One investment with them and lost over 75%. The title was of investment "Cash-Flowing". They stopped paying distributions in less than 12 months as didn't take long after they took money for apartments to stop cash flowing in 2017 when most apartments did very well from 2016 to 2020. And took 8 years to return less than 25% of the principal back. Their business model is they earn fees when you invest, and if investment goes south, too bad for you. They have done a poor job vetting sponsors on numerous occasions given multiple projects have lost significant principal. (Read other reviews here and on other sites). Much better to invest directly with the proven sponsor as then you actually can get quarterly and on time feedback. EquityMultiple provided sparse and usually late updates and didn't always return calls or emails. I would avoid them. I would be careful as many failed or bankrupt crowdfunding websites (i.e. patchofland, peerstreet, etc.)

I have invested over 60k with 5 EM projects, and all have underperformed, lost principle, and have elongated terms to where I have to keep waiting for K1's each year on dead investments that likely I won't get to recoup anything on. Even after time and time again asking for updates, consistent useful communication is elusive. I will never work with this company again, and wish I could liquicate everything to stop the losses. EM has clear disregard of investor relations, and I cannot wait until I sever all relations with the company that clearly doesn't do due diligence with the risky projects they promote to investors.

Sure, there were a few challenges getting things set up due to having a trust. However, Abby was more than helpful in assisting me with that effort. I made my first of several investments starting in October '23. I believe they have many different opportunities to diversify your investments with them in order to reduce your risk. I appreciated that they provide a wealth of documentation and educational materials that can support your decision making process.

Their track record document speaks for itself. However, since my investments have not matured, it is too early for me to comment on my performance. I look forward to investments out of the volatile stock market.

Their monthly video conferences are both educational and informative. I especially enjoyed reading through their 2024 Outlook. This was very helpful for those new to the commercial real estate (CRE) market.

EquityMultiple is a professional, reliable, and safe platform to make investments in CRE. I have been an investor for close to 3 years and have been very impressed by the quality of their deal flow, the attention to detail, and the ease of use of the product. Areas for improvement including ongoing reporting/updates and timely availability of tax documents, but I do understand that some of this is out of their control and they are in the hands of the sponsors. Overall I've had an excellent experience. There is a smart, dedicated, and highly professional team running the platform and I highly recommend it.

We have invested almost 400K in Equity multiple in last 2-3 yrs
All investments are doing worst. We have lost  100% money in few investments.
All 5 star reviews are fake and given by their employees.
The customer service given by Daniel is worst. He never returns your calls or emails even after 2-3 weeks. I am surprised that Charles hired such a non customer oriented lead.
I am shocked that CEO, Charles Clinton is ignoring how his customer service lead is treating equity mulitple investors. Please stay away from this company. They never get back to you.
We are trying to contact CEO for almost 3 months but no response.
Their previous team that is no more with the company were 100% better than Daniel.
Abby is great junior customer service rep. She gets back to you asap. She is only helpful person left from prev crews

My family and I invested in two projects at EM, one of which has a NEGATIVE return of 85% after almost two years (the original withholding period was 10 months) and the other of which has NOT yet returned any capital back on time. EM refused to take any liability. The developers/property management companies they promoted on their website did not have a track record and EM failed to do property due diligence. They only work with them to profit from investors by charging yearly commission regardless of how the investments do. Given the bonds I invested have such high risk/low liquidity, I would not trust any other products on their website and don’t recommend anyone investing with EM.

I've made over a dozen investments with Equity Multiple through my SDIRA over the past five years. The majority are performing as expected. Only three are behind on payments at this point. None have defaulted. EM has been continuously helpful with coordinating Subscriptions and IRA document exchanges, easing that burden. EM have also reported progress on each investment regularly. At this point EM is my go to crowdfunding site.
