So far Gulf Coast Property Management hasn't really had to do anything as I already had a tenant when you took over the management of my property. A hot water heater had to be replaced and that went smoothly. So going forward I hope everything continues to go well. Scott Bodager seems like a good point of contact for me so stay the course.

I’m renting a house from this company. I would give zero stats if it was possible. Look at other reviews and you will see. You can also look them up on BBB website. They have tons of problems. They clearly don’t care about tenants or the home owners. We have not had a properly functioning AC for almost 2 months. It’s impossible to get anyone to answer calls or return voicemails. This is miserable in Florida summer heat and now we have to worry about mold in the house. Scott & Jose have not returned any of my calls. Their voicemail/ call waiting recording is obviously false advertising. Don’t trust your home with these slumlords!!

BEWARE!

It started with my rental not getting listed in MLS for several months and therefore not getting any showings. The person who signed us up left the company. To abbreviate a long story, it took 6 months to get a tenant 75% of what Gulfcoast had said they'd rent it for. It was a brand new remodel, I personally paid for professional photos, it was a go and show, so it was easy to show.

Then the fees started. Not only do they charge a percentage for property mangament, but they charge fees every time they do work- in addition to the work cost (which is likely marked up too).
Gulfcoast was eating up my escrow without having a tenant for 6 months.

We had the listing with this company for 8 months when I get notified that they cannot service my type of trust account and they ask me to find another company. That means they took a contract for a property they could not service and they collected fees and money for 8 months before notifying me that they could not work with me!

I find a new company and before the account is transferred, there is a plumbing issue. The new PM calls me and says tenant is calling him saying Gulfcoast says they no longer service my property, eventhough the transfer is not complete and new PM has no keys. So the new PM calls a plumber and I pay.
I send an email to Gulfcoast letting them know they are not to bill me for service anymore since they are refusing to take care of the property.

It took MONTHS for the transfer to complete. I could have earned interest on that money.

By the time I got the bill, I discover Gulfcoast had hired a plumber as well and I am double charged for trip fees AND they still charged me for managing the property - PLUS THEIR FEES FOR CALLING A VENDOR- while declining responsibility.

I have reached out numerous times to get the issue resolved and no one is responding. This has been a pattern.

I signed a year lease on one of their properties and these guys are pretty bad if you’re a tenant. I had a leak in the roof that I notified them continuously for 5 months; they finally addressed it after I opted to not renew the lease. I had the place professionally cleaned upon move out leaving it much cleaner than when I moved in. They charged me over $400 in cleaning fees and then sent a collection agency after me when I wouldn’t allow their obvious extortion on deposits. Overall they were lazy and a bit predatory to me as a tenant.

Like 'hands free driving' GCPM takes care of everything we need. Our property is in University Park and effective June 30, 2025 a 90 day minimum rental period will come into effect.

Stay away from their yearly rentals. They charge a $500 lease extension FEE along with another $100 per person application FEE.
