Tried to purchase an apartment. Was told they would be ready June 2022. They are still not been finished at it is now July 2024. I have lost my deposit as I couldn't keep getting a mortgage agreed as mortgage rates went up and house prices went down but not these. I had little to zero contact with them, no information unless I badgered them. Asked many times when they would be ready and kept being told maybe next month or the month after. Now they have more than £5000 of my money with nothing to show for it.

You have responded by telling me I was a cash buyer. I was not a cash buyer I would of had a mortgage had the place been ready when you had said but instead the mortgage rates went up so much I couldn't afford the payment. I had also sold my own house to purchase this which after paying the deposit i was £5000 down on a deposit for another place to buy. You did offer me 2 years maintenance but considering there wasn't an actually building to pay maintenance on wasn't of much use to me.

Absolutely disgusting company. Moved into the District on a 3 month contract and had nothing but problems. The sinks in the kitchen blocked a week after I moved in making the kitchen unusable for most of my stay. The room I moved into was absolutely filthy and had not been cleaned prior to me moving in however upon moving out they are saying I need to pay a £40 cleaning fee. I moved out almost 3 months ago and still am waiting for the return of my deposit even though the property manager completing the check out report stated the room was left spotless compared to when I moved in. Since then the property manger has left and now the person I’m in contact just keeps giving excuse after excuse as to why it has not been returned even though she has said there is nothing they can claim from the deposit. Avoid dealing with this company at all costs!!

Kara Miller, who is my property manager is incredible.
Having spent two years in my residence I have fit hand observed all of the dedicated, hard work she has put into her work. She clearly shows passion for her job and cares deeply about the tenants.
Kara always responds rapidly to any issue or enquiry that I have and acts immediately to come up with solutions.
for example, the radiator in my room was leaking and kara arranged for a plumber to attend straight away.
Kara maintains a safe and clean environment, the reception area was filled with broken washing machines and kara got rid of theses as soon as possible when she came back, furthermore kara has put up new fire assembly points, so we all know where to be in case of emergency.
Overall, Kara is an outstanding property manager and she has made my stay in the residences exceptional!

I initially had so much difficulty fixing certain issues in the house including my gas boiler which was of utmost priority. It was winter and I had a baby in in house. This particular staff who was handling it kept avoiding me for some reason. Either he didn't know how to go about solving the problem or he didn't really bother. I later learned he left the company. Which probably explained why.
It lingered until KARA MILLER came to my rescue. She was able to resolve it within a day and from then onwards, she was always available to help out with any issues I had regarding the house.
Staff members such as her know the importance of customer satisfaction and give the company a good name and as such, I believe they should be encouraged. She made my stay worthwhile and I only had to leave because I needed a bigger accommodation.

DO NOT USE OR TRUST! These are singlehandedly the worst “developers and landlords” I’ve ever come into contact with. They are seemingly rude and abrupt on the phone, even hanging up on me and have broken there own contract, which I signed by not returning my deposit or even telling me if any deductions were to be made after 30 days of moving out, despite the lady who did my checkout assuring me that the room was in excellent condition. I’ve had numerous phone calls with them in which they never get back to me or reply to my emails. As you can see by other reviews it’s not just myself having problems yet instead of replying and trying to fix them, they simply claim them to be untrue! Not only has receiving my deposit back been an issue, but when I moved in my bathroom door did not shut and my bathroom fan was broken which they said would be fixed but never was. Stay away from them or any of there properties! I will now have to start taking legal action unless they return my deposit.

Estateducation or The Freedman Project or JaeVee Whichever company name the Managing Director uses is pretty irrelevant. The service is less than satisfactory. High rent and an extremely poor service. Requests are ignored - not for days but for months! Noone feels responsible or able to clarify issues. The customer (whether tenant, payer or guarantor) are fobbed off with excuses that issues will be dealt with. Result? Nothing. The company describes their rooms as LUXURY. However, when signing the contract the tenants are unaware of an oversensitive fire-alarm which goes off at all times of day and night or the heating failure in winter or the water leaks etc. Promises are made but not kept. I would recommend anyone thinking about renting accommodation from one of these 3 companies (sharing the same address in Kings Street in Norwich) to FIND OUT about the accommodation by asking current tenants. The Managing Director (whoever this may be) is making big bucks with our money - but does not feel responsible for sorting out any issues the tenants may have. I find the service truly disgraceful.

For a company that claims to have such experience in property management, there management of the property i was staying in leaved a lot to be desired. I’ve detailed some of the problems faced by tenants of The District below;

If you wanted to use the car park there was £100 pm charge yet for 3 months there was no visible parking enforcement so anyone could park there without consequence
As a stated in another review on here, built quality was shocking. Doors didn’t close properly, rooms were freezing in winter and boiling in summer, the walls were so thin that you could here a conversation in the next apartment.
I knew of other tenants who had complained to Shelter about the problems they were facing living there and this is for rooms that can cost £800 pm!

But my main point in this review relates to my deposit. If want your deposit back I would not recommend. I detail my experience below;

Shortly after moving out I enquired as to the time scale for the return of my deposit. I received a prompt reply stating that damage deductions were being calculated.
I was confused as I had left the property in a good order. Fearing that I may have to dispute deposit deductions I tried to find out the protection scheme my deposit was registered with.
To my shock I found that none of the deposit schemes had any record of my deposit being protected. This is a legal requirement. I sent several emails asking for proof that my deposit was protected and to return my deposit. All these emails have been ignored and I have still not received my deposit back.
From my experience it seems that what you have here is a company not afraid to break the law and simply ignore anyone that would seek to question the way they treat their tenants.

THE WORSE ESTATE AGENTS I HAVE EVER EXPERIENCED.

Summary of issues faced, further details below:
- Poor/Slow/Rude communication from
Agents.
- Advertised Cleaner who cleaned once in 3
months.
- Slow maintenance fixing broken items.
- Poor build quality, meaning kitchen and
rooms fall apart with gentle use.
- Advertised gym where no electronic
equipment works.
- Not protecting tenants deposit.
- Not refunding tenants deposit within
contracted time frame (taking 35 days).

From the start the agents were very difficult to communicate with, especially whenorganising a viewing of the property. It was so difficult that I signed a 3 month lease on a virtual viewing.

Signing the lease was painstakingly slow, and unorganised.

Within 12 hours of me moving into my new room, the radiator fell off the wall. I instantly notified the landlord of the fault. It took over 8 days and multiple emails reminders to get the radiator re attached, and useable. Causing a safety hazard in my room.

All communication with the agency was very forced, they were rude, dismissive and left me with little faith in their ability as estate agents.

My deposit was not put into a deposit protection agency as per the contract. It was only after I emailed the agents 30 days after my deposit was taken, reminding them of the laws of deposit protection that any action was taken.

On ending my contract it took the Agency 35 days and multiple email chains to different people within the company to return my deposit (even though there were no disputes on returning my deposit).

I would never recommend this company to anyone. They have left me with little faith in the rental market.
