BEWARE!! On April 9, 2024, when I was first contacted by Karen King at FYVE, I was very hopeful of having a team of excellent professionals on my side that would help me maintain my property located in Northern Virginia while I am active duty military and stationed across the country. Karen was very nice and answered any questions I had. I even mentioned to Karen about the negative reviews FYVE has in differently locations.. she laughed and reassured me that they were not affiliated with those other locations and they were much better. Not to have any worries. Moving forward, She quickly got me into contact with Kurt Rosenberg (FYVE Property Management). In the beginning, Kurt was great, he answered any questions I had and it seemed like he was going to be proactive with marketing my rental and get a tenant in as quickly as possible. He assisted with getting my current tenants moved out when that time came, but it was very minimal effort and subpar. I did 99% of the communication. I thought hiring a property management company would make that easier on me, not more of a headache for me. Once the house was empty, Kurt let me know of any damages. He sent me an invoice of $3k to have the house painted inside. I declined and found someone for half that price within the next week. I also had hired someone myself for a deep cleaning of the house which was also way cheaper than the invoice Kurt sent me for Stanley steamers to just do the carpets. Fast forward a few weeks of having little to no interest on my property, I came to find out that Kurt and FYVE failed to inform me that my property would only be listed on Zillow, Trulia and their FYVE website. When I confronted Kurt about this (after weeks of being available for immediate move in), he let me know that it would be an extra hundreds of dollars to have it listed on MLS which is insane. Everyone knows that when working with a realtor, they use MLS to find properties for rent or sale. MLS also funnels your property to over 400 websites instead of being limited to the 3 websites FYVE posted my property on. Also, how would I have known that was an option if I didn’t speak up and ask about it first? No where in my contract did it mention it. My property received 1 application which was not further pursued and only 2 walkthroughs (just a heads up, Kurt will not be there when random people tour your house, he will give them the code to the lockbox which allows them to freely come and go as they please without his knowledge). I’m not even sure if Kurt went to my house at any point other than the one time to take photos to list on their website and the 2 other websites. After 36 days listed, I let Kurt and Karen both know via phone and email that my plans had changed about renting my house out and that I would actually prefer to sell instead. I never heard back from Karen via phone or email. Kurt tried to convince me to lock into a seller agreement with him but I politely declined after numerous attempts. After my final decline, Kurt never reached back out to me. I had my previous realtor reach out to Kurt to get the key from the lock box. Kurt failed to even acknowledge my last declining text message and failed to let me know he was on his way to my property to turn over my house key to someone else. I never mentioned my realtors name to him and he never verified who I wanted my key turned over to prior to handing it away. I still have not heard back from the FYVE company to address these complaints so here I am writing a negative review for their poor services. I’m sure I’ll hear back after this is left. I did a better job maintaining my property for an entire year living across the country than FYVE ever did in the 2 month attempt they had. BEWARE!!
