You never get an answer with definition or clarity only it will happen soon or it may take a while. American Business Bureaus operate with due dates and deadlines for efficiency for the client and consumer. Home River group operates in NONE of those qualities but rather leaves you in waiting for almost a month or longer. In that timeframe you have to battle all the way to the top to get some sort of due date which is HORRIBLE business practices. But I have my black and white to show the owner and get this company fired because they DO NOT MANAGE.

My boyfriend and I chose the property because it was advertised as having a garage, when we actually came to look at the place after signing, there was no garage and instead was a small shed. We were THEN informed that instead of updating the listing, they lied and the garage had actually collapsed.
Also, the property is absolutely crumbling. I don’t understand how the rent keeps increasing when they do absolutely zero upkeep on the actual properties.
The woman we are supposed to use as our leasing agent rarely if ever responds and we are constantly harassed over renewing our lease MONTHS from our lease renewal date.
The only good thing is they fixed the heater when it decided to die the first week we moved in.
Otherwise I would avoid renting from Homeriver Group or any of their sister companies.

Communication with property management is horrible. Communication in general has been challenging to say the least. The only thing I had a good experience with was with maintenance. Although these were usually separate companies they were all great at communication, and did great work. My property manager hardly responded to my emails or phone calls, and when or if I was able to get a hold of her she was always rude.

Madison Real Estate and Property Management gets my highest complements! Not only are they a great management company, but they helped show me how to grow and expand my rental portfolio and by extension, my income.

When I first came to Madison, I was getting tired of dealing with my tenants and wanted to "outsource" my problems. But while meeting with them initially, one of the things they encouraged me to do was explore the idea of expanding my little portfolio of homes. Expand? Grow? And create even more problems than I was already dealing with? That did not sound like a good idea to me. I wanted LESS to do, not more. However, they tried to show me how to leverage them to build a bigger portfolio of homes. They tried to show me how they weren't an expense, they were a tool to help me build my wealth faster.

Eventually, they helped me see my strength (and most valuable skill) was identifying good investments and acting on them. The management of the properties was something I HAD to do, not something I liked to do. So what if I could find more properties, make more money and grow my wealth... all while working less? It took about a year for that idea to sink in, but now instead of spending my time dealing with tenant and maintenance issues, I spend my time locating and purchasing another property or two every year. And yes, I am working less as Madison handles all of the operational and management issues at the properties for me.

As far as the management goes, I couldn't be happier. Nothing is perfect, but Madison responds to me quickly, corrects any mistakes (rarely, but they happen) fast and the tenants are happier and stay longer. The systems and processes they have in place are outstanding, they run like a well-oiled machine. I think they have a checklist for everything! Also, between systematic rent increases, longer tenancies (due to happier tenants) and reduced vacancy time, the amount they charge more than pays for itself from the increased income and reduced expenses.

Madison has made my life easier, takes great care of my properties and is helping me expand my "empire" one rental home at a time. They are a great partner in my wealth-building journey.

Sent me an unnecessary email about an unpaid balance that was actually already paid. Then Hilig kept me on the phone for 15 min, most of which time I was either on hold or being pushed to fill out this servey. Very inefficient use of my time.

Melenio, took care of all my concerns that I had once I completed my viewing of their property 302 Fulton ln. she also noted everything in their system and assured me my concerns would be fixed if I decided to move forward on their property. As well if any other applicant were to move forward.
