Cindy and the Hallmark Homes team (including the owner), take no responsibility for their short comings. As a homeowner I expected some wear and tear over three years. I was not impressed with the condition of my home when I returned. Hallmark Homes has horrible communication and took zero accountability for not protecting my property. Find another property manager!

My wife and I had a wonderful home buying experience with realtor Amy Russell of Hallmark Homes NW. We are very selective, and had to look at many homes before we found the right one for us. Amy patiently worked with us, and never pressured us to make a decision. We always felt that Amy had our best interests at heart. She was such a joy to work with; she radiates enthusiasm for her job! I have worked with many real estate agents over the years, and Amy Russell is by far the most impressive of them all. I give her my highest recommendation!

Florence is best real estate agent I have ever worked with. For last 20 years that I have lived in PNW, I have had opportunities to buy number of properties, from single family homes, condos, townhomes to multi family residential units. I have worked with many different agents all along, while all of them are professional but there sole goal is to make a quick sale and as a seller/buyer you have to look out for yourself. Florence is different, she recently helped us close in on a house in Snohomish. What stood out for us:
- Florence is fast, she will let us know as soon as property is listed and if we were interested she will get all the the necessary details (including from listing agent) within hour or two. Speed is of essence in this market
- She will prepare offers quickly and get them going within an hour or two after we have agreed to terms and details.
- She watched our back and negotiated hard on our behalf where needed (even thou we were not expecting it).
- She kept us in loop throughout the process and she was always fast to reply to messages and phone calls.

Overall, Florence is fast, efficient, good negotiator and above all honest. Once, she pulled us back from making an offer on a multi unit building as the math's wont add up. In hindsight she was right and saved us major headache down the line, no agent in my 20 years of dealing in real estate has never told me to not put an offer especially when it is an offer which is very competitive and would have landed her five figure commission $$'s. Florence selflessly put our interest in mind compared to her, such acts of unselfishness are rare in real estate world.

I believe we have finally found an agent we can work with for all our residential and multi family real estate dealing in PNW.

We worked with Kathleen & Randy Facey of Hallmark Homes. The honesty and integrity of Kathleen and Randy was exactly what we needed to help us comfortably and confidently step into one of the most important next phases of our lives. This was our very first home purchase and our adventure started by taking one of Kathleen's classes on first time home buying in Everett (They even feed you a delicious lunch!) . The class was so educational and such a great help in our journey to finding our perfect home.

They were so great to work with and they made us feel like we were always their main priority even though they had many other clients they were working with. There wasn't a time I could call up and ask to see a house that she and/or Randy weren't available to show around my schedule. The best part about the Facey team is how aggressive and fast she and Randy worked negotiating with our seller and prompt completion of all the papers we were required to sign.

It helped that our lender worked so well with Kathleen and I couldn't have asked for a better team! They communicated daily and were both so helpful to answer any questions or concerns I had. Buying a home is so stressful and they always wanted to make sure whatever decisions we were making we were comfortable with. I went from seeing my home for the first time to closing within 5 weeks! No delays no surprises and there was not one time I felt like Kathleen and Randy didn't have our interest at heart! Even after we were well moved in I was able to call them for assistance with some random things I needed info on from the Seller. I would recommend the Facey's to anyone and I absolutely will use them again! Thank you for making our first time home purchase so easy and stress free!
