I lived at one of their properties for a year, I will tell anyone reading this if you care about you or your child's safety as they leave for college look elsewhere! I felt safer during my time serving in the Marine Corps.

Upon move in there is a sheet you fill out, with dozens of lines on which you can note issues with the apartment, I was able to fully fill it out and needed room for more. Not only was the electrical shoddy at best, but there was an active roach infestation UPON MOVE IN.

The exterminator they sent out informed me that he frequented these properties, and they often elected to just pay for them to service one individual apartment at a time, as opposed to the whole building, a morally bankrupt yet great way to cut costs!

When winter rolled around I awoke one morning lightheaded and fatigued only barely hearing the carbon monoxide alarm going off. I contacted PG&E who marked the entire system as in need of replacing due to the danger it presented and extreme age of the system. Hill Properties delivered plug In heaters which on them stated they should not be used on carpeted surface, to an apartment entirely furnished with carpet.

Not an apology or "hey are you ok after inhaling carbon monoxide at one of our roach infested properties" was issued, I probably would have heard from them if a rent check didn't clear though.

Their website notes that one of their guiding principles is to "honor god in all that we do" in this case they nearly offered me a one on one meeting with Him which is certainly a unique feature of renting with Hill Properties.

This exciting experience of course was not free of charge, as they initially attempted to take nearly all of my security deposit. Upon sending one email pushing back I was informed that there was some one off error made and that I would be getting back an extra $400 from painting charges that were incorrectly sent out. Several of my neighbors were also "incorrectly charged" for this, a funny coincidence.

The move in sheet which I initially filled out was clearly not referenced as they also attempted to charge me for things like mold and mildew in the apartment, which I had requested services for in their tenant portal, though were denied. In conclusion this was the epitome of the "slum lord" experience and the property owners/managers are likely better equipped to service a gas station bathroom under a freeway somewhere.

I'd give them 0 if I could. The worst company ever and that's the biggest understatement. They never have working facilities. All the washers at my place have been broken for so long. They hire horrible people and companies for repairs and they will try everything they can to steal your deposit. The definition of slumlord.

Please for the love of god DO NOT rent from this company. My roommate and I had cleaned and left our apartment looking better than when we moved in and had gotten the carpets professionally cleaned and they still ended up taking around 75% of our security deposit. Even though the amount of rent looks decent please avoid this place at all costs, it is not worth the hassle.

Kitchen stove suddenly stopped working and broke while cooking. They answer our calls with emergency contact but no action taken forever with no time frame given for any action. Hill Properties should reimburse us for the damage we had to pay due to no working cooking facility available. They should also take care of apartment facilities including dirty laundry area and dead and yellow lawn.

I found an excellent house to rent that is managed by Hill Properties. Erin gave me a tour. I loved it and she and others who work at Hill have been a pleasure to work with. Looking forward to moving in, confident that Hill will manage well.

I was driving today and was nearly rear-ended by a Hill-Properties maintenance van. It was driving way too fast. I used my blinker to signal and gave myself plenty of room and time to merge from one lane to the other.

Then after almost rear-ending me as it rushed to a red-light, the driver parked the van directly off my rear bumper and laid on their horn for 30-seconds or more. It was very aggressive and disrespectful.

If maintenance drives recklessly and keeps their vans in the condition shown in the picture, imagine how low-quality their maintenance is on the apartment you live in.

(Apt name: La Vista Apartments) It’s really sad how this company works. We were reassured it was under better management and still went through with living here (my fault of course). But this place is the worse to deal with, the manager we had on site made it okay to try and live there. But I feel robbed. We had water damaged flooring in our living room that grew mold three times (photos will show different times it grew), we had to throw out furniture it spread on because the awful maintenance would not actually fix the solution. They found out it was due to a hole in the wall outside our apartment that a sprinkler kept spraying into it. And the audacity they had charged other residents for that damage when it was not their fault. We also had mold growing from in the wall and coming out of our plug right as we moved our boxes and were moving. We were at fault for some of our damages, the carpet being one so we understood the charge. But our whole deposit seems to be wiped out and robbing my partner from our money. Do not trust this company and the wack landlord who’s money hungry. There’s so much I can share, but I’ll leave some pictures below.

I could tell you all about my experience but why waste your time. If a food establishment had a 2.3 out of 5 online I'd be worried about food poisoning. They're really worth less than 0 . Their micromaniaging and yet their shortcomings to us really seal the deal. I don't think they actually care about these ratings, were just little people to them.
