I recently hired GSRLUX to help me find a new tenant for my home in San Ramon. I was using a very well know property management company that I will not disclose the name. I had been using their services for over two years. My home was built in 2014 so normally I did not have any maintenance issues with my tenants. However, if I needed minor things fixed such as lightbulb replacements, minor plumbing issues, sprinklers cracked/damaged or refrigerator filter replacements these are claims that would take more than 6 weeks to fix! Minor maintenance issues (my opinion) shouldn’t take more than a week or two. I would personally have to call vendors myself to fix these issues because my tenant would call me. This is the inconvenience feature of why you would hire a management company. My Husband and I are constantly working and do not have the luxury nor time to handle this unexpected stress.

So a few months ago I shopped around for a new management company and spoke with Steve a few times. He seemed very knowledgeable and professional. I expressed my concerns with the previous company and he emphasized all claims are handled in timely manner minor or major. He mentioned both I and the tenant would be receiving constant updates on the status of the claim and timetable. He mentioned various vendors that he works with in the tri-valley area and it was very reassuring. My only concern with Steve’s company was the lack of reviews or feedback. He explained they are a new company on the rise and could personally put me in contact with the latest homeowners he has been working with. I received positive feedback from four other individuals.

Steve’s company prices and packages are more than reasonable not to mention the fast turnaround to fill the vacancy! I had a new tenant in 6 days which was incredibly impressive. I am very appreciative for GSRLUX and I would definitely recommend this company to others.

You will not find a better property management service than GSRLux! From the first time I spoke with Steve and Stephanie, it was obvious that they take a personal interest in making sure your property and your tenants are taken care of. Our goal as landlords was to find high quality, long term tenants and GSR has the recipe for making this happen.

They know the rental market inside and out and it shows. I interviewed six or seven other property managers who took several hours to send a list of irrelevant comps for pricing. Stephanie was the only one who immediately recognized our neighborhood and provided the appropriate range of rents over the phone. I knew she was right because we have three friends who rent within a few blocks of our property.

On a related note, none of our friends who are tenants work with managers who are even a fraction as responsive as GSR. There is no scheduling days in advance if there is a question, or trying to leave a voicemail to find out that the mailbox is full.

Their tenant screening was exhaustive and their organization fielded over one hundred requests in under a week, narrowing the field down to about seven great candidates. We couldn't be happier with our tenants.

They have an online portal that streamlines payments and documentation making service calls, rent collection, and record keeping seamless.

Lastly, we had an irrigation pipe burst at our property twelve hours after we moved out of state, and one day before our new tenants moved in. 1500 gallons of water poured into our front yard and I received a meter alert from the water company. It was stressful to say the least. Stephanie took my panicked calls on the first ring and assured me they would take care of everything. Steve was at the house coordinating with our plumber before our neighbors even noticed.

We could not be happier with GSR!

Steve and his team have been great. My wife and I were moving and really needed a property manager for our condo on short notice. Steve and his wife came by the day we were moving and took over the keys, organized the condo to be cleaned, found a tenant etc. We have piece of mind and know our rental is in good hands.
