In October of 2023 I was wrongly charged over $100 for vacant gas and electric. My apartment was never vacant and my utilities were never shut off. I reached out to the leasing off and explained to Michael what had happened and thought the issue would be solved. It was nothing BGE did because they did no incorrectly charge me, Morgan Properties did. After sending my bill as proof multiple times, it is now almost MARCH and I have yet to get my money back. They stopped corresponding with me three weeks ago. I sent another email in the last week and nothing. I've lived in other Morgan Property apartments before and this is by far one of the most neglected. The utilities themselves are over $100 and they will apparently just take an extra $100 and refuse to give it back. I used to recommend Morgan Properties but as time goes on I'm realizing it is poorly staffed and maintained.

Love Morgan Properties, this will be my 2nd time with them. Moved in a few days ago Michael was the agent who assisted me and he was stellar. I had some minor maintenance issues and Damare who works in maintenance came and took care of everything! Truly appreciate these guys! Will update if anything changes but still our first week.

I recently moved out of the apartments of Diamond Ridge Apartment. They were nice when I first moved into the apartment. I feel they’re the most uncaring property. I didn’t need a security deposit when I moved in.
I was concerned about my moving out, because no one ever acknowledge my notice to vacate. My apartment was immaculate when I moved out.
I received a notice telling me I had carpet damage.
I lived there for over three years friends would tell me how clean my carpet was.
My apartment flooded on December 24, 2022. The carpet was replaced.

I hate living here I definitely will not be renewing my lease! I have mice that come into my home and I've complained for months and nothing has been done. When I first moved in I noticed dead mice in my utility closet! It took so much complaining from me to get them removed. The wood under my kitchen sink and around the dish washer is all rotted away which is where the mice are coming in. I'm now going through the state and courts for help. Maintenance comes and leaves without doing anything they are so pathetic it's ridiculous. I don't even know why they have jobs. If you are reading this review I'm warning you don't move here. I really wish I didn't. Its been rough from the 1st moment I moved in and I've only been here for 5 months!

I've lived here for 1 year and I am not renewing my lease. My apartment is OK but the building I live in is trashy and disgusting. The neighbors leave trash in the hallway and on the steps. They allow their dogs to poop all over the sidewalk and grass in front of my building. I've complained to the rental office and nothing has been done. For $1600 you would think they would take better Care of the buildings.

New management are trash beware. They let contractors come in your apartment unsupervised when you are not home and steal your stuff . Unnecessary upgrades constantly. Paper thin walls. Beware. Was nice place under old management but got bought by Morgan Properties. RUN!!!!! Apartments smell like cigarettes and weed constantly.

I moved in to a newly renovated unit over 4 years ago, it over looks the golf course and love waking up to that view. I have been really lucky with minimal repair requests and historically they take longer than expected if it isn't of an urgent nature. We have a new management company and while the Manager seems to be trying, I have to shake my head over some things. Like the steps that are crumbling (and have been for a year now that I initially addressed with the old management); I think it's going to take someone getting hurt before it's resolved. Like the tenants that won't walk the extra 10 feet to put their trash in the empty dumpster, they just leave it on the ground. Lights and doors in the building are literally falling apart. When the other Management Company was leaving they let anyone with a pulse move in so they could show 100% occupancy - all that did was screw those of us that have lived there a while. One can only hope there are LOTS of evictions in the near future.
So - nice-ish neighborhood (right down the street from Social Security HQ and the FBI), Manager that's trying, Management company that has big plans but some of us want the little stuff done first, nice pools, crappy fitness center at Granite Run (Diamond Ridge uses their amenities) - no TV, no WiFi, slovenly neighbors that need to go (sooner rather than later)
