I see the owner Eric Farrell there every day and he's a happy, pleasant man to talk to, his dog Rufus always comes over to greet me and asks for his dog treats lol. Eric's Tenants are always polite and friendly along with their dogs too. I enjoy their company whenever I am outside smoking a cigarette. It's a very beautiful building that he built and all of the people seem to enjoy living there.

I had a fine experience with Farrell and wouldn't hesitate to rent from them. Sunset House is brand new and beautiful with high quality finishes. While not inexpensive, the units seem bigger than average and given that everything in the building is totally fresh, I think this is the best value in Burlington.

I have lived at Cambrian Rise for almost 10 months, and while the maintenance staff are great and it's nice having central AC, it's not worth the steep cost of rent. Half of the parking lot is still unpaved, and riddled with potholes. Due to the construction for the new apartment complex in the neighboring lot, they had to close off almost half of our parking spaces for the construction vehicles. The construction vehicles sometimes block our cars and make it difficult to get out of the parking lot some mornings.
They have communal laundry provided for free, however the washing machines tend to break down and some residents are not very respectful of the shared space.
While a lot of these issues are more or less minor inconveniences, the cost of rent just doesn't make living here financially justifiable, especially as the property management seems keen to raise rent every year to match the "market rates."

My review mostly reflects my displeasure in consistent rent increases, and other factors that make living here hit or miss.
Theft frequently occurs in the lots.
The dirt lot is full of potholes that don't get repaired.
Construction noise, all the time.
Rent keeps increasing by a significant percentage every year. They send a quaint note to everyone about why, but it feels more like a money grab, or a big miss in funding their future construction correctly.
The rate increase is surpassing inflation. The property hasn't improved since I lived here.

Positives:
The maintenance crew is AWESOME and incredibly helpful.
The place is walkable to downtown, without being in downtown.
It's dog friendly.

I have been a tenant of Farrell Properties for 10 years now. I have had personal dealings with Eric Farrell and various leasing and property managers. I can truthfully say that my experience has been fantastic! I first lived in a single family house and now have been at an apartment complex for over two years. What stands out for me are the maintenance staff - they have gotten to know me and go out of their way to be responsive and courteous.

I am SO GLAD that I moved out. That was one of my happiest days.
If you are looking for a place to live in Burlington, AVOID this place at all cost.

Parking:
Huge problem. In order to build their NEWEST building, they blocked off HALF of the Rise's parking lot to do construction. The Rise was already known to not have enough parking spaces, but they blocked half of the available parking spaces and asks residents to park at Liberty House and the dirt lot that was not paved and filled with potholes. They also said Liberty House residents can park at the Rise and vice versa, but we literally have NO WHERE to park (or you can walk all the way from liberty house if they have any availability to your apartment). Not to mention, the dirt lot also has a limit on WHERE you can park. Due to CONSTRUCTION, a certain area of the dirt lot was BLOCKED OFF and we were told to remove the vehicle by 6AM. "You will be towed" is what they said. Basically, you are charged parking fee, but no parking spots. Good luck with that.

Construction:
Huge disturbance to residents. You will hear banging and construction noises in the early mornings. You will wish that you live by the street. Not to mention, construction workers smoking around the building while the Rise was a "smoke-free" building and you cannot even smoke 50ft within the property.

Rent:
Don't even get me started. From 2021-2022, it increased by 3%, which wasn't too big of a deal given inflation. From 2022 to 2023, it increased almost 20%. They sent out a letter saying "this is inevitable", but in reality, national annual inflation rate was ~5-6%. So this increase was really suspected to be used to fuel their new projects, or they just wanted more money because the Burlington housing market is hot.

Others:
It's nice that it's an all-inclusive building- not worth the price.

Laundry Room-the machines tend to break a lot. Some residents are inconsiderate and just leave their laundry in the washer or dryer for hours, if not, days.

Building-super super cheap. NOT soundproof at all. I heard my neighbor sneeze through the wall, and the upstairs neighbor WALK and drag things across the room ALL THE TIME. They MAKE you buy rugs in the home (yes, it's listed in the lease).

Management- Erin was lovely and super attentive, but ever since she left, it went downhill. So, terrible.

1. Accused us of letting our dog urinate in the common areas according to "a resident". My dog is 100% potty-trained, and knows NOT to urinate indoors. Sure, accidents happens, but I would 100% clean it up with enzyme sprays and cleaners to make sure it's not affecting other residents. Management tends to believe others based on words that do not have evidence. They could easily look at the CCTVs and verify if it's true, but they chose to believe resident blindly.

2. Insisted on letting the future resident come to our unit to "measure something" when we are packing to move out the week after, and then cancel last minute WITHOUT informing. My cat was stressed and crying in the carrier while we wait for them to arrive. Ended up calling them 15 minutes later, and told it was cancelled. No phone calls, no emails. GIVEN that they already signed the lease. They should be given the measurement of the unit, not coming to physically bother the current residents.

After this much needed vent, I would once again warn anyone who is interested in this building, choose somewhere else. You're going to hate it.

Lived in the rise in Burlington for 9 months. Super nice property. Hannah, Susan, and Shauna were always extremely helpful and professional with any questions or requests I had. Building maintenance was always prompt and fixed the issues the first time.

It’s really hard to find honest and fair landlords anymore but the staff at Farrell is amazing.
