I would not personally recommend living at one of their properties, especially if you're unfamiliar with your rights as a tenant and the steps needed to protect yourself. As a fairly new renter—this being only my second rental—I learned a lot through challenging experiences with this company.

When we moved in, the living room and dining room walls needed to be painted. It was documented in our move-in paperwork that the owner would paint a week after we moved in. I followed up multiple times over several months and was repeatedly assured it would happen—until I was finally told, "I just don't think the owner is going to do it." This was an early concern.

We lived in the property for two years, and maintenance requests were consistently difficult to get addressed. Responses were slow, and it often took multiple follow-ups before someone was sent out. When repairs were made, the quality of work was questionable.

At one point, we went an entire weekend without hot water due to delays in replacing the water heater. We also requested window screens, but the ones provided were broken upon installation. The most serious issue was when we reported mold in the shower and a soft spot in the hallway floor. Before reaching out, I followed the steps outlined in the mold addendum we signed, trying various solutions myself. When I reported it, someone was sent out to assess the issue but admitted they weren’t properly qualified to handle it. After 20 days with no further action, we exercised our rights under the Landlord/Tenant Act and moved out due to failure to remedy the problems.

The owner lived on the property, and the upkeep of their portion was noticeably different from the standards expected of tenants. There were visible piles of garbage, broken items, and general clutter, which seemed inconsistent with the level of maintenance tenants were required to uphold.

I have to say I'm incredibly disappointed by the lack of communication we have experienced so far in only 7 months renting with Harcourts.

We have been experiencing a rat problem in our basement for nearly the entire time we've lived here, and we pay 35$ a month for the Residents Benefit Package that includes pest control services, but are constantly told "there's nothing we can do to stop the problem, we'll just keep setting traps and hope to catch more".

We thought we had squirrels in the walls, and since our pest control doesn't cover squirrels, a wildlife contractor was sent out, who then confirmed it was actually still the rats that are now climbing into the walls and chewing through the cabinets.

I was surprised to find a charge of $109.20 in our account for that contractor over a month later and have failed (except for a single email) to get in touch with anyone at Harcourts to explain why we need to pay this fee on top of the 35$ we already pay monthly to include pest services. I have called their office 4 times over the last business day to get the property manager on the phone to explain what's going on (one call was just 6 minutes after they emailed us saying we need to pay the fee) but they will not answer or call back.

My partner and I love the location in town that we're in, and we love most of our neighbors, but we find it crazy how hard it is just to speak to someone.

I’ve tried to work with this property management company before. I have plenty of people that would qualify to lease up, and whenever I have reached out - they will not allow us to bypass application fees. This part is frustrating as we would pay them, just not upfront. I understand that they need that fees paid first before moving forward. It would just be easier if they allowed us to pay application fees with a promissory letter and check mailed in a few days/weeks or with move-in costs.

I was a first-time renter, excited to get my first home, but Harcourts Peninsula Property Management, specifically the property manager Debbie, made the entire experience feel dull and frustrating. I received an approval letter over the weekend, despite not even viewing the property yet, requesting a $250 holding deposit. It should be understandable that I would be uncomfortable giving more money to this company when I hadn’t seen the property. We were also never sent a “Sight unseen disclosure”!
Getting ahold of Debbie was a challenge due to their lack of responsiveness. When I finally did, I had to remind her of our viewing appointment and give her the times, and I was treated as if my request was a burden and unrealistic. She even stated we would be marked down as “holding off” despite this being an error on their part.
During the viewing, Debbie put her back against the wall and took phone calls, making herself as unapproachable as possible. The house had numerous damages, including ripped-up carpet, which she acknowledged but vaguely promised to fix. Simple questions like “Why is the fireplace filled?” and “What are the neighbors like?” were met with disbelief that we would ask such things.
After the viewing, I asked Debbie about the next steps. She informed me I’d need to fill out an application, which surprised me since we had already received an approval letter. She became defensive, almost as if I was lying, until I showed her the email I received. She then told me to make a decision quickly as she would be leaving for the day soon.
After discovering how small their team is, I am baffled by their lack of communication with each other. My experience with Harcourts Peninsula Property Management was highly disappointing, and I would not recommend them to anyone.

I have lived in a Harcourts Property Management home for two years. My toilet has run continuously; I was advised to jiggle the handle when it happened. I have never had four working burners for my ancient stove. My heat does not have a temperature setting. It is either on or off. My electric bill was $700 last month because I was not home to turn it off when it got too warm. I can’t call maintenance because I would have to take a day off work to meet the maintenance guy. I am a middle school teacher, I can’t just take the day off.

My last inspection indicated that I should be dinged for the missing screen door that never existed. They also cited me for a “stain” in my bedroom carpet. I had a stool there, and as soon as I walked on it, it magically disappeared.
Last year when my lease was ready to expire, they threatened to evict me if I didn’t respond. Even if that meant I didn’t see an email.

I only contacted them because they were raising my rent over $200 per month. They put a notice on my door that tore all the paint off


My front door did not lock for about a week. This was not a priority for some reason.

They think new flooring and a fresh paint job equals a palace. I assure you, it does not. If the maintenance issues were the only problem, I could get over it. But the management company has no people skills.

Now my toilet and my refrigerator are both leaking, and I’m not sure how to proceed. They have a new system that will not let me access the portal.

Do NOT rent with them. It is a nightmare waiting to happen.

If you plan on going through this company I’d HIGHLY advise you don’t they are Impossible to get ahold of absolutely disappointed with the company for months we tried to get the sink fixed in our rental as the wood around the sink and underneath the sink was rotten we were told there was a work order in place to fix it we were there a year and nothing there was mold in the bedrooms in the built in features then they tried to say it was us the windows were single pane windows with plexiglass that wasn’t even sealed!!! The dryer had broken and they stuck the old one in the yard and told us consider it yard art there’s asbestos in the attic the landlord just painted over everything so much we couldn’t even open some windows to air the place out my child even got sick because of the mold issue upstairs WORST PLACE TO RENT FROM 100% save your money

My boyfriend and I just spent the first year in our apartment and it's been an extremely pleasant experience. Rent and utilities are within our budget which is amazing. Communication with property management has been easy and quick. Repairs are always timely and non-intrusive. Location is perfect, love the little backyard-esque area we have. It's been the perfect cozy first apartment for me. Happy to renew my lease and recommend to others!!
