The apartment complex is brand new and just opened. The rooms are stylish and offer a great atmosphere.
Amenities:
Parking is available on the floor you live in.
Special is the rooftop pool and the gym that has an indoor and outdoor area.

Although the approval for my move-in came very late, there were no problems with the move-in.
The team Melanie, Michelle and Darius is always open to solve any problems directly and focus on solutions.
I had the most contact with Melanie in advance to make the move-in possible.
Thank you all very much for your great help.
I feel right at home and am happy to live in Esperanza.
Definitely recommendable.

A safe place to live for independent women. Clean quiet and massive room space in apt ,with a touch of luxury. The lady that sold the place continue to check on me and was concern about my comfortablility .Any thing I needed she made sure I was pleased. I love that there are many accommodations for tenants along with a awesome rooftop pool and work out center. I find my self loving their media room and study room which studying for a PhD for Psychology I find this place to be a quiet and a safe place for students, families ,and singles that live a metropolitan life style.

Please do not move in to this place. I have had a very bad experience with management at Espranza at Duarte Station. Despite paying rent on time, and verifying that with the staff on time, I was unfairly charged late fees twice. When I tried to resolve this, the resident manager was unresponsive to multiple emails, and I tried to talk to them but they don't care. I own several rental properties in other states, and I have never missed an email, texts, or calls from my tenants. However, here at Esperanza I have been unable to obtain any contact information for higher management. It seems that they are taking advantage of having no supervision. Communication and accountability are severely lacking. I wouldn’t recommend this property to anyone looking for reliable and fair management.

My fiancé and I have been living in Esperanza for almost 6 months now and it’s been a dream! The amenities are amazing with parking available on your floor, gorgeous rooftop pool with a view and a nice indoor/outdoor gym!

The staff has been so accommodating as well, answering all our questions and helping us with whatever we need! You can tell the staff enjoys their work as well, and they strive to do what is expected. The maintenance teams are always very responsive, the common areas are always clean, security is patrolling etc.

Please don’t change a thing! I love living here!

Ive been at the Esperanza for about a year and half. I have enjoyed the new appliances and amenities. Any repair or maintenance request gets resolved pretty quickly. However the pool entrance door has been broken for awhile.

My only gripe is the lack of respect by the some of the tenants who often trash the pool during the weekends or leave their trash in the parking structure. I am grateful for the porters who take the time to clean. I also wish pool maintenance was more frequent for during the summer months. Lastly, parking needs to be enforced.

Overall this is a great place to live.

Here I am again... 3/5/2025

I am really disappointed with the attention from the apartment management.

I have been asking for more than 5 months to resolve the smell of marijuana and cigarette that enters my apartment. they are supposed to be a smoke free community and there are neighbors who smoke ALL DAY.

The response from different administrators, and I say different because in these last 5 months they have already fired about 3, I don't know if it is the company or the administrators, but one of them sent me to investigate who was responsible, as it is my job to find who is smoking. Another one told me that if I wanted to move out of the unit I could do it but that it was going to cost me money and income pre-approval if I wanted to move (like I am the one who is disrespecting the rules) and the last one told me that there is nothing that can be done, that California law does not allow meddling or removing a tenant if there is no proof. meanwhile I keep paying my rent and my rights, my peace and my health are being affected.

Back in November, I asked if they could help me repaint a wall that was a bit dirty from all the dust that got in my place after they built the new apartments next door. I also asked if they could clean the windows, which were full of construction debris.

They said they don't paint unless you leave the unit. If you want, you can go get the paint from Sherwin Williams and paint it yourself (it costs $160.00 because they don't sell it in smaller quantities). As for the windows, you have to wait until they finish the construction because they're not going to pay for cleaning just one window.

They charge a "Porter Fee" for building security and supposedly on-site attention. This fee isn't specified in the contract, by the way. The entrance gate hasn't been closed for over a month, and anyone can enter. If you leave or lose your keys, be ready to pay $75.00 just to open the door.

I see more efforts from the management putting citations on residents doors for having xmas lights on the balcony than any interest on fixing this situation.

Finally, talking about citations, please encourage or penalize tenants who park non EV cars on the EV stations. It’s already complicated to find available spots. I understand there’s multiple Ev cars, but the fact that you cannot use an EV station because there’s a non EV car parked there is really frustrating.

It's too bad to move to a new place and then start second-guessing yourself because of problems that can be fixed. We're pretty disappointed because we like the location and the city of Duarte, but Esperanza has really let us down as customers.

I have been here since December 2022 I was one of the first 10 tenants to move into the building.
There have been some issues but things get cleared up.
With any new property there are always going to be kinks in the beginning.
The maintenance crew specifically Darious is always extremely helpful very respectful and he shows a lot of compassion.
I gave it a four and not a five because my experience has been that sometimes the office staff is either not present or too busy although I did move from one apartment to the other and Gabriel was very helpful and gave me clarity on many things. The building is under new management now and I am, very hopeful I noticed that things that weren't being taken care of before I've gotten taken care of in the last week.
I love the rooftop pool. It's beautiful. Sometimes the pool does get a little dirty when there's parties in the Casita, but that's normal. I love the cabanas. It's like being in a resort.

Lived at Esperanza for 1 year. Here are the goods and the bads.

Pros: Amenities
-Beautiful rooftop pool and Casita.
-Great rooftop gym. (When it’s not overcrowded)
-Nice fire pits around the facility.
-Great maintenance staff

Cons:
1. MANAGEMENT
-Downright awful, especially Michelle
-Closeout Procedures are messy and unorganized. When things go wrong, it’s your fault.
-Will lie and throw you under the bus if they are in a bind.

Overall, I was happy living here but the deceptive management team left a real sour taste. For future tenants…. Beware.

EDIT- Readers, if you are still not convinced that the Esperanza management team is dreadful, Please take a look at their response below.

They are the epitome of Corporate America and will do everything they can to push blame onto you. Hence their unhelpful, passive aggressive response.

For those wanting to know, Esperanza wrongfully took $3,000 dollars from me right before my lease was expiring. They forgot I was moving out and took a full months rent from me anyway. Did they take blame and accept that they were in the wrong? ABSOLUTELY NOT. I emailed them countless times with many emails going unanswered. Ultimately, it took about 3 weeks to get my money back.

NOTE TO ESPERANZA (Because I know you read these)

Please stop bullying your tenants and please accept responsibility when you are in the wrong… it will go a long way. Gaslighting your tenants is not a great way to go about business.
