We recently worked with Clay Forgan and Dusty Trails for the purchase of a home in St. Albans. Although this was during a difficult time for home buyers, Clay was patient, communicative, and advocated for our needs and dreams. He was very responsive to all messages (even all hours) and walked us through the several month process. He made himself available to any questions, appointments for home inspections, appraisals, etc., and made us feel we were a priority. After the closing he even offered to come and lend a hand to help with projects on the home. Wow!

10 out of 10 would highly recommend Dusty Trail Realty! My husband and I went through Dusty Trail when we bought our first house in 2017 and had Ann, she was amazing. Was super knowledgable, walked us through each step, was available at all times and easy to get a hold of and was quick responding to text messages and emails. We had such a good experience the first time we went back to them when we recently decided to sell our home and buy a bigger one and we worked with Stacey their newest realtor this time around and she was incredible! She was available to us 24/7, she helped us through each step of the selling and buying process, she also had tons of knowledge and was able to answer all of our questions in detail, and she helped us find our forever home. I can't thank dusty trail enough for the time and effort they put into helping us buy both homes and their positive attitudes and making us feel like we were heard and making sure we got everything we wanted in our homes. We paid above market rate for what Bridget had indicated was above average service. With our hands full, we had hoped to find a realtor who could responsibly handle the sale of our home.

It was a disappointing experience with Bridget and Anne, her broker, at Dusty Trail. She failed to fulfill her fiduciary duty, which she repeatedly confirmed was her responsibility.

- She aggressively and repeatedly pushed back on the pricing on our home, in documents related to the sale, throughout the negotiation and selling process. The sale of the house was to be put towards a sick family member's medical crisis, and Bridget was made aware of this. The house was listed severely below market value, as evidenced by getting more offers in one week than she had seen in her entire career, well above asking price. This was before the housing boom. This low asking price adversely affected the appraisal of the house, where she spent "hours" with the appraiser and buyers agent, advocating against our best interests. We had to explicitly request that she do not do this.

- She referred us to a real estate attorney in St. Albans who had us sign a power of attorney for the closing, and then the lawyer's office stopped responding. The Friday before closing, the attorney withdrew his involvement, and we had to find another lawyer to complete the closing. Bridget's response to the issues with the lawyer she recommended? That she had had issues with him on and off for "about a year", and that it was "maybe time to take him off the list". Not only did she not take any responsibility, or initiative to resolve the issue, she and her broker, Anne made no effort to make right their error in referral. While working 12 hour days, we scrambled to find another lawyer with 4 days notice and no added value from Bridget or Dusty Trail. Not the excellent service we had been promised.

- She did not make changes to the contract we requested verbally, in person, and through writing, regarding high value items that were to be sold with the house. These items were not added to the contract and receipt for the buyers was never confirmed.

I recommend Champagne Realty, and Real Estate Attorneys in Burlington.

My wife and I bought both of our homes through Dusty Trail Realty. We had a great experience there. They were very helpful and made sure to listen and help us get everything we wanted in a house. We worked with Ann when we purchased our first house and Stacey when we sold our first house and purchased our forever home. Both realtors were great, good attitudes, they made buying a house fun and stress free. My wife and I cant thank them enough for all they did for us, there is no one else I would recommend to anyone but them.

Edit: Multiple high-dollar items that were be transferred to the buyers as part of the sale went missing shortly before closing. Bridget was the only one in or out of the fully secured residence. I will be contacting the Board of Realtors to share this information.

Pros: Bridget was helpful in meeting the contractors for the required work and she offered to meet in person to help with the moving day.

Cons: Bridget recommended an attorney who was not able to fulfill his fiduciary responsibility and let us know 2 days before closing. When I discussed this issue with Bridget, she did not take any responsibility for resolving the issue and complained that it wasn’t her fault, despite acknowledging that this attorney had given her previous clients issues as well. When I contacted Ann, the broker at Dusty Trail, she reaffirmed Bridget’s stance and stopped returning emails. Thankfully, on our own, we were able to find an attorney to take on the closing last minute at increased cost.

Bridget's behavior resulted in the house appraising $12k lower than the offer. Further, she continuously advocated for lowering the price at listing and throughout the process, and repeatedly resisted the reappraisal process. This was on a property that had more offers than she had ever seen in 30 years, all above the appraisal value.

If I could do it again, I would go with Champagne Real Estate.

Anne and Bridgette were so kind, professional and responsive throughout the stressful process of purchasing our first home! My husband and I were out of state amidst the pandemic and had to go back and forth between USA and Canada for immigration reasons and they were so responsive and made the process so much easier than we had ever expected in this market. They gave us great advice and were really our eyes and ears in Vermont when we couldn’t be there, even going to visit a house for us and filming it so that we could visit virtually. We would recommend them to anyone!! Thank you Dusty Trails Realty!!!
