It seems like most of the positive reviews on here are from property owners. As a tenant to a property that was managed by concept 360, my experience is very different. Seriously the most unresponsive management team I’ve ever ā€œworkedā€ with. Very very difficult to speak to anyone in the office via phone or e-mail. No one ever answers or gets back to you. They even tried to charge me for renters insurance without confirming if I had an active policy, which I did! Maintenance requests will also go unanswered for days until I would follow up. They just don’t communicate with tenants at all. I would not recommend.

Tenant review. Good luck getting maintenance. During all 3 months of summer our AC was not fixed or worked on. Took 3 visits to get it done and in the mean time my wife had to stay in an apartment that was 92-95 degrees. Laughed at for compensation when I had to buy my own portable AC. Put in multiple work orders for blinds and screen door that were broken when we moved in. There were blinds sitting on the floor day of move in. Told us it’s not their job then Charged me 900 in deposit for blinds, screen door, and deep clean. Owner called me and apologized for ac and was calling to yell at management cuz she was able to see that it was taking forever. I will try to go and fix these issues at the office but I’m sure they will act like it’s something that can’t be changed. So here’s everything that’s wrong. Multiple times of contact that go weeks without answer. Water damage from leaks all around the complex. Had to have every pipe worked on to either have temperature correct shower or stop leak. Unfinished construction of complex. Film folded and hanging off 20ft high window since day one. Had tools and dry wall left over in my room and garage. Garage was not finished as well with ladders tile cutter left behind for me to clean. Storage slot in garage, wouldn’t know if it was ment for storage cuz there’s a whole extra garage door set up in my space. Every garage is unlocked, they have locks on them but they don’t give you keys so you have to cut them off and see what they charge you in deposit. But remember cheap hanging white plastic blinds that were already broken on arrival and the 30 years old screen door cost me $900. 3 months of summer no ac for pregnant wife, tenants, and pets I get nothing. They have nice properties but joke of a management team.

Edit replying: I’m not making sense So then why was the ac fixed after multiple calls through your maintenance. It took a whole summer but it happened. Maybe the lease did or didn’t but we were told the ac works. On top of that the property owner called me and apologized on behalf of you guys because she got all the updates of our orders and nothing was being taken care of. Theres no garage? I wonder where I parked my car the whole time during my stay. Oh wait, I’ll tell you, there’s three garages lol. The blinds are the same cheap white plastic ones you find on any rental property. Half aren’t even secured to the rail. The other half, the guard isn’t even attached. Why did we move into the property? We FaceTimed at the beginning of lease and showed all these things so we’re not held responsible. Not to mention you guys told us it was old and hasn’t had anything worked on. We showed you leaks from roof and plumbing. No temperature control in bathroom. Walked the whole property. The List goes on and on. Your people and work ethics are very poor. This reply did nothing to move the situation forward or to an agreement. It was a review and you just gave me more room to complain. I’ll be contacting the owner and relaying the same info to her.

I’m not sure why anyone would list property available if you’re not gonna maintain the property YOURE in charge of.

Ps. The previous tenant is a saint to leave a full ac unit on the roof for us

It’s a circus at this place no one knows what’s going on . Have mold issues and has not been addressed for 2 months after an environmental service company said it needs to be cut out immediately. Also have major structural damage to the home and no call back for help. Worse company ever. UPDATE!!!!!!!!!!!!!! They sent a hvac tech for mold in the eves on the back of house the hvac tech recommended having the mold in the ducts tested because he is not a mold tech. The issue is not from the ducts it’s from a leaking roof 30ft from any duct. 360 failed to contact a mold tech . Sent a message the next day about all the mold around the back of the home and going into the attic which has nothing to do with the hvac ducts . They said they would contact the landlord. Didn’t hear back for 30 days then text back( they never pick up or call back) and they finally sent an environmental inspector out to test for mold . The report says the ducts for hvac need to be cleaned (going on 2months ) and the mold in the closet needs the drywall removed and studs wire brushed . The environmental company says nothing of cleaning the mold with bleach water or vinegar it’s worse than that . As you can see in the report there is no mention of bleach water or vinegar it says to remove the drywall . Also it’s not my job to spray with anything it’s the property managements responsibility to do that. Have proof of these clowns making this up ( look at pics below) . Never said I was leaving they gave me a notice to vacate the property after the mold issue, how shady is that ? Also the contractors they send don’t speak English and break stuff . Broke our light bulb removing our exhaust fan and left . Bs company be careful. My garage is falling apart in our rental with main support beams broken and they are ignoring the situation. Check photos to show they are not telling the truth. Honestly I just think they don’t even know what’s going on. There is proof in the pictures.

I was just made aware of harassment and other activity this company has been complicit with from a property I was trespassed from on Sept 29,2024 by law enforcement which was caught on surveillance. If needed I'll get a statement from the officer I spoke with for further confirmation. I will be pursuing legal action individually since these illegal actions are being continued. I’ll definitely be getting to the bottom of this very soon.

I applied to a place and told them I had an ESA dog. They require you to fill out a Pet Profile but some of the information they ask for is not legal to ask of people with ESA animals. This is the information I found online about making it mandatory to sign a ROI to complete the profile.

Possible Violations:
• Unlawful discrimination under the FHA and FEHA, as requesting excessive documentation or requiring an ROl is not consistent with the accommodations for ESAs.
• Violation of privacy rights, specifically under HIPAA and California's Confidentiality of Medical Information Act, if they attempt to access personal health information unrelated to the ESA's behavior or need.
• Excessive requests for documentation that go beyond what is legally permitted under the Fair Housing Act.
What to Do:
• Refuse to sign the ROl: You are not required to sign a Release of Information that grants access to your personal medical records.
• Request clarification: Ask the landlord to explain why they need specific microchip or veterinary information and remind them that this is not typically required for ESAs.
• File a complaint: If the landlord insists on violating your rights, you can file a complaint with the U.S. Department of Housing and Urban Development (HUD) or the California Department of Fair Employment and Housing (DFEH).
In short, the landlord is likely violating federal and state housing laws by asking for unnecessary information like a Release of Information or microchip details for an ESA. It's best to assert your rights and seek legal advice if the situation escalates.

They denied my application because I told them I was not comfortable completing the profile and would offer them rabies vaccine proof as well as a copy of my ESA letter.
