We had great on-boarding and leasing. However, it is a disappointing and unfair experience to move out. We stayed only 11 months at the Twin Creeks apartments, but the charges we received were way too high even after cleaning with professional services. We took a few days to settle the balance as it was unaffordable to us. But without realizing we had paid the complete amount on top of the deposit we had paid earlier, they offered a 20% discount. When we mentioned we had already paid, they did not refund the 20% offer. We feel it was a bad decision to lease via Essex and Twin creeks

I lived in this community for a short term lease and once I left I paid the penalty that I agreed to. But they continued to charge me 2 months after I terminated my contract. I have been trying to reach them for the past week and no one returns my calls or emails. This company is a fraud and needs to be investigated. At this point and if I don’t hear back I’ll be filling a consumer report complaint and also take legal action.

my experience has been marred by recurring issues with package theft. Despite the building’s modern amenities and appealing design, the lack of adequate security measures has become a serious concern. My packages have been stolen multiple times from the package room, and it seems I’m not the only resident facing this problem.

It’s disappointing that the management has not taken significant steps to address these thefts. We have requested Amazon lockers or luxer system quite a few times, and increasing patrols could greatly enhance the security of the package room and provide peace of mind for residents.

Until these issues are resolved, I cannot recommend MB360 to anyone looking for a secure living environment. It’s a shame that such a promising residence is let down by inadequate security, leaving residents feeling unsafe and frustrated.

DO NOT MOVE IN THE FOUNTAINS AT RIVER OAKS! The staff is very incompetent and do not respond when you have any opposition to their allegations, as if you’ll just go away. The accounting department is just as incompetent as the rest of the staff, and have the nerve to claim they have no contact phone number. They inaccurately report lies to the credit bureau then refuse to produce an itemized statement showing exactly where the first payment was allegedly missed. Even more laughable is I was informed early 2024 that in 2022, I allegedly didn’t pay rent for 3 months, strangely; no eviction notice was ever generated. Not to mention, I’ve been asking for my Conservice (exactly what it is, a con service) login for months now, still waiting. In addition to all the illegals that they have allowed to bring the property value down. Show me one tenant who wants to pay this ridiculous amount of rent and see a plethora of garbage every morning when leaving for work…I’ll wait. What a joke! Do not get caught up with these clowns! GO THE OPPOSITE WAY! SAVE YOURSELF!

Do not move into an Essex property!

My recent move to Mission Peaks, coinciding with my marriage, has unfortunately been marred by severe discrepancies in the condition of the leased unit and subsequent neglect by management. On May 9th, my wife and I were appalled by the state of the premises. The unit exhibited significant deficiencies, including but not limited to: a damaged entry closet door, a displaced dishwasher in the living area, kitchen vinyl scattered across the living room floor, marked walls, an overwhelming odor of curry, fixtures defaced by markers, and a grossly neglected patio. Immediate contact was made with management, assuring us of rectification by the following day. Regrettably, no repairs were undertaken, compounded by unresponsiveness from the after-hours maintenance service. Subsequent interactions with maintenance manager Jose proved disconcerting, as he appeared impaired during our conversation, citing a company gathering for the delay in resolving issues. This pattern persisted over ensuing weeks, with minimal response from management necessitating persistent follow-up efforts on our part.

During our honeymoon, we discovered unauthorized access to our apartment by an unidentified Essex employee, verified by the SmartRent App. This breach exposed our personal possessions, including wedding gifts and cash, heightening our concerns for security and privacy. Despite numerous attempts to engage Cody Zimmerman and subsequently Victoria Perez regarding this matter, our inquiries were consistently disregarded or deferred, further deepening our apprehensions.

Upon our return, a personal meeting with Victoria yielded assurances of prompt maintenance. The unit remained in a state of disrepair, including but not limited to broken outlets, and fixtures, including a heater in the guest bedroom that continuously ran and lead to an extremely high PG&E bill. Moreover, discovery of human hair strewn across the balcony area on June 30th elicited profound disgust, prompting our urgent request for lease termination, which was eventually granted.

Update: I contacted them via the form and they still increased my rent the maximum allowed by law, so I repeat: they're a disgusting company fueled by greed that will raise your rent by the maximum allowed by law every year, stay away from them.

1.6 star review means wake up. Hopefully out of business soon. Tenants that follow the rules are not backed. Tenants that do not follow the rules get away with whatever. Oh yea, they left my door OPEN & unlocked after a routine inspection that happened at 10am - I got home at 4pm.

(**Added 3 weeks later: For those reading, take the reply from the Essex team below as a sign - It got so bad, we have officially terminated our lease. Coincidence that the Essex team responds to this review the DAY AFTER we terminate our lease (explaining why I'm not in their system), even though this review has been up for 3 weeks?)

Essex Apartment Homes is awful. I moved into and have lived at The Fountains at River Oaks in San Jose California since 2019. Over the years this place has gone downhill. This place is already overpriced living here in the San Jose Bay Area. There is no one ever at the leasing office to speak with anymore. I have to sign and resign my annual lease which has 61 pages countless times per year because of their outdated IT system. To add to the nightmare I have to submit and resubmit a simple insurance verification that goes to their faulty IT page. That again hounded me for months on end to resubmit due to their outdated IT system. Living here is a nightmare. I have emails and documents pleading for an executive leader at the corporate office (not a leasing or community agent) to help me and its silence. Shame on you. I WILL be taking this further. And tell your team to stop harassing me with emails and calls. I have paid every single dime and have no balance even though you are trying to say I own 139 dollars. Shame on you. Don't do it, people. Don't rent by Essex Property Trust. They are awful. My 2024 lease has been signed by us both. Stop the harassment. Shame on you and fix your IT, record keeping, and customer service. You are awful.
