Great experience today with the Plumber Santos. Santos was very thorough and made me feel valued as a tenant. Also the General Contractor for Home River Group Maintenance was kind and considerate as well. They came out and successfully replaced my old toilet, shower head, kitchen sink faucet and my front screen door knob which was stripped. I’m so grateful they got it all done in just about 4 hours. Thank you very much!!!

If I could give them negative stars I would.
First in the five years that we lived there we had multiple properties managers. Resulting in it taken multiple attempts to reach the right person and get resolution.

Their staff is either super friendly or down right awful. The good ones don’t stay long.

Make sure you save all your emails because you will need the proof. In the time that we lived there we had multiple issues. It could take up to a month to get things fixed. Our fence blew over and was a safety hazard and they did nothing about it for over a year. After multiple calls, emails and maintenance request they never fixed the fence. The neighbors finally built a new one. The dishwasher broke and three months later still was fixed.

Make sure you take pictures of everything before moving in because they will show you pictures that are not accurate. Also take picture when you move out.

The microwave broke three times before they replaced it. The a/c broke during the hottest time and it took them a week to fix. They will blame the vendor for the slowness or not getting back to them. They will also say they are waiting on the owners approval which can take days to weeks.

Tina McCardle is the worst property mangers I have ever had to deal with.
She does not return phone calls, rather she will send an email in response to your voicemail. Which results in longer processing time and delays. She will conveniently forget issues. She is quick to blame the text and charge the tent for items that should be paid for by the owner. After a home inspection she demanded we made the towel rack match. I had to tell her that is the original towel rack and we are not replacing it. She is argumentative and doesn’t address issues. She charges the tenant for things the owner should be paying for.

Don’t bother with a pre-move out inspection they simple bring a paper and ask you to sign it. But be prepared for their ridiculous move out requirements such as caulking all toilets and showers.

They are charging us $400 for a burnt out chandelier bulb. Once I sent an email asking for the invoice/receipt.
I was given a whole list of items they were charging us.They charged us for garage remotes not working. Which by the way they worked up until the day we turned them into the property manager. They are charging us for a screen door that we request maintenance on and were told a vendor would have to come out to fix it. Only to be told it doesn’t matter we are being charged for a screen door that has had multiple repairs.
She told me I had to turn the keys into the office because she didn’t have anymore lock boxes. But failed to mention you have to have an appointment because nobody works out of the office. Upon calling the office they wouldn’t give me an appointment and instead told me to drop everything through the mail slot. Also don’t bother reaching out to her Manager because she will not call you back or even acknowledge that she received your call or email.

Honestly I wouldn’t let them rent out my catio and I will tell anyone who will listen not to rent from Home River properties. In my 30+ years or renting this was the worst experience of my life. We had decided to not renew the lease because it felt like they don’t care about the property or the tenants. They lie and tell you they are transferring you to manager and instead it’s a call center. They used false pictures to charge you for things.

RENTER and HOMEOWNERS beware!!!

I applied for a property and was denied. Before I applied I called and spoke to someone who encouraged me to apply based on my circumstances. My application was denied within an hour of applying per the same circumstances I disclosed to the agent who said that is not a reason for denial. The same reason for denial was in my email. An agent chatted with me and I explained this and asked for a refund of my application fee $50 and was told no I can't get a refund. I sent screenshot of proof that I disclosed this info and even the call log before I applied and was still told no money back. Now when I call the number it says not available and hangs up on every option. Seems like a scam!

The negative comments are true! Pay attention to your ledgers, they are posting duplicate bills and they don’t want to remove them. They threaten with collections even when you have 3 weeks to pay bills saying that you are late and annoy you all the time. Tammy is someone who posts bills on the tenants’ ledgers and she doesn’t know what a hell she is doing. I am hoping home owners are aware of this company’s mistakes and they should fire them immediately. Supervisors and managers don’t cooperate with tenants and they are very ignorant. Save yourself from them if you can. I wish there is a way to work with home owners directly .

We’ve been living at a property with them for over 2 years and they are not very responsive or organized. We had to reach out to them several times when our lease was up to renew. We’ve also had other issues which takes weeks to hear back about. Our assigned property manager did not respond to emails or calls at one point. Our downstairs neighbors had a major leak inside the foundation of our historic home and this company let it leak for over 2 weeks risking major damage to the home. My neighbors did their due diligence by reaching out repeatedly until they reached a solution. We thought about reaching out to the owner to let him know but we did not have his contact information. They have also had major issues with pests in the home due to the home not being sealed to outdoors and Home River persistently fought them about doing anything about it saying that pests are tenant responsibility. I gave two stars because we have had maintenance issues and had them resolved fairly quickly, but that depends on outside contract workers they hire. Also they force you to pay a monthly ā€œresident benefit packageā€ that includes renters insurance and other things that we wish we could opt out of. I forget what the other things but it seems useless except for the monthly air filter which they often forget to send and which could be found cheaper on Amazon. I would think twice about using them to manage your property or renting their managed properties (if you have the choice).

Poor and selective communication, but when it comes to rent day they sure are ahead of those ā€œlet us know when you’ll make the paymentā€ email reminders. Slow at handling requests. Reached out about sprinkler system back in October or so, and still haven’t received a solution. Had to remind them this week and all they said was, ā€œwe’ll follow upā€. Frequently messing up payment dues. We have been charged utility bills for periods where we weren’t even leasing the home. Accidentally gave us the bill for the wrong address - TWICE. Unfortunately, landlord is wasting his time and money on these guys. Their purpose was to leave the landlord out of it as much as possible, yet all the questions we’ve had they couldn’t answer directly and had to ask the landlord anyway. Don’t care how nice a home is, if I see ā€œHome River Groupā€ listed on it, it’s a big NO for me. Save yourself the headache and look elsewhere.

Absolute SCAM of a company!! Homeowner and renter beware, they are extremely unresponsive and will lie directly to your face or even via email. They will charge you for things that they said they wouldn't charge you for and they will not even pay the utilities that are supposed to be going through their office.
