RENTERS BEWARE!!!!

I moved into Hastings Ranch in December of 2022, paying a security deposit of $1400 ($1000 security deposit PLUS $400 pet deposit). I moved out shortly after (May 2023) and wasn't given the correct security deposit back in return after the apartment made cleaning fee deductions!! The office manager, Krystal Roraback admitted to entering my security deposit into the system as $1000 instead of $1400 so the cleaning fees were deducted from $1000 instead of $1400. She applied the $400 pet deposit as a credit towards my first months rent which is ILLEGAL and states in my lease that a tenant CANNOT USE THE SECURITY DEPOSIT toward rent. I have emailed the complex numerous times about the mistake but they won't correct it. Krystal says I will have an outstanding balance on my account although it was HER mistake and the apartment SHOULD take a loss, NOT ME.

DO NOT RENT FROM THIS COMPLEX!! Upon moving in, the air conditioner and heater didn't work. I stayed through the January storms until spring hit, when the weather reached high 80s/low 90s I couldn't cool the place down because the A/C was broken and they told me it would be 6-8 weeks before repairs. MAKE SURE YOUR PET DEPOSIT IS CHARGED TO YOUR ACCOUNT AS A DEPOSIT AND NOT USED FOR A CREDIT TOWARD RENT, that is ILLEGAL! It has been well over the 21 days a landlord is allowed to take to pay the tenant before the tenant is entitled to the FULL security deposit. At this point, I will have to file a claim for the rest of my deposit. So sad they do shady business here.

The photos show where I paid $1400 BUT the receipt she has for cleaning fees shows a $1000 security deposit. FALSE!! LIES!! My pet deposit was illegally used for rent credit without them notifying me!!

We had a very good experience with the management. They were accommodating, answered all of our questions professionally and patiently. They helped make moving in and out very easy. Parking is good. The apartments are a little small, but clean and pretty inside. Close to all grocery stores. American River College,, gas stations. We liked the security gate always functioned properly.

I have lived here 11 years and just gave my 30 days notice. We had a nice community til the owners and mgmt changed. I believe the current ownership are flippers. Hold the property and put nothing into it. Then sell it and move onto a new property and flip again.The community here has changed and security and safety are questionable. I don't go outside anymore without being armed. That's pretty sad cuz I'm 6'9"/295 and can handle myself. Never had a firearm in my life and now have to have a 12 gauge, glock, and garrots.
Did I mention the complete lack of repairs and maintainence? Had annual inspection four months ago. I pointed out 26 problems that needed repair. Next day mgmt gave me a notice of health code violations. Still to this date no repairs.
Some items major. Example - Black mold in walls. Had expert from UC Davis out to document. If they continue to mistreat through my move out I'll leave a court to adjudicate the issues.
Hate to be negative but property is in decline. I will sign this so you know that I am sincere. The place has a lot of positives. Some negatives. Hope ownership change will be for the good. Best of luck. Dave Thiel

My husband & I moved in mid Feb 2017. We moved out May 2019. During our time in the apartment this is what we experienced. Less than a year of living in our apartment we noticed that our bedroom floor (carpet) was constantly wet in the corner. It had started raining so we assumed thats why it was wet. It ended up molding up our nightstand. We informed the manager who basically did nothing but offer to dry off the carpet. We reached out to the county & only then did they decide to tear down the leaky wall && rebuild it. Even after they did that it continued to leak. While all of that was happening we were forced to live in the living room. Several months passed the mold was still an issue but there was no point in reaching out to management because they clearly didnt care and we developed another problem. Our door knob kept jamming/sticking it was difficult to open up. My husband went and told the office that we needed another knob. They informed us that someone would check it out in 3 days. Later that same day my husband returned home and we planned to leave the house but are unable too because the door wont open and we are stuck inside. We called the emergency after hours and left a message no one ever got back to us. My husband had to drill the knob off and buy another knob which we were also not reimbursed for. ***THIS WAS A MAJOR SAFETY ISSUE*** Upon moving out of the apartment we noticed that all of our furtinure had water damage/mold on it. We also noticed that the bedroom had mold in multiple spots due to the water damage and in the living room.

Other issues:

The gate is always broken so it remains open for the most part.

Management doesnt do anything && really doesnt care if there are problems. Paula has always been pleasant though.

Laundry room dryer didnt work properly so your clothes would always come out wet.

The apartments seem like a great place to live from the outside but it was hell actually living here and having to experience all of these problems.

Great place to live, great shade everywhere, decent pricing, and the pool is spectacular! Management is always there when you need them. Would recommend to others.
