I lived in a one bedroom apartment for a year and it was great. I decide that I need more space so I signed a lease for one of their townhouses. I talked to one of the office ladies because the weekend I was scheduled to move out my grandmother had passed away and I had to travel to attend the funeral. They said it would be fine and that I could just finish moving and be out the next week. The night I got back I went into to one bedroom apartment and found that ALL of my remaining stuff and gone and after talking to the people in the office they said that the maintenance people put everything in the trash so it was gone.

After moving into our townhouse the carpet smelled of pet urine even though we were told the carpet had been cleaned before hand.

After months of living there with our two dogs we received and email stating that we were caught on camera leaving pet waste out. We contacted the office as we always cleaned up after our pets telling them it was not us and they responded with a date saying they had caught us on camera and sent a picture of what was supposed to be me and my dogs outside. I was out of town for the entire weekend that the pictures were taken and after telling them that they changed the date and said that the security cameras were wrong. In the picture it was dark and no faces OR DOGS could be seen. We fought for months telling them in was not us and finally they said that they would drop it.

The laundry room is a joke you can only got about 5 pieces of clothing in a machine at a time and the dryers do not work. My first time washing clothes there I had to run the dryer three different times and still had to end up hanging my clothes up to let them finish drying.

Or lease was up November the 1st and we informed them that we would be completely out of the house by that date they informed us that they would mail us out security deposit and pet deposit to our new address within a month. After a month had past we never got so much as an email from them so we started emailing them. For the next month we send emails and called multiple times. Once they finally responded back they said they had to go back into the house to examine it one more time however someone new had already been living there. We didn’t hear back from them for weeks and once we finally called they said we would only be getting $5 back. We left the townhouse better than we found it. Shampooed the carpet washed down the walls and deep cleaned everything and they kept both deposits.

In the 1 year that I leased here, it was an okay-ish experience at best. Appliances in my apartment was made in the 80s/90s and unfortunately were not updated other than the dishwasher during my lease. Dishwasher was broken after 4-6 months living there and had to be replaced. Two burners on my stove gave out about two months after that time as well and were not repaired until closer to the end of my lease. For context, parts were ordered for the stove, however they did not ship for a couple of months. This was not maintenance's fault as they were lovely people to work with and I enjoyed speaking with them, however this part not coming in for a couple of months really could've been resolved sooner if they had just purchased a replacement stove, since the appliances needed to be updated. I'm unsure if other apartments/tenants had updated appliances, but I would believe all appliances should be mostly universal across all apartments.

I have tried several different dryers in the laundry room here and none of them seemed to be able to dry a small load of laundry (five shirts total). All of my shirts were left damp and I had to take them to a local laundromat to properly have them dried. I cannot speak for their in-apartment models, as I did not sign a lease with one included in my apartment.

Also during the beginning of my lease, a truck parked behind my vehicle on the property and I was told by the after hours service, they could not tow the vehicle and the office would have to call to do so when they opened. Office took several hours to find this license plate number and by the time they found it and a tow truck was called, the truck had moved. My boss had to come pick me up, so I could be at work. Emailed the company email tenants were to use and was told this would be brought to management. Never received an email response back with an update or if the issue would be resolved in the future or not.

Overall, the apartment was okay, but realistically should have had updated appliances considering the cheapest lease/apartment they had available was $785.00 a month during the signing of my lease. Other than the issues listed above, living here wasn't the worst place I have lived as it was close to many grocery stores and restaurants on US RT 60, which was nice. I unfortunately will not be giving this a better rating due to the issues mentioned above. This was my experience as a first time tenant as I have never rented anywhere before.

Living here has been a disappointing experience. The management seems more focused on money than following fair and lawful housing practices, which feels dishonest and unfair. The office staff is often unhelpful and uninformed, making it frustrating to get anything resolved. Noise is another major issue such as neighbors and leaf blowers are used at inconvenient times, disturbing the peace, especially for my infant, not to mention having to use the poorly maintained laundry machines. On top of that, as previously stated in other reviews, the dog waste is frequently left around the property with little enforcement from management. If you’re looking for a well-maintained and peaceful community, I’d recommend looking elsewhere unless these issues are addressed.

I have nothing but positive things to say about Garden Park's amenities, office staff, and maintenance team! I have a great townhouse with an amazing walk out deck and a lower patio! Office staff is super friendly, welcoming, and accommodating! The Rentcafe mobile app is super easy to navigate and use to pay my lease and submit maintenance tickets!
The maintenance team has been amazing to work with. I recently had an issue with my HVAC unit in the dog days of August and they were prompt, courteous, and kept in touch with me almost daily on the progress of work completed! The maintenance staff brought me box fans and a portable room air conditioner to ensure that me and my two autistic boys were comfortable!
Garden Park has beautifully landscaped properties and the parking is very ample!
My only criticism is that I wish there were available 3BR units. Other than that I give Garden Park my highly coveted and sought after 5 Gold Star review!!!

After multiple follow ups via emails and phone calls, they never returned my security deposit nor showed any receipts for the work. They also kept my pet security deposit.

I’m honestly disappointed in you guys. I do not have the time/money/energy to pursue these people legally, but I wonder with how many tenants they’ve done this. You’ll only get away until you won’t, one day.

Here’s my last email to them and they’ve never responded.

I hope this letter finds you well. I am writing to request the return of my security deposit and refundable pet deposit for the property located at 6251 Beech Dr, which I vacated on 5th of February and handed the keys over on the 23rd of February.

I fulfilled all the terms and conditions of our lease agreement, including leaving the property in satisfactory condition. I have made multiple attempts to contact you via phone and email regarding the return of the deposits, but I have not received any response. I believe that there might have been some miscommunication or oversight, and I would appreciate your prompt attention to this matter.

Lived there for 3 years. All wasn't bad. But maintenance will knock on your door like it's on fire given it was a 1 bedroom apartment, they pay no mind if you're on night shift and they are aware. My rent was raised yearly with nothing to attribute to; nothing was updated, etc. Parking isn't enforced what so ever, they'll send out an email which doesn't do a thing. The bimonthly inspections were always so odd to me I get it but Holy privacy invasion. Overall I wouldn't refer them to anyone actually steer them away to better and cheaper for what you're getting.

Very friendly staff. Also super quick at handling repairs I’m talking same day/next day. Plus something I’ve never experienced they sent us a happy birthday card on my fiancĆ©s birthday. I’ve never heard of apartment complexes doing things like this but they took their time to remember our names and make a small gesture like that. Amazing.

I am currently moving out to relocate out of state, but I lived at Garden Park for two years. I had a mostly positive experience but there are some pros and cons to keep in mind if you’re looking to rent here. I will update this review when I receive my security deposit, since I have seen other negative reviews about residents getting their security deposit back.

PROS:
- quiet and safe community (my neighbors are primarily elderly)
- ample parking
- EXCELLENT maintenance and response times (couldn’t ask for a better maintenance staff)
- allows pets
- leasing office is easy to reach and always friendly
- free fitness center
- affordable deposit
- complex communicates with residents well and changes furnace filters at regular intervals

CONS:
- complex often smells like sewage (never noticed this smell inside my apartment though)
- Apartment interior and appliances are outdated
- Laundry machines in facility are so outdated and overpriced that I never used them after the first time. I’d highly recommend getting an apartment with a W/D, or finding somewhere else to do your laundry.
- When I first moved in, I was told the price of the rent and paid my security deposit, only for them to increase the rent before I signed the lease. I have never heard of another complex doing this. Just be aware of this possibility.
- Rent is raised by 5% at the end of each lease term
