Flagstaff economy towing is the company hilltop uses to "monitor" parking. This company is out of control and makes up there own rules. My daughter lives here & pays for parking each month. They do not run plates to verify vehicles. Hailey that works for them hides out in the bushes and waits for people to walk away from the vechiles , delivery drivers included and throws a boot on the car. Then the towing company bullies you into paying $180 or they will tow your car. This is so unethical and wrong to be targeting our kids. Haily has also been reported to hilltop management for Speeding through the lot and almost hitting my daughters roommate. I am disgusted and disappointed that hilltop continues to have a contract with them after these reports.

Do not rent here!!! This place is an absolute rip off, the only positive is the location. The student front desk workers are always kind and helpful so this is not a reflection of them. Management however is awful, the entire complex is just a money grab. They do not value returning residents, resident complaints or contracted preferences filled out on your lease (ex: if you put female housing only, you can still end up with male roommate in shared bathroom spaces & vise versa). When I moved out I was met with multiple charges all of which were ridiculous and untrue. (Ex: replaced desk chair & carpet cleaning) The desk chair was brought to me by maintenance staff at the complex previously when I had asked for one on wheels when I moved in. It was in pristine perfect condition when I left. The carpet was also in great condition, freshly vacuumed with no spills. These charges are also way too expensive & not a reflection of service or labor, once again, money grab.

Should also be noted that when I moved in the unit had not been cleaned (bedrooms and shared spaces like kitchen). So to see these charges come up and know what the actual result of the "cleaning" looks like just makes it more absurd.

I seriously cannot stress enough how awful this complex is. The grounds (staircases and sidewalks) are also never clean. For example: we had feces on our outdoor staircase for 2 weeks after we found it and reported it to hilltop staff.

Find a complex or housing off campus and do the easy commute to campus (you'll enjoy Flagstaff more that way anyways!). Put money into the Flagstaff community not the pockets of American Campus Communities, you'll be happier for it.

I want to preface this by saying I never write reviews. I parked briefly (about 5 minutes) in a future resident parking spot assuming it was fine since there was no clear signage saying other wise. Despite this, my car was booted, and I was hit with an $180 fee. I reached out to Hilltop to dispute the charge, but they were unhelpful and dismissive. When I called, the manager seemed clueless about the details of their contract with the booting company, as if they weren’t even aware that they had authorized their presence. It’s disappointing to see such a lack of competence and empathy, especially towards hardworking college students.

I understand that being in the business with college students can’t be easy! HOWEVER, this place is a complete joke. They do not clean or make things right for the students when they move in. They do not respond to requests for maintenance. Then when you move out they find something, anything to charge you for. We had to clean everything before we could move them in.

My daughter and her 4 room mates were all charged for something. Two of them shared a bathroom and were both charged for cleaning when the mom scrubbed the bathroom for 2 hours on move out day. The couch they gave our kids was destroyed. They told them they had already replaced to many and wouldn’t replace theirs. After parents got involved, they swapped two cushions sill leaving the one that had a HUGE spring sticking up in it so you couldn’t sit on it. The replacement didn’t have connectors so the couch moved every time you tried it sit on it. Our kids bathrooms were gross on move in and things were falling apart. On move in there were holes in the walls that hadn’t been repaired and paint that didn’t match. My husband being in construction and told that they paint every time no matter what filled the little holes to help them out. They then charged our daughter $115 for paint that they were already doing and on holes that were already there.Their fridge handle broke off, just wear on the screws over time. They put in multiple requesting and on move out day it still had not been fixed.

They cancelled my daughter portal on move out day but sent a request for the $115. She has been emailing trying to show pictures and proof that we shouldn’t have to pay and they drag it out not responding trying to get it sent to collections. We are looking into a complaint with the BBB. They are just hoping you pay them to be done with them. They are absolute crooks and I would NOT recommend them!

DO NOT LIVE HERE!! This place is a disgrace of an apartment complex. When moving in my unit was not clean after they made residents pay full rent in August but not allowed to move in until mid-August. The furniture is cheaply made and breaks easily. They do not have enough parking spots for all there residents when they have a bottom floor to their parking garage that is not used. Economy towing is best friends with there staff and will tow you and your friends left and right. They do not inform the residents that they need to make an account with aps and then proceed to charge you for having to pay your bill. Advertise a 24/7 gym which you won’t be able to get into because there door scanner won’t work. Tell you how easy it is to find someone to sublet over the summer when really you just have to stay there or pay rent to not live there. When moving out they charged me and my roommates over $100 dollars and didn’t give us back our deposit because of cleaning fees when the place was cleaned prior to move -out. The trust fund babies that own this complex do not care about you or that you are a struggling college student! Stay safe out there! xoxo

I would NOT recommend moving into Hilltop. For starters, they charged me an application fee and three weeks later, my application still hadn’t been processed so I called to see what was going on. They informed me they had nothing open and there was a waitlist…so why did guys charge me to process my application when I was on a waitlist and you hadn’t processed my application? It took over a month for the lease to go through. I sublet from a tenant that I found on NAU’s website and they tried to charge me rent as new tenant and not what the previous tenant was paying, because I didn’t go through their site (which doesn’t offer sublets). Every time you call with a question, they say send an email and they’ll toward it to management. The air doesn’t seem to work in the upstairs bedrooms, two of us in the unit talked about how hot our rooms got and how freezing it was downstairs. Other people in other units had the same complaints. You pay for parking but cannot park on campus by where the classes are, you are expected to walk and will get a ticket. You can’t even buy an additional parking pass and they said were directed to use the meters (that seems to be an NAU thing but still important to know). Autopay was set up for the first but payments weren’t taken out until the 5th which is considered late, and they would charge late fees. They have a nice game room but it is only open during business hours, which was 4pm so essentially useless if you have classes during the day. Upon moving out, I sublet the until for 2 months and received a $300 bill for maintenance and cleaning for the entire unit. And they charge for EVERYTHING! There is a charge for basic cleaning such as cleaning the microwave, cleaning the mirror and taking out trash. It is a convenient location with a nice gym but serious communication issues and sneaky with charging for things.

Be prepared to get your car booted even though you have you hazards on trying to unload groceries and have to pay $130. Also if you’d like to move into a place that comes dirty and stinky at no extra cost to you then you have found it! Be prepared to move into a dirty place then after extensively cleaning everything and leaving it quite honestly in better condition when you moved in to be charged random cleaning fees and not get your deposit back. This place is honestly just a scam it’s ridiculous. What do you mean a painting fee? A tub cleaning fee? If they’re charging those fees why was it so dirty upon move in? Please please please look for off campus housing in either a townhome or house it is so much more affordable and just a better experience.
