I tried to work with Idaho Landlords (ILL) from a distance. I had positive experience with their CDA office and Tyson. Tyson was friendly and easy to communicate with, he did his best to work with me, answer questions, and followed up with me quickly after leaving messages requesting call back. Unfortunately, the Post Falls office I cannot say the same and due to the fact that they are the office that processes applications I do not see a path forward to working with ILL.
My experience with the Post Falls ILL office was entirely negative and difficult. For context I am a notably high income earner with perfect credit, literally perfect. I am an ideal tenant and every other property manager I have spoken to in this area has been eager to work with me. The ILL Post Falls office was a notably unique experience by comparison though.
I called the ILL Post Falls office to verify questions associated with the application. The lady who answered the phone did not introduce herself. She was short, condescending, and consistently cut me off when I was attempting to ask questions or clarify concerns with her. I was able to get a few questions out and it was clear the application process for ILL was excessively burdensome and as follows:
- Notably they have no online capability so everything must be done in person or via mail making the application process from a distance cumbersome and difficult.
- To further exacerbate this issue they require printed everything to support the application including pet photos and vet records (this would have been much easier with an online portal to submit to).
- They wanted 10 years of rental history despite my family owning our home for many years now. Many of the records they requested have been long since forgotten or lost.
- She made it clear that it was unclear how long it would take them to process the application - I did not get a sense of confidence that they would even follow up with me nor was I even 100% sure they would even process the application had it arrived in the mail.
- The application fee per person ($50), while certainly not a deal breaker, I did note was higher than all competitors I've worked with. You would have thought, given how difficult their process is, they would be more competitive on something like this. Also, they wanted a cashiers check and would not take a personal check. This was a big red flag to me - I have been burned by this before and won my case in small claims in the distant past because of behavior like this. To the youngins out there - If someone asks you for a cashiers check it should immediately give you pause and you should carefully consider your risk exposure before providing it.
- The income requirements I noted were unique compared to others PMs - based on net income rather than gross. I wasn't too concerned about this given my income but it did stand out. I could see how this could be a confounding issue for many.
I had several other questions to follow up on and verify with the Post Falls ILL office but I lost my patience dealing with that woman and her attitude. Given the long history of negative reviews, the cumbersome application process, and the attitude of the Post Falls office lady by the end of that conversation my warning bells were ringing in my ears loud and clear. I'm old, a professional, high income and I've been through the shit in my life. I don't have the patience for the bullshit and disrespect. If someone asked me I would recommend staying away from ILL if they could. The red flags are loud and clear with this PM group.
