I am writing this review anonymously because Impact has proven themselves to be so unprofessional that I fear retaliation.

Do not hire this company. They are overpriced, dishonest, and provide poor service (if they provide services at all). This year, Impact gave themselves a 10% pay raise for our HOA even though their contract expressly limits their raise at 2%-5%. They charge $85/hr EXTRA to hold HOA meetings. Our community is over 200 homes, and they use the FREE zoom account which caps at 100, which led to a failed meeting and 2 hours of wasted time for my community when over 100 homes wanted to attend. They also charge extra to mail required documents. What are we paying them nearly $3000/mo for, if meetings and notices are not included, and they are using a free zoom account? No value.

They fired our account manager and went non responsive for 4 months without telling the community why. They replaced her with Amy, who was openly rude to community members at meetings. She spoke out as if she was a community member, with personal opinions, when she does not live here.She even told a community member to “shut up” when that neighbor was speaking. Unprofessional.

No value. Unprofessional. Save your money!

Do not, under any circumstances, hire Impact Association Management at 9506 4th ST NE #101 Lake Stevens, WA 98258.

They have cost our building a lot of money, and pay themselves outrageously for small jobs that should be covered by the contract we had with them (for instance, I believe it was $50 to mail a letter). I don't trust them, I think they are unprofessional and do a terrible job overall.

Some examples: they rarely respond to emails or maintenance requests, and even if they do respond, the problems remain (for instance a hole in our laundry room ceiling remains after 8 months and multiple requests). They were almost always unavailable at HOA meetings, and did not have the answers to longstanding questions even when they WERE present. They were completely useless when we needed a new roof. Equally useless during a small claims court trial. Terrible at sending out info to the community and when they did it was incorrect.

When they "fired" us, they closed all the open maintenance tickets but the work was never actually done (see hole in laundry room ceiling, above). It turned out they had not paid many of our bills resulting in crazy amounts of fines, and they did not do our taxes so we had to file an extension at the last minute.

All in all, I repeat, do not hire this company. It will cost you money and be a horrible experience along the way.

We love working with Impact HOA. As a service provider I know the vetting process they have gone through to find reputable vendors. They were thorough in their questions to ensure we could provide the service at a high level. Communication has always been easy, and they have a team of managers that can cover each other for immediate needs. We have been working with Della and the rest of the team at Impact for years and look forward to many more!

We really enjoy working with the Impact Team. Della and her crew are excellent at communicating issues with their properties and providing us with complete information regarding tenant contacts to ease the repair process. All the property associates excel at clear and concise information, allowing us to work quickly and efficiently. There are other property management companies which do not perform well in the communication area, with repair and service professionals, so it is truly a pleasure to work with Impact - they care about their tenants!

This is a great company! We do business with them and I really appreciate their professionalism, their efficiency, and their responsiveness. They get things done quickly, they communicate with us wonderfully, and they do a superb job managing our condo association's property. I highly recommend this company for managing your HOA and/or your property. They're top of the line!

I live in a condo complex where the HOA is Impact for about 3 years now. Compared to my previous condo HOA, Impact is responsive and friendly for the most part. However they do not enforce parking very well. There are 8 visitor parking spots and over half are used full time by owners/renters/non-visitors. Leaves nowhere for actual visitors to park. I have reported it to Impact and they said they would issue violations but nothing has improved unfortunately. They also removed two parking spots and replaced them with stripes "no parking". Not very smart when parking is already so limited here.

We have been a vendor for Impact Association Management for several years. Della and the other management staff have been professional & timely returning phone calls and emails. They are experts in navigating communication with HOA’s. We highly recommend Impact Association Management and value their business. If you are considering hiring a management company look no further as they genuinely care about their clients properties.
