I was a resident at Avalon 1248 W Adams Blvd, this could be the worst management I ever witnessed, frequent delays in maintenance requests, improper management of the security within the apartment (a lot of residents had their bikes stolen) and the management did not even cooperate with providing the recordings of CCTV for the same. There are delays in communication as well, the only time there isn't is when you are signing up a lease.
For at least 5-6 months, when the utility bills shot up by more than double the average for all the unit, the management had no explanation for that as well.
We received the unit in an uncleaned condition which was so "professional" of the management.

Also anyone who is up for signing a new lease, just fyi, old tenants will have way better lease than you, with capped utilities and reduced monthly lease amount. And congratulations on getting bills and more than 80% of your security deposit back

You better come here as an unemployed tenant as it feels like a job to "ask" for your basic necessities from a management.

I had leased a space at their 1248 W Adams Blvd property from August 23 - July 24. Avoid these apartments if you value responsiveness and transparency. The management team is unreliable, often taking weeks or even months to address simple maintenance requests. The apartment was handed over in poor condition, with numerous repairs still needed.

They were extremely slow in returning our security deposit, and when they finally did, the deductions were unjustified and lacked proper documentation. The communication from the management is non-existent, and they frequently ignore tenant concerns, even after numerous emails to Jack and Kevin, they gave us a deaf ear with new reasons every single time.

Overall, the experience was frustrating and stressful. If you value good service, clarity, and timely responses, I strongly recommend avoiding CBG’s properties.

I lived in Avalon Apartment for a year, and the management was consistently problematic throughout my stay. They impose unjustified and excessively high utility charges, which escalate significantly month after month without any clear explanation or detailed breakdown of the costs. When concerns were raised, Jack, the designated contact, resorted to threats, including imposing penalty fees for simply inquiring about the charges. His conduct has been completely unreasonable, and no other staff members respond to calls or emails, no matter how many times we’ve tried to reach them. Over the past several months, we have sent countless emails regarding deductions from our security deposit, all of which have been ignored. It has been incredibly frustrating trying to have any dialogue with this management—they are completely unresponsive and unwilling to communicate.

When we first arrived at the apartment, it was not in a livable condition, even though our lease had started 15 days earlier. We were forced to stay in hotels at our own expense until the unit was barely habitable. This just shows how careless and neglectful the management is. The entire experience has been beyond disappointing, and I strongly urge future tenants to avoid leasing any property managed by this company.

I am deeply frustrated with the way tenants are treated by management. When we moved in, the apartment was handed over in a filthy, unacceptable state. Throughout most of our lease, we were burdened with excessive utility charges, and communication from management was consistently delayed. To make matters worse, the manager, Jack Dakan, made false claims, resulting in unfair deductions from our security deposit. The negligence, dishonesty, and lack of professionalism are intolerable.

I've had a great experience leasing one of their units by USC! The place is super nice and new, for a reasonable price, and maintenance comes the next day if there's any issues. Really glad I signed this lease!

CBG purchased the property we rent over the summer. Conditions have never been worse.

Even after reporting a broken window had left our house vulnerable, CBG took their sweet time coming out to replace it. They make empty promise after empty promise, including fixing leaks and repairing washing/drying machines. For months, we complained about a dishwasher that was given a temporarily solution, and never thought about again by CBG. And not ONCE have they offered a discount in rent or any compensation for our hassles. We just want them to fix what is right for the price of rent we pay.

the Community Builders Group CBG AKA Pasadena Studios is touted as an affordable modern studio unit apartments; it is anything but; instead What is being offered instead are low standard tiny microscopic flea size it that are poorly designed and lacking ergonomics, certainly not fit for half a human habitation .

These poorly designed microscopic flea size rat trap are managed by a rag tag group of notoriously corrupt individuals. They have accepted billions of dollars of taxpayer’s funds from the State of California and the federal government for the purpose to offer affordable housing. Half the funds have vanished to back door kickback.

The process to obtain a unit is opaque, shady and obscured. Worse yet the team entrusted to manage this project is an inept, unqualified, unprofessional, deceptive, bias and highly imperceptive in their business practices. A process I will label worse than horse manure stew. Aside from the ineptitude, dishonesty, unprofessionalism and corruption, and I do not mean this as an insult, the staffs are both and repulsive inside and out.
