I lived in one of their apartment buildings for over a year. The building manager treated me like a child, like I had never lived on my own or rented a place before. They gaslit me about issues I was having (garbage disposal problems, washing unit left stains on my clothes, etc.) I truly could see myself living there for a while, but the last straw was the BED BUGS! My lease stated that once a year they would do cleanliness inspections of the units. They never did. My wall sharing neighbor apparently became a hoarder, who then GAVE ME BED BUGS! I sent pictures to my building manager expressing my concerns once the bugs started entering my unit and he told me straight up “those are not bed bugs”. After a whole month of living in hell they finally dealt with it. IN MY OPINION this company is incredibly rude, uncooperative, and only care about money.
As of 6/19 they sent a letter to my new residence threatening a defamation lawsuit over this review.

Excellent management. I have rented from several of the large management companies over the years like Wimmer, Thomson, etc. Would go with Dwyer any day over the others. Highly recommend.

Love Tamarack apartments in Lake Mills. It’s a great property that is well maintained. The managers here are very hands on. It’s a great community. Both my partner and I haven’t had any major issues and maintenance is always prompt.

This is the Smirnoff of apartments. If you have limited options for apartment shopping this is not a bad place to live. I really loved the layout of my two-bedroom in Lake Mills. We had great neighbors and the location was perfect for my situation, working in Madison and Milwaukee. The apartment had vaulted ceilings, large kitchen, and in-unit washer and dryer. The facilities manager was more of a burden than she was helpful. She often posted eviction notices (which I'm not sure is legal) for not parking where she would have preferred, or for parking in the right spot for too long...lol. Not a threatening gesture, but certainly far from professional. She frequently said "yes" to things (like pet size or various policies) only to change her mind and deny having ever agreed to anything and then citing policy, which could be frustrating at times. It sucks when you can't trust the manager. Dwyer (who owns the place) is exactly what one might expect of a property management business... they want your money, it's a business. They are hands off in most matters, you will probably never correspond with them until check-out, when there is an inevitable issue and you may have to eat the cost of whatever they say you must.
As with any apartment, you would do well to read through your contract and do your research on tenants rights... normal stuff, nothing too in-depth. This is a typical apartment rental, if you let them charge you, they absolutely will! At least don't let them get you on things they are not allowed to charge for. I lived in my apartment for three years, had great relationships with my neighbors, I still miss living in Lake Mills. I would not choose the burden of exploitative management again though.

We have been renting from Dwyer Property Management for 2 years now. We love that there is a separate entrance & a window in every room. It is more like a home with patio doors facing the woods. Looking at rental properties in the area we feel we have an apartment more like a home than anything out there. The management wants us to make it like our own.

The worst rental experience i have ever had. The unprofessional, inexperienced property manager took over a week to get the lease ready for signing, saying that he was out of the forms. They promised me new countertops upon moving in, they were installed 3 months later by the worst contractor i have ever seen. He left the job so poorly mishandled (he also stole beer out of my fridge) that he was fired and eventually the manager actually had to have it entirely redone, again. In April 2016, they began painting the hallways in the building. 2 painters came in and painted from the ceiling down to about 4 feet from the floor. They never finished. At the time i moved out in January 2017, it was still half-painted. At one point during my tenancy, the property manager, a young man in his 20s with whom i was certainly not friends, sent me a text message at 11:30pm asking me if he could borrow $20. When i told him i had no cash on hand he tried to pressure me into going to the ATM to withdraw some. I later informed the owner, but no action was taken beyond his telling me not to loan anyone money. Finally, at the end of my lease term, i contacted the property manager to give him notice of my intent to vacate. At this time i discovered that they required a 60 day notice period. This, i admit, was included in my lease and it was my fault for overlooking. However, the manager explained to me that if they could find a new renter for the unit before the end of the month, there would be no issue. If they could not, then they would keep my security deposit. I personally referred 2 interested renters, and they had nearly 4 weeks to re-rent the unit. There was no evidence that they made any effort whatsoever to do so. They didnt even put a sign out front of the building. STAY AWAY FROM THEM! They neglect and mistreat tenants, ignore issues, and they WILL take advantage of you, as they did me.

The property we stayed at was lovely. The management of the property ruined the experience of our stay. We were screwed over just enough to get robbed, but not enough to take them to court.

Don't live here. It's not worth it. ANYTHING they say - get IN WRITING!!! Never take their word for it.

We left our apartment immaculate, way cleaner than when we moved in, and they still nickle and dimed us. Take pictures of everything if you move in here. Meticulously record any prior damage....

Or just don't live here.

We've had a very good two years with this property. Manager Randy got us into our apartment very quickly, as we were "homeless" after selling our house, and he is always asking if anything can be done for us in the apartment. He also took care of an upstairs problem we had. We would highly recommend these to any and all.
