I've lived here for almost 2yrs.

PROS: Very easy to pay rent and communicate with office staff
-Very very nice neighborhood and far away from the college riffraff.
-Amenities like the pool, gym, clubhouse, and Amazon lockers are top notch.
-Having a patrolling security and having gates close at night is nice.

- The garage is nice, with plenty of room. (But costs extra each month)

CONS: THE PARKING OMFG THE PARKING, if you have guests over good luck, if you have small children good luck. You might get lucky one day and get to park in front of your building, but a lot of the time you'll have to park in what my wife and I like to call "Narnia". ALLLLL the way on the opposite side of the property. And if you try to park vertical to the sidewalk to allow for more people to park, they will slap a "you will be towed" orange sticker on your windshield which is a pain in the ass to scrape off 🤬🤬.

-And even if you move here to get away from the college riffraff, you'll still be pleased to know that some stuck up 20 something year old chick from Florida will be bumping her music all night long on the other side of your bedroom because she doesn't work, or care about how early you have to wake up, or if it keeps your kids up. The office will tell you to call armed guard (security) but they never do anything. And there seems to be no repercussions for being a nuisance afterhours.

-People are pigs and just toss their trash over the wall into the dumpster, except the part where it never makes it into the actual dumpster, people being lazy and putting their old mattresses and furniture in the dumpster area instead of taking it to the dump.

-Not really a con, but I wish the rent grace period was the 5th instead of the 4th. I don't get paid till the 5th, and like most middle class Americans, living paycheck to paycheck means that extra day would be really nice....because an extra $75 late fee on top of rent is $75 we can't use for gas and groceries.

Overall a nice place to live, but some things need to change about the parking and obnoxious neighbors that you have complained about MULTIPLE times.

I’ve lived in both phases of this complex. Phase 2 is certainly better than phase 1 in my opinion (Phase 2 apartment was a 1 bed 1 bath)

The majority of this review is of phase 1 (2 bed 2 bath.)

Issues:

-Apartment was FILTHY upon moving in. Not very professional, I’ll attach pictures. Management team sent out cleaning staff a couple days later, kind of too little too late, I went into a deep clean wondering what else was not cleaned before my arrival as promised.

-Parking is non existent. Assigned spot is no where near apartment. Guest parking is nonexistent. You’re better off parking across the street in the liquor store parking lot.

-AC is very inefficient. The fan is EXTREMELY loud in the living room and it can be very difficult to even have a conversation with it on. While the cool air in the kitchen does feel good the vents in both bedrooms are well below par on blowing cool air. We have 2 fans going to try and get cool air into the bedrooms. This is what the HVAC technician told us to do… So basically the other rooms just won’t get cool air from the AC. So now we are forced to run the AC much longer and colder in attempt to cool the bedroom's to a reasonable temperature. My PGE bill is ridiculous due to this.

-Maintenance isn’t going to do much for you here unless you stay on top of them with reminders. We had many issues in the apartment before moving in that was promised to be fixed. When we moved in it wasn’t fixed. I sent an email with a maintenance request and they got to some of it. There were many things they said they did but didn’t, so I just fix things myself around here.

Internet is pretty poorly designed into the apartments. They are ready to go with both AT&T and XFINITY internet for convenience.
In my unit, 2 bedroom, the modem is inside the master bedroom bathroom closet. Shaking my head…. The second bedroom is my office which is on the complete other side of the unit and I cannot get a connection to the WiFi on my computer. Xfinity has been a pain to work with to resolve this issue, but that’s neither here nor there, the real issue I believe is the layout of the apartment and placement of the modem. And no, there are zero internet connection ports built into the apartment. There are telephone cables however!!! Very useless.

-Gym and pool are pretty nice! Hot tub has been out of service for months now. No idea when that will get fixed. The fire pit on the patio has also been broke since moving in. No plans on that getting fixed anytime soon from what I’ve heard.

-This might seem petty, however it is very noticeable to me and others in this complex that the water tastes AWFUL. On phase 2 the water tastes normal, however on phase 1 it almost tastes like chlorine or bleach…. The ice tastes the same way. We have gotten a Brita filter to combat this and are considering an ice machine now…

-As pointed out in other reviews the mail delivery can be a pain, but I honestly don’t believe it’s too bad once you set instructions through the delivery provider.

-Layouts are ok not great. They lack cabinet space and closet space which is very typical in any apartment in my experience.

-Staff are friendly and helpful. However I don’t feel they sympathize with the issues we are dealing with here. In a luxury apartment I would certainly expect staff to go above and beyond to make their residents satisfied no matter the issue, that is has not been my experience here unfortunately. I understand some things may be out of their control, but it’s the thought and effort that is lacking here.

-Location is great! This is a great side of town, very conveniently located and quiet.

To summarize I don’t believe these should be considered LUXURY apartments. I honestly wouldn’t recommend anyone to live in phase 1 of this development. Phase 2 was actually pretty nice and didn’t have nearly the amount of headaches as phase 1. My apartment in phase 2 was a one bedroom unit, I have no experience with the 2 bedroom units in phase 2.

My wife and I absolutely loved living here, we made full use of the amenities which when combined with the spacious & modern interior really made it Eaton Ranch a fantastic value proposition!
All of the office staff were an delight to work with from start to finish. Any time i had a question or concern it was addressed quickly and professionally with (imo) just the right amount of friendly too! Thank you Eaton Ranch & staff! 10\10 Would rent again! We only moved to buy a house 🙂

Wonderful apartments but underwent an unfortunate series of issues with overcharging. Deposit amount communicated to us and the one listed on our lease were not equal, thankfully I noticed before we signed the documents. Rental check was provided well before due date and check was dated as such, yet they attempted to charge me late fees. Rental payment also charged after we moved out! I had to fight to reconcile all of these management mistakes. Poor business practices.

Eaton Ranch is a great place to live. The Leasing Office personnel are very friendly, professional and attentive to whatever you need. Maintenance has responded immediately for the minor issues I have had. Everyone is very kind and understanding. The apartments are very roomy, appliances are well maintained and I really appreciate having my own washer/dryer. The area is convenient for shopping, dining and freeway access. I have no issues with parking or obtaining mail and packages. All residents are friendly and respectful. Although I don't have any pets, this is a pet friendly location. Very clean and well maintained.

Eaton Ranch was hands down THE BEST apartment complex I have ever rented from! The apartments are gorgeous, the staff is amazing, maintenance super fast (!), and the grounds and amenities are beautiful! If I could give it more than 5 stars I would! Thank you for a great experience!

My friends and I moved here recently to begin our journey through college! The outstanding support we obtained left us feeling nothing but love. The office is always available and willing to help, and considering this was our first experience with leasing, they did wonderfully. Their support helped guide us into leasing our first apartment together and helped us create our home away from home. Our appreciate is unmatched.

Eaton Ranch Apartments are awesome. All the amenities are brand new. The feel of the apartment is very comfortable. Everything just makes sense the way it is planned. If you are staying in Chico, this is the place to be.
