Monday. I called their office multiple times Monday trying to get an answer and was told I have to wait until their manager called their office for them to know what was going on with our application. My final call was at 4PM, their office closes at 5. The girl I spoke with said she sees our application and the process hadn't even been started.. she said she wouldn't be able to finish it that day but probably would be able to finish it the following day. From Tuesday to today (Friday) I called their office at least 3 times daily trying to get in touch with the manager, asking what information was needed and asking how I can help speed the process along. I was told all these issues that had come up with my partner's app and he did everything he needed to each day to clear things up. Still.. no response as to whether we were approved or not. Finally, today, Friday, I hear back from Claudia.. ONE WEEK LATER. She said we weren't approved based on income because my partner didn't show enough information, which he could have provided more proof, but that opportunity was not offered. They also needed my rental verification. I called 3 times daily for a week. He called once or twice daily for a week. But nobody told us that he needed to show more income or there was any issue with my rental verification. I really don't know why we were disqualified. But we banked on getting this place since we started the process August 16th and wanted to move by September 1st. And now we are left with less than a week to find a place to live since Cethron's property management team was so disorganized, unhelpful, and unprofessional. It's pretty common to deal with awful property management companies in San Diego since everyone is desperate for a place and the pool of renters is so huge. But I have yet to deal with a company that seemed so promising, empathetic, and helpful and turns out to be as useless as the rest of them.
