Please be very careful dealing with a few of the agents at this commercial real estate agency. This is my experience of how unethical and cunning this particular agent is.

I was in the market to purchase a commercial real estate property and one of the agents, Cunningham, at this agency knew that I was looking to purchase a property. He called me and said that he has a client who wants to sell a property similar to the one I was looking for but his client has not publicized it because he does not want to deal with lot of proposals. At this time he knew that the seller had a "first right of refusal" clause with his current tenant and so he even convinced me to not disclose this deal with any other agent and that he would represent me as well as the seller. I genuinely believed him and trusted this person. However, at no time during our month long conversation, negotiations and contract signing period did the agent disclose to me that seller and their current tenant has a first right to refusal clause in their lease.

In fact this agent and his client negotiated to get the price from me that they were willing to sell to their current tenant. Once he got the contract signed from me I did not hear back from him. On reaching out to him after 4 days of signing the contract this unethical agent said that the seller had a "first right to refusal" clause in his lease with their tenant and so their tenant was going to purchase the property at the price that he negotiated with us.

The sole purpose of this agent to deal with me was to get the price from me so the agent and the owner can sell the property to their existing tenant.

This agent was totally dishonest, extremely cunning, utmost unprofessional, exceedingly unethical and extraordinarily immoral. I would not recommend these folks.

Joke. Unprofessional. Charged for other units in the building other than my own. Paying for mantinance, yet nothing maintained. 6 years of a leaking roof and windows not fixed, and they're well aware of the situation.

I can't understand, this company has a lot of listings in Fredericksburg area and they put boards on the property lawns. Yet they will NOT respond to calls about those properties that have signs on them.

How are they going to get to owners all the offers on the table if they don't even know there is people calling them to buy the property.

If was selling a property of mine, I would for sure hire an agency that have agents answer their calls.

My two cents in to this.
