If I could give them a 0 I would. I have put in maintenance requests for simple repairs such as a stairwell locks being broken, a month goes by, no movement. You call to ask about the status and no one answers the phone. You put the request in again and only after multiple emails and several more weeks they fix the lock.

The first six months they took over our complex they charged me for a storage unit I did not have. After 6 months of complaining over and over again they stopped. They never refunded my money.

We had black mold in the stairwell of our building. They had a company come in that fixed part of the mold and then simply covered up the rest with Kilz. After a year we are still waiting for them to fix the rest of this biohazard.

Their billing records for your account say different things depending on who gives you the printout and their online portal say something completely different.

Recently they turned over a large number of their staff and customer service became non existent. This is not rocket science and all I can think is that the real estate branch of their company is probably good but their HOA management branch is in over their heads.

I hope they can get to the point where they understand that they are the management company and the residents are customers and not the other way around.

They've recently taken over our association and seems like to me that they might not be good. I'm one of the homeowners in my association (community), and the other day I called them/spoke with two office staff and they sounds like unprofessional and lack of knowledge about the HOA.
We've changed 2 HOA companies within 6 years and they never charged us for HOA monthly due transactions (when you setup an auto pay from your bank account), but they do. And we know that if you make payments from credit/debit cards then yes, you'll be charged but why you will be charged for auto payment from your bank. (I'm going to bring this issue to the upcoming board meeting soon)

Updating my review as of today (10/2/24) - After I received a call from the citrus property supervisor Michele who explained me very well about the transaction fees and told that there won't be any charges if I go through with their banking system (I got relieved shhh...). Whomever I spoke with before (two ladies) they're new to their company per Michele.

2 stars for this management company. The company recently had 10 resident’s cars towed from neighboring community! All were illegally tow’d according to California laws. Had to refund everyone. They have recently been dismissed. Their office personnel on state street in Redlands are conceited , uninformed and feel superior.
Joy is condescending when you challenge her with facts. She starts her sentences with “again, …..” as if we’re supposed to just be ok with her inability to comprehend what’s deemed common knowledge. The old manager…who was removed was way worse when it came to getting stuff done apparently. They shipped him off when the tows happened. Such mismanagement in that management company. The only person i felt was a “go to” was Amanda but it was too little too late for her to shine as the community went with a new property management company. It just felt like the company is against you instead of with you which is unfortunate.
If you’re looking for a property management company, look elsewhere as this company seems to be more of a problem than a solution

I had called their office regarding my HOA bill and the office clerk who answered told me she couldn’t answer my question and transferred me to accounting . I left a voicemail message. I left another message to call me back. No call back. Very poor customer service . I just paid the HOA fee. When you need help with a problem you cannot rely on Citrus HOA to help you.

Wow did this company go downhill. Do not recommend, do yourself (and your HOA) a favor and avoid a terrible experience.

Earlier in the summer our manager just didn’t show up to a board meeting, no notice, just left us hanging. Then after so much back and forth an other manager was assigned and so many things fell through the cracks. This had been happening for months before, but it got so so bad. Residents were constantly having issues, the board would get no response. We parted ways at the end of October to find a lot of bills weren’t paid, we were never told about an issue with the fire department, they basically scammed us with Wilson Towing (do not use them either). There are SO many things to list with dates and examples but just do yourself a favor and just don’t. Their turnover is insane. We were led to believe things that were wrong. Not told things we should have known. You pay a Mangement company to guide you and help your HOA, not make everything way worse and harder. Ask more questions, don’t assume they have your best interest at heart. Even in their last few weeks of still being contracted with us (ending 10/31/24) they ignored residents full stop and yet still sent out for residents to pay them their November AND December dues!
