I have been on property for 7 years I’ve seen a lot of changes over the years. When I first moved in management was horrible I can’t even remember anything positive about it. The owners were slumlords, no question about it. However, since the new owners took over with new management I will say there have been a lot of changes for the better. The kids play ground and dog park are highly appreciated. The turnaround has been noticed and it gives this beautiful side of north OKC something to look at again. Let me say thank you to the current staff and managers for making our community great again. To my favorite ex employee Tonya we miss you… come be a member of our friendly loving and clean community…

I've about had it.... I've lived here for 3 years, been through so many onsite managers I don't even remember anymore. Lived with no A/C, HEAT or working Dishwasher the first 2+ years, lived several months with no hot water. Have now signed 3 lease renewals (only because we can't afford to move) with a Substantial rent increase with each one (the last 2 being the largest)...am now having to pay extra for a parking space I have been parking in for the past 3 years...even though there are other residents using covered parking spaces clearly without paying for it, as they don't have a "special permit thingy" displayed. Have been waiting 2 weeks now (completely forgotten about again) for light bulbs we asked replacements for (which have been burnt-out the entire time we have lived here)
One of my biggest issues with this complex is they pretty much NEVER give proper 24hr entry notice (and they "require" entry for various reasons AT LEAST once a month) Just today they left a note on our door saying "Tomorrow we will be doing a Termite inspection." (There's no termites... Their note even said "no evidence of") I didn't receive this note until 4pm (a lot of others won't get the notice until they return home from work in the evening).... Yet they will come knocking around 9am as usual. If they truly cared for and appreciated their residents as much as they boast that they do...they could VERY EASILY provide at least 48hrs notice in pretty much all cases. I'm a breastfeeding mom over here, with an infant, and an autistic 6 year old surviving on about 2-3 hours of sleep a day. -With my only chance for any kind of real sleep being in the morning when my husband gets home from working his graveyard shift. They truly don't have any consideration, or regard for us residents, beyond collecting our money. In 3 years of living here, not 1 single so called "Improvement" around here has benefited my residency. They have all only benefitted management and ownership, while we have been disregarded over and over again, even though we have never once paid our rent late... I'd be willing to bet that most of the newer 5 Star reviews here would be changed drastically if people were willing to tell the truth...... Oh yeah, another thing, our unit frequently fills with a marijuana smell (it comes through the vents).

If my experience here ever consistently changes to something more (positive) like what is trying to be portrayed by management... I'll happily update/change my review. But, until that happens (which I don't expect) I will not write a review that isn't genuine, even in risk of possible retaliation (which sadly, I do worry could happen instead of anything positive) simply for providing an honest review.

I do want to add one last thing, because several of the 5 Star reviews mention "Tanya"- I will say (the only time period we actually DID feel treated respectfully and appreciated as tenants, was when Tanya and her assistant were here. Those two ladies were pretty great, genuinely showed they cared, and were the only ones of MANY managers after over 20 months who finally got our A/C & HEAT working, and dishwasher replaced. It still took several months to do...but they got it done. Unfortunately they are both no longer here. Whoever the new manger is (I have not yet met in person) however, she has been rude to my husband over the phone, and in person on multiple occasions for no reason at all. Maybe she just has a gruff personality...but Not Cool!- My husband is a very passive person, doesn't do well standing up for himself, and has an extreme avoidance towards confrontation...For these reasons, I know for certain she had No reason to be rude to him.... Not just once, randomly, but multiple times. Very much not cool ::Sigh::

Do not move here.
I have been here for 2 years. I have paid on time and over the amount this whole time. I intended to set up a credit so when I leave it will be smooth and graceful. I went in today to ask how much of my last 2 months I have left to pay, accounting for my credit. First the lady completely refuses to answer, then she completely bulldozed over my question and said "your moving next month? You need to put in your 30 day notice today". To which I said 'I'll make sure i turn it in 30 days before I move, but I'm not moving on the first" and she said "fine don't listen to me, see what happens". Then completely stone walls me until I leave. Then I come back a little later to file a complaint and she completely lies saying she never said that. Horrible people.

The cheap prices are not worth it. Very trashy complex. They have had a massive water leak for months. They constantly have trash everywhere.

When I moved here last year, management wasn't at it's best. Since Karen's joined the team, I've seen a lot of improvements made. It's still relatively quiet and they've now started updating some interior designs of the place. There's new duplexes nearby, so I'm not sure how long it'll stay a quiet neighborhood.
Pricing is decent and it helps if you know what you are paying for, since these are older apartments. I'd rate it 4.5 if Google would let me, but I'd dock half a point because the pools weren't open this summer and the stairs aren't the best for move-in days.

Karen and the new team members are quite personable and I haven't had an issue with repairs.

I've been living here since Dec 2016 and it's horrible!!! Nails and glass everywhere. They have not fixed anything!!! I've have hand written, emailed, and gave verbal notices about everything that needs to be fixed and I always get it will be fixed on Monday. About a week into my lease, the hot water tank busted and water was everywhere. The garage ceilling fell in and guess what.. nothing has been done to repair the roof of the garage. It's been almost 8 months!!!! I have leaks, my stove halfway works, my garage is horrible, my floors upstair needs to be fixed, my window on the stairway needs to be fixed, master bathtub has a crack in it and I was promised that it would be fixed before i moved in and it wasn't. The floor next to the A/C gets wet. The refrigerator went out and we lost all our food and the district manager was suppose to give us a gift card and she never did. It constantly leaks in the garage and dining area. I have to put towels and my crockpot on the floor so the water doesn't go all over the floor.. There has been serveral times that ive cam home and the water was all over the floor and my daughter has slipped and almost fell. I called the emergency maintenance number and it was disconnected! Like really!!! I left messages to the office and even tried to contact management and nothing. I just tired of it I will be leaving soon because it has become unsafe for my and my family. I will be going over their head because this is ridiculous. No tenant should go ignored.. I always see and even took videos of maintenance working on empty units but y'all can't take care of the current tenants!!! There are more things like my front window being broken by a golf ball in May and it's almost August and they haven't attempted to fix anything. If another golf ball decides to hit my window, my house would be open to everyone to the neighborhood! Didn't even clean up the glass. Oh if it rains!!! Leaks in my master bathroom. Lord!!! There's so much stuff and if I didn't care about my credit I would have been gone long time ago, however, I will be leaving my soon... I'm just going to have my lawyer ready for a fight!! Do not... I repeat... Do not move to this place!!!!!!!!!!! The photos are of 8 months of things have have not been fixed and still looks like this today!!! I wish I knew how to upload videos because I have several.

2019: Wow where to begin..this place is worth nothing more than $400/mo. For six months, they refused to fix my door. It had a hole, no deadbolt, when I first went to sign the lease. They rigged one up for "the time being", saying it was already written up and would have a well fitted lock by the end of the week. Six months and two break ins, including them coming in as they pleased with no notice, I had to move out. This was just the major repair i needed. Both sinks leaked non stop, the cabinets were rotted out, the garbage disposal and dishwasher didn't work, and none of it repaired. For months they refused to fix these problems and twice I attempted to withhold rent until done. With a smirk and attitude, they said I could only withhold $100 for a temporary amount of time. After the second break in, in which i was present and physically assaulted in, I withheld rent one final time, filed a police report, contacted corporate, emailed BBB and didn't give in to their intimidation. I was legally able to break my lease at this point.
2024: Summit has changed their name to diamond ridge and are trying to collect on legally broken leases. Smh.

I've lived here for 5 months so far. It's quite and didn't take long to feel like home. The ladies in the office are wonderful and very helpful. They also have really cool floor plans, if your looking for an apartment definitely give them a call

I have been living here a month now, so far everything has been great. The process of touring, getting details, and signing the lease was very pleasant thanks to Tonya. She has been my point of contact through everything and has taken any comments, questions, or concerns with the upmost importance. The grounds are well maintained, and the area is set back enough to where there is no traffic or road noise. Seems to be a safe area thus far.
