HAP properties have a revolving door of management services. The investment firm does not pay its bills which is very apparent in the upkeep of its buildings.

They advertise as luxury properties but do nothing to support the properties upon handoff to the various management companies they scam.

The USPS does not even deliver to 2211 3rd Avenue because it's an incorrect address for the residential entrance.

Ownership and management, alike, do not care about the resident's safety or well-being.

Trash rooms are consistently overflowing with waste which creates horrific smells in the corridors and common areas.

There is no access to the package room unless the sole concierge is on duty.

Repairs take months if they are even attended to.

There is unlimited access to the building from the street and parking garage due to a lack of care by ownership, as previously stated.

Appliances and common areas are constantly in disrepair.

I would never live in a building owned by HAP ever again. I should have done my research before I moved in. Our virtual doorman hasn't worked since August, 2022 (it's now March, 2023), so you can't use the gym unless you have a key, and you can't buzz anyone in the building either. They've just never bothered to fix it. On the coldest day of the year, the heat went out in our building... I don't know if that was HAP's fault or not but I wasn't surprised that this happened. It sucked.

They routinely fail to pay staff. We lost one of our 9-5 doormen this way, and the porter was once pulled and trash piled up because HAP didn't pay the management company. We have actually been through several management companies since I moved here in September 2021. Everyone in the building hates the owners and the running joke in the elevator is that we all want to get out of here -- except it's not really a joke: we seriously hate them.

If I could give no stars, I would. In my almost two years of living here, I have seen countless management changes. None of them have done anything close to their job. The building has been without heat and hot water twice this year already for more than 24hrs. The system to enter the building has been broken for months which creates a safety issue, and maintenance requests are never prompt or reliable. The only redeeming quality is the super and concierge who go above and beyond for residents. HAP is does not keep up with maintenance in the building which is absolutely not the “luxury apartment” we pay rent for.

DO NOT LIVE IN A PROPERTY OWNED BY HAP!

Building ownership does not care about their residents, in any shape or form. The homes may look beautiful in photos, but do NOT let that fool you into leasing here. HAP does not pay ConEdison or the municipal water supply, the vendor that controls the door locking system, their concierge/door staff, to name a few.

The street entrance at their 2211 Third Avenue property has not locked in almost two weeks; the parking garage next door allows unfettered access to the cellar level; roof doors do not lock, so your friendly neighborhood Spider-Man could also pay a visit. It's out of this world to think that residents are expected to pay premium rent at a building that is advertised as "luxury" for homes that are reachable from any access, by any person, at any time.

Residents do not have access to the mailroom - and have not for over 6 months. In fact, nobody has access, including delivery services. Packages sit on the floor in the main lobby until you're lucky enough to come across them, or somebody steals them up.

Several appliances have quite literally stopped working because of electrical failure, and every three months or so, someone will come to take a look, open the appliance, and deem it "fine." Far from it!

HAP has scared away four separate management teams at the building, all as uncaring and incompetent as the group before them. All pleas for help are communicated to ears that do not listen.

It's the multiple housing violations for me.

Unfortunately it seems as though the 3rd Avenue building has been forgotten. There have been 3 different management groups hired for the building over the past year, reflecting the incompetency of the owner. Currently, there is no working heat/hot water in the building (and there hasn’t been for the past several days). Managements response is…we have a plumber working on but don’t have an ETA on the resolution. Meaning that, on one of the coldest weeks of the year, the apartment is completely void of heat. Unfortunately people who have children will suffer the most, and I cannot imagine what it is like for them. To pay multiple thousands of dollars per month to live under these conditions is criminal.

Beware of purchasing anything from this developer. They marketed the development as high-end but delivered very low quality workmanship and a lot of construction damage that was never remedied. Highly disappointed purchaser.

My building literally has blood on the walls in the hall because of a incident tonight due to a lack of security. It looks like a scene out of Law and Order. Run far away from 2211 3rd ave.
