Conwell Associates is NOT an HOA - they are crooks and criminals and getting away with so much for over a decade now.

If I could give them negative stars I would. Their fees are outrageous despite claiming not having the funds to finish or start pseudo projects, preventing the sale of multiple condos in the Mukilteo complex. We had an offer set to close within 2 weeks, so we had to move into a bigger home after getting married and were getting excited to expand our family. With the cash from the sale, we had so many grand plans to start our lives together. We hired a realtor, got all the issues resolved in the condo (don't even get me started on how long it takes them to respond to a maintenance request - we're talking an average of 6-12 months before even responding, despite multiple emails and calls or the fact they had a leak from a top floor they never fully addressed and we had literal black mold and MUSHROOMS growing inside our home), stayed up for days and hours every night to clean and get it market ready while still working full time jobs. We had an offer within 10 days. Before we could close, Conwell Associates (run only by a mother and her daughter) surprises us with a deferred maintenance issue due to outdoor railings being out of code but they wouldn't be able to re-start the project until January because they claim to have" run out of funds". We can now only accept cash offers because no one will give a loan with this "deferred maintenance". We were told this back in September. Now we're being told they have just NOW started on the blueprints to start the project. So they either lied about starting the project in 2024, or they're lying about it now.

We are now stuck with a lease AND a mortgage that we've had to pay for 6 months and are behind on every bill despite working overtime to make ends meet. We can't start a family, can't afford to celebrate birthdays or on anything outside of bills, we had to cancel our honeymoon, and will most likely become bankrupt because we're now in massive amounts of debt.

We got married in June of 2024, hopeful for new beginnings and they have made it the most stressful 6 months. It's really testing us through what was supposed to be our honeymoon phase. CONWELL ASSOCIATES ARE CROOKS AND RUIN LIVES. We will definitely be suing, going to the media, contacting the DA and other legal professionals to support - whatever we can to stop them from getting away from this and negatively impacting so many people!

A zero! We own a non-warrantable home because of Conwell Associates! Therefore it is unsellable. The Reserve Study is 6 months expired. They are not meeting the new FNMA 2022 guidelines, causing insufficient funds. Last meeting notes were from November of 2022. Reminder/enforcement letters to home owners have become obsolete creating a dump of a neighborhood. Will not respond to phones calls or emails. Negligence, neglect and refusal to support Highland Bluff HOA is a direct reflection on them! Conwell Associates are extremely poorly managed and nothing but a disgrace! Do not hire them, fire them!

No online portal to submit payments. No monthly (only every 6 months) notice of late payments leading to 6+ months of late fees.

Somehow I’m still not getting notices of the HOA fees and am getting late fee penalties. I mailed in my payment Nov 30th (because they don’t have any other form of making payments) and my check was only processed today Dec 16th over 2 weeks later which means I owe them another $25 late fee. I had to start taking videos of me depositing my payment checks into the mail to prove when I submitted my payment, and I advise everyone else do the same.

If I could provide a negative score I’d do it!
Same reviews as below to include:
- Does not property notify of meetings to include changes to Articles of Incorporation, Bylaws and Declarations of Covenants.
- Does not provide proper notifications of annual budget meetings.
- 74% of HOA fees go them and the management company while only 6.5% go to maintenance fees.
- Does not respond to inquiries written or by phone.
- Does not keep up with the required maintenance as per the county nor proper notification of needed maintenance for “common areas” designated by the county to homeowners.
- Have been told by other homeowners they are rude and/or also non responsive.
- When meetings are held they are not in the community where owners live (Tacoma). They have been in Bellevue and Kent, during the week at 6:00 p.m. which is not convenient for most owners.
- Not registered with the BBB and I see why! There is no real forum to complain about these money suckers!
Conwell Associates are a horrible Managemnent company and these are just some of the complaints!

If zero stars were possible that would be my rating. They fail to follow-up with request in a timely manner and treat urgent situations with a nonchalant approach. The community has deteriorated drastically since their takeover as a management group. Avoid contracting with them at all cost. They collect fees/dues but do zero work to show for it. I have lost count of the number of ignored maintenance request submitted to their team. The definition of lazy and useless. Reading the other reviews shows I am not alone.

Absolutely useless as HOA manager
for Mathews Park Community in Bothell.
But, They (Conwell Associates-mother+daughter company)
do not care about any reviews,
They still get thousand of $$ from homeowners
in form of HOA fees.

This management company is a complete joke. They coordinated a repair from water damage caused by an unit above us and they left us without a kitchen for almost half a year. Even now there is a hole right before our front door that is still there and its been almost a year since the work started. Their project management is horrific and it takes an average of 2.5 month per email despite our follow-ups. When we do get an email it is useless. Above all it is 2021, why in the world would they not have a portal for payments?

This is a property management company that supports the boards they work with - and only facilitate - not enforce.
