My wife and I purchased a home from Elk River in Warrenton, Virginia in 2021. We were excited to go with a local builder and, unfortunately, fell for all the promises they made before we signed the contract. Upon moving in, the house was clearly rushed. Carpets were stained with mud, floorboards were already splitting, and most of the doors didn't latch. Within six months we had flooding issues due to an incomplete pipe connection. We had two instances of flooding before they were able to do it correctly. Overall, the quality of products were poor, as was the work to install everything. It seems every month we are working to fix something Elk River failed to do correctly the first time.

The most concerning issue is the yard. There is a storm drain on our property since we're at the bottom of a hill. Ideally, the water would flow into the drain. Instead, it pools in my yard since the drain sits too high above the earth. We made them aware a week after moving in (Feb. 2021). Elk River made a bunch of promises that they would take care of it. They have sent crews out twice in two years, claiming to have fixed the issue, but have only made it worse with each round of construction. They never even bothered to come out and check the quality of work, opting to do the absolute bare minimum in hopes of the county approving it. After 2.5 years, my yard is still a flooded mess after heavy rain, and the county has yet to approve the work. Elk River began to ignore my emails and all orders from the county to fix it.

There isn't a single house on our street that isn't in some sort of battle with Elk River to make good on their promises. They clearly do not have the resources to keep up with the demand to fix the never-ending amount of issues they created.

Poor quality work, poor quality materials. If you're looking for a small home builder, avoid Elk River.
