I wish I could give NEGATIVE STAR reviews! This is a terrible company! I mistakenly set up updated payments to an older account after they took over our HOA. They dont inform you if you are late in any month - they proceeded to Email me after 2 months with all penalties and interest. I was out of the country due to a family death, and they proceeded to do a title search that they charged me for, and threatened me with a lien on my property - this is in a $2MM community and I was delinquent by less than $650! AVOID THEM AT ALL COSTS!!!

Absoultely terrible company. All they do is send out bogus fines and demand their own clients money. I have been fined hundreds (if not thousands) of dollars for breaking rules that don't exist in their CC&Rs. I have personally dealt with Sheldon Chavin, the president, himself to no avail. Sheldon goes as far as to dodge my calls, ignore my emails, and hide in his office whenever I attempt to question the fines that I have been given. I highly reccomend not purchasing a home in any community that is governed by CPM. You will have a terrible experience dealing with these scammers and theives.

Nightmare, incompetent, mismanagement of funds. Horrible. Should be disbanded. There is no reason for such an entity to exist. Unbelievable that this or any other HOA is not regulated. The only people that work for these places it sit in Boards is because they have nothing better to do than steal homeowner's hard earned money and make up stupid insane rules that serve no purpose.

I recently had to deal with CPM. For the first time I am asking for help in my community. We have a HUGE problem with construction trucks and old cars parking on our streets. Our beautiful views are being compromised. The executives hide behind their assistants and make them handle their calls. When you have a problem, you will only get excuses. NO ACTION WILL BE TAKEN!!!! LAZY!!! The company clearly only wants our money but will not give you ANY help when asked. It is this simple. We do not hire these people but are forced to pay them! Not fair. They have a beautiful, fancy office that we all pay for. A company of lazy uncaring employees. Shame on Community Property Management. The worst!!!!!!

4 years ago when I bought my condo the inspection went well but they did Red flag the flat roof area what she said I need to notify hoa regarding it which I did and now it's been 4 years and still nothing has been done. They're pretty much waiting for me to have a leak for someone to finally come out and fix it which will damage my inside which they're not responsible. If I knew about this property management and how they run their business I wouldn't have not bought this place. I've had to deal with two different property managers both unprofessional. Ramona and Stacy do not care about the homeowners problems and don't care about fixing the issues. We have people legally dumping trash inside the complex and hoa hasn't done a single thing about it everyday I catch someone dumping construction materials or couches bed frames or this and that and it's causing all of the homeowners HOA dues to go up. Absolutely unprofessional and all they care about is making their money and ripping off the homeowners.

CPM doesn’t care for the people that live in the communities. Their secretary responds faster and more professionally than the community managers. Seems like they encourage neighbors to snitch on others. Poor communication, not understanding to one’s situations, look for any excuse to fine, unhelpful when they have to spend money. The biggest problem is it seems that there is a lot of money mismanagement. Taking money for services not provided and over spending on stupid things. My family does not feel at home and completely stressed dealing with them. The owner and the unhelpful staff members ( not all some are very helpful and great) are just complete idiots. Properties should either find another company that they don’t have their greedy fingers in or be able to manage by themselves.

This management team exercises and enforces questionable HOA regulations that DO NOT protect homeowners from incurring exorbitant costs that the HOA should ultimately be accountable for.
I am dismayed at the apathy and disregard this team displays when faced with homeowners who are currently struggling with major foundational issues resulting from poor architectural planning.
While I have tried to be cooperative and fair throughout this ordeal, I find this management team to be extremely short sighted when it comes to problem solving. Consequently, i have lost all confidence In their ability to mange our community’s finances and their ability to communicate effectively. From my observation, there is very little transparency with regard to the bookkeeping/accounting of our HOA funds and have seen zero discussions about
reserve funding management and/or planning.
Regrettably I am forced to get my personal financial managers and attorney involved to review the matter of the unstable site foundation and to fully determine the legitimacy of each party’s fiscal responsibility. My gol is that a reasonable and fair resolution will be decided upon and will be one that is applicable to all homeowners in this community facing this same problem.
