Realtor Esther Caulton was recommended to me by a trusted friend after my mother passed away and I was given the responsibility of managing her estate and selling the family home. My mother and father lived there for 50 years, and while the house was in good condition, there were some issues like old appliances and other items or issues which were not up to modern times or standards.

Esther inspected the house with me and made smart recommendations about improvements that would increase the value of the home. She also introduced me to a contractor who she works with who could perform all of the work for very reasonable rates. The upgrades and repairs took about a month with Esther supervising the work as it progressed. She also made smart recommendations like what kind of floor tiles should be used to get the most value from the investment, or how to add a dishwasher to a kitchen that never previously had one. The upgrades cost about $20,000 and we estimate it increased the home’s value and sale price by at least $50,000.

Due to high interest rates and uncertainty in the economy, we did not see a lot of qualified buyers at first. Esther compensated for that by strategically hosting events like open houses and lowering the price slightly so that the listings online stayed fresh and kept attracting new people. Esther was always very transparent when she made recommendations and explained the rationale behind her suggestions, all of which were very intelligent. It was easy to tell that she was a veteran of this process and knew how to work the system to achieve maximum value for our property.

Also, whenever I had a question, no matter what time of day, she would either call or text me back very quickly. Having never sold a home before, I was very nervous about the process. But Esther made sure everything was very streamlined and efficient. I almost never felt worried or stressed after she became my realtor, and if I did, she was a calm and experienced voice who would explain the how's and whys about the convoluted selling process.

In the end, the home sold for way more than I ever expected. All of the aforementioned improvements helped it to stand out and continue to attract buyers even in a down market. I have no doubt that without Esther’s skill and professionalism, that we would have earned far less on the sale.
