They're amazing. It's very well managed and well maintained. They always reply as quickly as possible to every problem and solve it quickly and efficiently. The apartment I live in is so nice. Dion the property manager is super nice and professional too, he's always very kind and does his best to help. As a first time renter I was a bit confused when I started searching for a place and when touring my current apartment he explained everything very well and it made me feel really confident about renting here, I applied for the apartment immediately after the tour and got an approval email in a few hours afterwards which was super exciting. My partner and I are very happy here and look forward to coming home everyday and it's all thanks to him and this company for making us feel so safe in our decision to live here.

My wife and I recently faced one of the most difficult and uncertain moments in our lives — the kind of situation that brings intense emotional pressure, fear, and stress. It could have easily turned into a rental issue, but something very different happened.
The leadership at Guide Property Services, along with our manager Jodie Yost, responded not only with professionalism, but with something far greater — true humanity. They took the time to understand our situation, showed compassion, and treated us with patience and genuine care.
At a time when we felt completely vulnerable, their kindness brought light into a dark chapter of our lives. Their support gave us peace when we needed it most. We were deeply moved by how they treated us — not just as tenants, but as people.

I've had several issues in my apartment for the last few months, mostly bathroom issues. Every time I have had an emergency or any maintenance situation the maintenance tech, Glenn, had been extremely prompt and helpful in every situation. He comes to check on the issue as soon as possible and gets the job done as fast as he can. Out of all the apartments I have lived in, I feel a lot better living at Oak Park with a maintenance tech who actually seems to care about his our apartment as much as we do and it gives me piece of mind living somewhere I know that Glenn will be there to save the day!

They regularly lose our rent check,
Maintenance is shoddy at best.
There are broken down walls they have not fixed,
They rarely answer the phone.
My last rent check was returned for wrong address, they may no longer be at this address.

I currently reside at Creek Bend Apartments and have been here for a year. Guide Property took over in September 2024. Dion is our office manager. He has been an empathetic person to deal with any concerns or questions. He is quick to respond and is dedicated to the issue! I also needed help starting my vehicle and he was readily available as he was leaving the office for the day. It's nice to see his smiling face on the property during the week! It's been a positive experience for me!

Just moved in not too long ago, and ended up having to get a new stove installed. It was a very fast process, and Zack is awesome and got it installed in a jiffy! The few things I’ve needed help with right away, he was on top of it, and very kind! Thankful for the maintenance staff and property manager for helping me get things figured out in a quick manner 🙂

I have had two different property managers under Guide at the Horizon Greenwood apartments, and the current manager, Luis is a HUGE improvement, so much so that my opinion of Guide Property Services as a whole has completely changed.
Since he has taken over, the maintenance is timely, any building issues are proactively taken care of, the the property is kept tidy, and everything's much more organized. Best of all, he is friendly and communicative but also gets things done. On top of just what's needed, Luis truly goes out of his way to discover what could improve the space and make the property an easier and better living arrangement for all of the residents there. He has made things so easy! My lease has ended, but if Luis stays the manager, I would absolutely consider living there again some time in the future.
Also, quick thank you for the easy tenant portal! Love setting up auto-pay for rent, and how easy it is to request maintenance or look at lease details.
