Save yourself and your wallet and do NOT move here. The amount of issues we have dealt with since moving here is absolutely insane. 3 appliances needed to be replaced within 6 months of moving in. In the first week of moving in we had a leak through one of our lights (scary!!) and needed a new washing machine. Moved in with 3 of our screens broken/with holes in them. Have been dealing with ant infestations, non-stop gnats in the house, and had birds living in our bathroom fan for about a month. We were told nothing could be done about the birds because they are nationally protected so we simply had to live with the incessant chirping and being down to 1 bathroom instead of 2 for about a month when the real issue here is that the outside vent covers should have been properly taken care of to prevent this issue in the first place. Major mold/mildew issue in the bathroom even with having the bathroom window open 24/7 (enjoy using the bathroom during the cold season). Toilet has broken twice within a few weeks and leaked all over the bathroom floor and onto the carpet. The kids that live in the complex will touch and fold the side view mirrors of your cars and there are never any adults/parents watching them. Kitchen counters peel and there is nothing the office will or supposedly is even able to do anything about, so enjoy potential pieces of your counter in your food. Kitchen cabinets are simply painted over with white paint, so all the drawers stick and the paint is constantly chipping, which looks so bad. Rent prices are astronomical and we are currently paying the price of a 3 bedroom, but living in a 2 bedroom (a $300 difference!). We have had to have maintenance come to take care of issues probably a dozen times in 6 months…. Absolutely unacceptable. Oh and good luck getting your mail actually delivered to your mailbox and packages delivered to your home, because a majority of the time they are not. Packages may be delivered to your front door, they could be delivered to your back door (through your patio), or they may be delivered to someone else's home (who knows?!). We hear a lot of excuses from the staff here about all of the issues and they may show up for maintenance issues unannounced and bring other people with them without informing you.

I love my little townhome.

The complex is well maintained and the residents keep everything looking nice. It is extremely quiet here. Because of the way the buildings are set out you rarely hear any traffic and the walls are thick so the neighbor noise is rare.

The management and maintenance staff are extremely helpful.

I am so happy I chose this as my home.

We have lived at Hawks Prairie Townhomes for 7 years now. The homes are spacious, and many have garages. The management and maintenance team have been friendly and professional while responding to requests in a timely manner. The neighborhood is quiet with close access to shopping including Costco, Home Depot and Safeway.

PROS: location is perfect, close to all shopping areas, schools, excellent storage, large spacious rooms, one side has a central lawn which is peaceful, good maintenance, prompt response for repairs, attached garage that I used for storage , but can park 1car. 1 car parking spot right next to the house, small fenced yard / sit out for privacy and entertainment

CONS: very expensive, no gate, no security, no other amenities, 11residential property management are cheaters, run fraudulent activities like using your income information ( pay chk submitted for lease approval ) to do unfair rent hikes. They went up on my rent by 250$ each lease renewal as opposed to 99$ for my next door neighbors. So Beware. The property manager is given a free hand to whatever they want, so u better be in good terms with that person. Their office up north doesnt respond to any emails or phones, does NOT answer any of your concerns. The Seattle/ Renton office is NEGLIGENT. Also after vacating they sent me a bill for 872$ for carpet washing, cleaning the house by professional cleaners and painting the walls. I left the house in a spick and span condition. So, I went back and checked, they havent cleaned the house, nor was it painted. So, they are clearly running an illegal racquet of overcharging and collecting money from tenants with a higher paycheck to make up for other expenses. 11residential is Highly dubious, fraudulent, illegal, unethical management company

I’ve had the best experience living at Hawks Prairie, Trina is the best landlord I have had by far she takes care of any issues or problem and always makes a follow up checking if we are happy or anything else would need fixing and making sure it gets done right. She always puts her best into her tenants and makes things fast, easy, and convenient for others while still keeping a good relationship with everyone.

Absolutely love this home. It’s perfect for my family, designed beautifully, is close to all of our needs, has a convenient park across the street that my daughter can play at, and overall is the best place I’ve ever rented from. Looking forward to being here a long time and wouldn’t want to be anywhere else. Maintenance is fast to fix any issues we have and the neighborhood is peaceful and quiet. Wish we could give 10 stars because 5 is not even close to enough! Thank you guys!

When my wife and I moved here 2.5 years ago we really enjoyed the peace and quiet that it offered. The biggest drawback was that one of the former managers had clearly become indifferent, evidenced by her refusal to address one of our neighbors who was stealing from us. We even had him caught on camera stealing our Christmas decorations, yet they still did nothing.

Fortunately, early last year the complex was bought and a new manager took over. Reading over the other reviews, I can definitely relate to some of the frustrations that were experienced when the new company took over. There was a lot of renovating going on and it was a pain, but that was quite a while ago and I’m disappointed to see that not many have updated their reviews to compliment how much better the new windows are and how the new siding/paint makes our community look much more modern.

The new manager, Trina, and our community maintenance guru, John, have been absolutely fantastic. Any issue we have faced has always been promptly addressed by them (including the aforementioned neighborhood thief, who was promptly dealt with). Not sure what all this talk about management coming into your home without notice is all about. That has not been an issue with the new crew.

I definitely recommend giving Hawks Prairie Townhomes a look if you want a nice, quiet place to live.

I just recently had to move from this location, and I can say with confidence, this is a great place to live. I would’ve stayed if my circumstances allowed. The negative reviews are shocking to me, because I’ve never had an issue in the time I was there. Trina is very personable, attentive, understanding and kind. John is quick to respond to maintenance needs, efficient and is always extremely pleasant! I think they are great, hard working people who deserve more credit than they’re receiving. I will always look back fondly on my time living there.
