I could not wait to leave a review for this company. I will NEVER lease through them again. When I first moved in, they had me running around like a chicken with my head cut off trying to get a mailbox key for which I was told I had to pay $25 for. Being that the complex off on the street, there was never any parking. I was forced to pay $30 a month for a pass for which I still was not always guaranteed a spot. It’s even worse when the restaurant is open and customers parked in our designated spots. The area, is honestly not the best. I woke up for work one day to a brick being thrown through the downstairs windows and glass being everywhere. I heard plenty of gun shots and even experienced my neighbor almost being car-jacked at gun point. Pest Control did there rounds of spraying each apartment and upon leaving they left my door unlocked. I expressed my concerns to the Property Manager Tyra White and she had absolutely no sympathy, or even apologized. I expressed my concerns about the property, and she seemed unbothered and unconcerned . Someone could have been waiting for me in my apartment. I have inconvenienced myself by living here, as it was an absolute complete waste of time. I payed way too much for the things I experienced here.

If I could leave 0 stars I would. My girlfriend has lived here for roughly a year and some change, between maintenance never coming to fix the microwave for over 6 months or never coming to fix the second bathroom was the last straw. The back door and side door have been left unlocked for nearly 6 months now. People walk in off the street and steal packages, sleep in the stairwell and do drugs in the main lobby. Dogs urinate and leave fecal matter on the floors. The elevator has been out of compliance since March 31, 2022 (it may be 2023). The security cameras DO NOT WORK!!!! and are completely for show. Once my girlfriend lost her keys and was locked out. We paid over $100 for the replacement keys at 9:30am, for her to be told to wait outside in the HEAT, pregnant and with a toddler for 2 hours. We returned for the key at 11:30am/noon and the key was still not ready. Maintenance was no where to be found. His mailbox has been full for almost 3 months and he never answered any of the calls. She did not gain access to her apartment until well after 4:30pm. There is no air circulation in the apartments, and even some apartments with NO WINDOWS at all. This cannot be safe. The common area has wires for railings and is completely dangerous when you have children who want to climb or grab the wires. No matter how clean you are there are roaches and huge water bugs. This place should be condemned and shutdown!!!!

All of the negative reviews are true and I experienced them in a year living here. I’m almost nervous leaving a review because I don’t want the company to come at me for more ruthless charges. I agree completely with other comments, that after the first property manager left it became an awful company. I was told by the wonderful Dorothy I could have my dog living in my home. This was never written within my lease because neither of us thought it would be an issue. We just went by what we were told. After new management switched over. They told us we were not longer allowed to have a dog and now we were being charged almost 4,000 dollars for “passed pet fees” .. they then sued me for not having it all by the end of my lease and took my work checks until payed off. Along with that, they never followed through with maintenance, my 55 year old mother fell down the back stairs multiple times after it would rain due to slime and build up on the stairs that we called to be fixed and never was. Company is just down right cruel taking money from people in every way they can. Wish I would have read all these reviews when I was being sued , maybe I would have had a fighting chance.

So I haven’t even rented from this company but I can tell already that they’re aren’t a company I’d want to rent from. Yesterday I called and spoke to Tyra White because I had a few questions about a listing they had posted. When she finally answered the phone she rushed me off the phone and told me she can’t share any information over the phone but only via email. I got 2 responses from her (via email) and haven’t heard anything back. I called they’re office today which is a weekday at 1pm and got the voicemail every time. ‼️ Just a red flag for anyone considering renting a property from these people. If they can’t answer the office phone for a future tenant during business hours I’d never spend my money with them 👎 ‼️ Imagine if I was a tenant who’s AC or Heat stopped working They wouldn’t even answer the phone for you ‼️ so be mindful ALL future tenants

I accidentally found Full Occupancy LLC while researching another management company. I liked some of the apts they were representing so I decided to learn more about them. The short version is that the co works with you & will do all they can to assist you in finding your next home. It was an easy, quick process & I love my apt.

Full Occupancy suffers from an ailment that impacts many of the apartment property management and leasing companies in RVA: an inability to return communication in any form, which equates to poor customer service. I thought many companies were hit hard by the pandemic and tenant inability to pay their rent. However, based on my experience trying to find an apartment as a part of my move here, I can assume that all the management and leasing companies are financially set and don't need to continually seek out new opportunities to bring in revenue through new tenants. Plus for Full Occupancy, their website no longer works. Very suspicious.

If I could put zero stars on here I would. Do not rent from these people. The people that rate them well are their own. They lie all the time to get your money. Property management is rude and don't have a honest drop of blood in them.The front door has started to split from the weather and all of the heat was leaving out so we called them on the 2nd of January and no one answered. So we left 3 messages and no response. So we call the next morning and I talked to Kenneth the worst lier of them all and he told me he was going to put it in. I had to call them back that evening because no never called ,emailed or anything. It is freezing outside this entire week and suppose to snow tomorrow. I explained to them it has been freezing down stairs for the last 2 nights and It's a senior and small children living in these conditions. They told us that they will get to us sometime this week. Kenneth told us to bundle up in blankets. They also said they never got the message and then changed it to they didn't have our phone number. Lie after lie and if that's not enough for you at about 2am to 4am you will be awakened by the lovely sounds of freight trains rumbling and blowing horns. Apartment full of spiders in the summer, drug activity and cheap things put in place to look good but easily falls apart. So BEWARE SAVE YOUR MONEY DANGER THEY WILL TAKE IT

Property manager is rude on handling situations with tenants, older people live in the building so you have to be careful of noise because people do complain. LOVE MY apartment that's why I gave 2 stars, management needs to be upgraded and WAY more professional.
