Renting from Hill Properties / Chico College Living was a great experience! If a problem ever arose it was handled professionally and in a timely manner. Management and Maintenance was always professional and there for anything. We are so lucky to have had Cory as a point of contact, every renter needs a Cory! I would truly recommend them if you’re looking for a new space to rent in Chico.

The Urban is a nice place.Good communication for maintenance and questions. It’s a cool apartment complex, our study room helps out a lot. Being near downtown is nice as well.

2 stars bc the apartment in and of itself was beautiful , but gd if this management isn’t heck to live under . No real office hours (changed constantly bc the lazy manager got knocked up and apparently that means your life is supposed to revolve around her bad decision, she even totes the kid around at work instead of actually working) , staff coming in unannounced from literally the first day , had to fight for maintenance requests , will use scare tactics to try and get you to live with the place falling apart , security didn’t do anything about the constant loud noise at night , got locked on my roof in winter bc it was faulty and the fire department had to bust me down bc the on site manager wouldn’t do anything and the master key didn’t work , landscaping showing up at 7am (yet somehow it’s still a mess everywhere) , someone legit turned my gas off and they never even looked into it or filed a report , went without a garage gate for over 6 months and had to corral tweakers out so many times bc security only shows up for 10 min at a time , wouldn’t clean pet waste bins so when summer hit it STUNK everywhere , I could honestly go on but you get the drift .

No respect for their tenants or the property , only want money and good reviews (which they get by doing a giveaway once a year if you leave a good review you’re entered, if you notice a good chunk reviews are from the same time showing this ) .

We have had such a good experience renting through Hill Properties. Cory has been so responsive and helpful. The maintenance team comes quickly if there are problems. Our property is lovely and well maintained. We look forward to living here for years to come

I can confidently say that they are very responsive when it comes to any issues we may have within our apartment. I've been renting through Chico College Living for almost a year. My complex is very spacious and the outside is well maintained with landscaping and pest control. Managers are very quick to answer and accommodate your needs. I really have only good things to say about them and I'm grateful they're my first rental company.
