Today, my wife and l wanted to write a deal to buy a listed property in Carlsbad and the listing agent told us verbally and in writing that only cash offers are accepted even though we have a pre approved letter for 60 percent of the offer amount which was 100k over asking and 40 percent cash down verified by our. Banker. Now we walked into this office to write a purchase agreement for 100k over asking and we were not represented cause the listing agent wanted all cash offers.
From my over 30 years experience, the listing agent/brokers should present all offers to the sellers, maximize net sale price, treat fully qualified buyers just as good as cash buyers which are mostly investors. Listing agents shouldn't brain wash the sellers by suggesting cash buyers only cause a whole qualified group of people has been left out thus less net to the sellers. The agent has Solomon responsibility to maximize return to his clients and in this case, this agent/office failed to do that. In addition, I do agree with some of the other review and their charter pointing out helping very rich individuals. This practice of all cash needs to stop cause it is unfair and not just for the sellers as the pool of purchasers will be cut by 80 percent or more and the hard working middle class even with 40 percent down get rejected for submitting an offer. If the home needs repair, it is the buyers agent job to work with the buyer and the mortgagee to place money in escrow to get issues repaired, etc and shouldn't be used as an excuse for only cash offers will be accepted.
