My experience with Eaves Avalon Pacifica has been nothing short of wonderful. The team at the Leasing Office (led by the Community Manager Silvia) has been tremendously prompt and helpful handling my every request. The maintenance team does an excellent job. The location of the property is centered with such convenient access to all that the peninsula has to offer. I am so happy to have made this my home!

Recently moved into the apartments here. Silvia made sure our moving experience was smooth. She was very friendly knowledgeable and responsive all of our questions and welcomed all of our doubts. The maintenance staff was responsive as well during our move-in.

The community has a technology package, which includes home Internet and other bundles included in your lease for $65 a month. It can be either a pro or a con based on your provider preference

The Neighbourhood seems safe the skyline Boulevard going next to the community doesn’t bother much if you’re wondering.

Avalon definitely holds up its quality. Oh, and beaches are literally five minutes driving.

I've lived here since 2017. At first, the office was accessible and one could walk in at anytime they were open. Even our cat went for walks and we took her in for treats. Now they couldn't make the office more unaccessible. Nobody answers the phone. If you go to the office they have a sign that says call and make an appointment. I also have someone in the next garage who has 4 motorcycles and junk piled up for years. I've complained about it many times. Nothing changes. It's gross and unsafe. I never use the pool anymore. It's freezing and full of leaves. I don't use the laundry rooms anymore because people leave their clean laundry in dryers forever and in the washers. Also people use the laundry rooms to watch TV or listen to music loudly and hang out. Behind my apartment reeks of pot even though we are a smoke free building. I've seen teenagers smoking pot in the building on the steps and they look at me like they have no care in the world. Some people clearly keep their dogs on their decks to bark all day or to scare you half to death as you round a corner. Same with people walking their dogs. You round the corner and yikes barking in your face. I'm afraid of loud sudden sounds so this is frightening to me. The bright spot is the location of our apartment and our neighbors. We have great neighbors and is very comfortable to come home and not hear your neighbors through the walls. All our surrounding neighbors are great.

Beware of Deposit Issues, Hidden Fees, and Poor Management

My experience with this apartment complex was extremely disappointing. They will not return your deposit, and their move-out cleaning policies are deceptive. Upon moving out, they suggested I enroll in their "Clean Sweep Program" for $205 to handle the cleaning. What they failed to mention is that this service does NOT include carpet cleaning. Later, I was charged an additional $400 for carpet cleaning, bringing the total to a staggering $605 just for cleaning.

To make matters worse, some of the "damages" they charged us for were already present before we moved in. Despite pointing this out, they still held us responsible.

On top of that, they lost my UPS package (value $150), even though my name, contact information, and address were clearly on the package. When I approached the leasing office for help, they were unhelpful and showed no willingness to resolve the issue.

This feels like a complete money grab paired with poor management and lack of accountability. I would not recommend this complex to anyone. If you choose to live here, document everything upon move-in, avoid relying on their services, and be ready to face unhelpful management.

I don't live at eaves Pacifica, however I wanted to write and say how much I adore Desiree Centinaje! She's the kindest, friendliest, and most professional person I've ever met at Avalon! Ever since I moved to San Bruno Avalon, she was so welcoming and any time I've had an issue, she was quick and proactive to solve it. She's also very kind to my cat, which is a great bonus. I'm going to miss her working here at San Bruno, but I will say Pacifica is lucky to have someone like her to join their team! Her smile and wonderful customer service will definitely make residents there happy and comforted.
