Emerald Door managed a rental property of mine in Ballard for several years and did a fantastic job. I lived in a Ballard Emerald Heights apartment for 3 years and have absolutely nothing bad to say. Jacob, Kayleigh and Ryan make a great team; they are responsive, professional yet personable, and every interaction I had with them was always a pleasure. We got to know Jacob the most, as he was sporadically in and out of the apartment; simply put, he was the best landlord I’ve ever had!! Any time we had a maintenance request, it would get taken care of in a timely manner. I stand by Emerald Heights Property Management and will always refer my friends to them!

I had lived in one of their ballard apartments for 3 years. Jacob, our building manager, was top notch. He was always very communicative and professional when addressing any needs we had. I will forever recommend Emerald heights if you are looking for your next place to call home!

Terrible management, don’t maintain and repair the property properly, to the point that we had to move out due to a leak and mold issue, walkway is in such terrible shape I tripped and fell; still dealing with the injuries. The apartment is be put up for rent again and they never remediated the water damage and mold issue properly. They are defensive, unprofessional and uncaring. This is the second time I’ve put my review, they aren’t honest honest enough to leave it on here, guessing this one will get deleted as well, just like one of my maintenance requests. Do not move into any of their properties, they are cheap, they have no set of decent general standards.

We have such a great experience with Emerald Heights. I love the fact that we could just use the online portal to report any issues that we have in our unit. They are very responsive and quick on handling any incident that we report. Ryan, Jacob - everyone is very friendly and helpful.

They make renting from them super easy with their online rental portal; which houses all your information and lets you make maintenance requests and pay rent electronically. I have always gotten help when needed from the property managers and have had no issues.

They are the worst property management I've ever had in my life. They are unprofessional, defensive, get mad when you request maintenance and do not repair anything properly. Ryan the owner says he's been a GC for 15 years, that means nothing, anyone can get a contractor license. We had a major water leak, they did not bring a dehumidifier in for two days, that was 2/15/2021, Ryan the owner did not come by the apartment until 2/26/2021. he was adamant there was no mold and was going to do nothing. I told him I had filed a complaint with SDCI so he then said he would get a mold test, which came back positive and said the premises must be vacated. by that time we had decided to be released from our lease and move since it was causing health issues and they never offered to move us temporarily to repair the water damage. There were other issues as well, everything with them is treated so unprofessional, there are never any solutions, they don't like to be bothered so if you move there don't put in any maintenance requests, they'll tell you nothing is wrong and won't fix it until you mention the Fair Housing Act...they have very poor attitudes. Never once did we get an apology for the stress we had to endure, especially due to the water leak and mold issue - treated it like a normal tenant move out - which is was not. do yourself a favor - KEEP LOOKING!
