I should preface this with two things. First, I know I posted this on Yelp. I'm just doing this here before my SAIL reviews show I have more reach on here. That and I can usually believe positive reviews since I wasn't there.

That just feels wrong here after moving there in 2017 due to it being affordable. It sucked being unable to own a cat or dog since we were the only ones with that restriction. At least it wasn't a problem for almost a decade.

Unfortunately, it wouldn't last long when we started to get the biggest palmetto bugs/roaches, pest control only came once or two.

We also found that our appliances would break down a lot, and the A/C and the water heater was the only thing that fixed quickly. That was due to the townhouse being built in the 70's and a law saying those things had to be fixed quickly.

Despite all this, the real kicker came in 2021 when our rent shot up to $1,100. They really said somebody's going to pay out the wazoo yet you can only own certain pets.

For some reason, this didn't end up mattering to my younger sister who bought home a cat. Keep in mind the animal was technically supposed to be somewhere else.

And some point, she mentioned sending in a picture knowing it would void the contract. It was probably supposed to be a 'joke' yet it was scary to think we could out on the street and over the only person who had somewhere to stay.

Very unprofessional and dishonest employees and supervisors. They have not updated my personal information and claim to have the correct name spelling but still have not fixed it. They also will attempt to put any fault of their own on the tenant when information is incorrect although they were given updated information. Unprofessional at its finest! Not even considering they had no key to open my home when they transferred leases and I was forced to provide them with a key due to their negligence. Poor management and poor communication! Do professional training, it will help you all be more productive!

They are the lowest rated property management company for a reason and the reviews speak for themselves… was very transparent with them about my financial situation, requesting a payment plan to catch me up, despite that, they are evicting me, and naturally suing me for damages they don’t even know the property has yet because I have not yet left… and oh… Shannon Their property manager… Texting me saying “WHERES YOUR RENT” is severely unprofessional and quite disgusting. No wonder tenants have literally wanted to fight you. There’s a special place in hell for you.. pretending to be a decent human being while mocking your other tenants about how you sued and charged them for all types things as a scare tactic to a new tenant is also unprofessional… I don’t see how you’re even employed.

I have been renting from Empire Properties since 2023 and will be with them until 2025 at least. I may renew another year after that depending on my circumstances next year. I renew because I like them, not my place lol (my place is nice too but Empire gets the most credit for me staying) - So I must say my experience with them hasn’t been 100% spotless but with open communication and voicing my concerns, things got better. And even with the issues i DID have, Empire Properties is stilll the VERY BEST property management company in the city & I'm ready to argue with anyone about it. I will never rent from anyone else. I’d like to personally thank Tessa Wood for always being so kind and taking care of me since day negative one, pre-lease signing. She took a chance on me when noone else would. Oh, & James, the maintenance guy? 10/10.

We were scheduled to view a property today. Their associate showed up 15 minutes late had double booked the property and didn't acknowledge us when he finally arrived. Definitely glad they struck out before we wasted more time!

I will say, there are two employees here that have been kind and helpful while everyone else I have communicated with has been rude and/or unhelpful. The property manager, Shannon, was rude to my roommate and I time and time again and it was honestly disheartening. She didn’t treat us like that prior to us signing the lease but the day we got the keys, honestly, it was like a 180 degree flip. I could really go into details however I digress, I just highly suggest not renting from this company.

I DO NOT recommend renting from this company at all. They nickel and dime you to death. And their customer service is terrible. Their tenants are just numbers to them. Honestly, it wasn’t really my choice right off the bat to rent from them, but my landlord sold my property, and now Empire manages it. After my property was sold, my rent was increased by $200 a month, then when I got my lease renewal for the following year, they were going to increase my rent EVEN MORE, and to top it all off, they did not give me all of my deposit back from the previous landlord stating that there were damages to the property. These “damages” were left over from the previous tenant because when I moved in, the previous landlord did not have enough time to have the apartment properly prepared for me to move in due to my having to move in under duress to escape an abusive situation. I explained this to them, and asked to set up a time to do a walkthrough prior to turning my keys in, but I was dismissed. I also noticed in other reviews that they REFUSED to do walkthroughs at the end of leases, much like they did with me. Like I said before, their tenants are just numbers to them. Save yourself the money and aggravation and rent from somewhere else.

Although I only rented the property with them for about a year, from the first day I walked into the establishment to the end of my lease, my experience with them has been nothing but perfect! Anytime I would call or email, I got a prompt and pleasant response. They were more than accommodating to all of my needs and concerns. They made me feel like family and took the time to get to know me. If something was serviced, I always received a follow-up call to make sure that the issue was resolved. The only reason I am no longer leasing with them is because I actually bought the property I was renting. Although I was no longer a customer with them, Michelle has continued to assist me in the transition from renter to owner. She has provided valuable historical feedback about my unit and I would recommend this company to friends and family. I am not one to write reviews but I believe that once services are rendered to the level and quality that they have supplied, a review is warranted.
