I've lived in one of their properties for almost 4 years and have had a great experience. Apartment building is well maintained and clean. Maintenance requests are handled almost immediately. They have a strict screening process, so I have quality neighbors.

Absolutely horrendous landlords. They do NOT abide by CA landlord tenant laws. Friends of mine had a lease that was good through August 3rd, however by the 30th of July this property management had already come by and changed all of the locks. Rent had already been paid in full, no outstanding charges owed to management. Chico Properties also threw away all the items that still remained in the house which included clothes, shoes, appliances, furniture, food, and more. Legally landlords must store items for a minimum of 18 days and give tenants notice to come pick them up. Neither of these things were done. Chico properties then had the audacity to say they would split the cleaning fees since my friends didn’t get an opportunity to finish cleaning (as if that was a good deal?!) These people at Chico properties are taking advantage of renters who they assume don’t know any better! Not only is this highly unprofessional, it is also extremely ILLEGAL. TENANTS KNOW YOUR RIGHTS!!! I also used to rent from Chico properties within the last 5 years and have had my own terrible experiences with how rude and unprofessional they are. Especially Debbie in reception! KNOW YOUR RIGHTS AS RENTERS AND DO NOT RENT WITH CHICO PROPERTIES!!! They don’t even deserve the one star

Scammers. I moved out and they tried to throw extra fees at me after I asked them what the color was they wanted it painted back to and we have pictures of the place and they still trying to milk me for money. Don’t rent from these people.

poor customer service. called twice and got a snotty reply. also what type of property management office doesnt have a wait list. everywhere has a wait list you can get on.. half ass place.
