We love the rental we found but working with the PM has been difficult. It was good during the application process but not after we signed the lease & moved in from day one. We are very good renters and deserve better treatment.

This property management company is undoubtedly the worst in San Diego and the worst I have ever encountered. According to my observation, almost every tenant experiences disputes or lawsuits upon leaving. They go to great lengths to withhold your security deposit, hiring the most expensive cleaning companies and imposing unjustified fees. Avoid doing business with this management company at all costs; they are only interested in money. Ross is an extremely arrogant and indifferent individual who does not listen to tenants' needs. For instance, the yard is rarely maintained, and even a broken mailbox goes unrepaired. Almost all repairs are likely to be pushed onto the tenants, which is quite alarming. Moreover, when moving in, we were required to pay for home insurance. However, when the insurance company needed to contact the property manager, he left us to deal with it ourselves. I have never encountered such a selfish and irresponsible property manager. He is solely focused on tenants' money. When you leave, ensure everything is documented with photos and evidence; otherwise, they will make you pay for things you shouldn't. It's truly terrible, absolutely the worst. Their contracts are full of traps, requiring you to agree to show the property to potential clients while you're still living there, showing no respect for tenants' privacy. Almost every tenant ends up in legal disputes with them upon leaving. Do not, under any circumstances, live in any property they manage, no matter how cheap it may seem. You are likely to go through legal proceedings to get your security deposit back. Additionally, their property quality is poor, not worth the price, and lacks basic amenities like laundry and necessary air conditioning facilities. They appear friendly during property tours, but once you move in, everything turns out to be disastrous. They are the worst people and the most disgusting property management manager I have ever encountered. To save yourself trouble, I strongly advise against living here. See how many people give them the worst reviews, but those reviews are far less than the actual number because some people do not use Yelp. And you will know what I am saying is the truth if you still want to move in.

Highly recommend Derrod Properties, they provide fantastic property management and truly care about the owners of their properties as well as their tenants. The management team and staff are exceptional and extremely good at what they do. It's been a pleasure working as an approved vendor with them. Ross was very kind and understanding when we encountered a challenge. He was receptive to solutions and willing to work with us for a win-win! Thanks Ross, you Rock!

I ask Ross Derrot /Stacey for cancellation but asking me for money to force me to keep the contract next step I will call atternoey for termination assistance if they continue their bad service and RUDE INSULTING attitude .. it is NOT WORTH it .. GO TO GOOD LARGE COMPANY with good service ..... I made a big misstake.quick sign NOT check them first,,,,,,, I never known this kind of horrible small family business can rubbing people without government notice. DERROT FORCE me to continue with them I said many times I AM NOT HAPPY with service attitute but FORCE me to stay with EMPTY promisess..... ROSSDERROT/Stacey are loosers may takes time but Drrot Scott /Stacey their company must be REMOVE forever... it is shame for all other properties managment because of them....
