Wow…I have a credit on my account that has been on my account for a while and I have never seen a management company so determined to keep the money they owe me. They even came up with a charge for that amount so they can cancel out the credit. I say “I don’t owe anything. You owe me.” They reply “We will just apply the charge to the credit and cancel it out.” What charge? I feel like I am in the twilight zone. Part of the problem is they change apartment managers frequently. Today I had to call my old apartment manager at another one of their properties and say, “Will you please explain to my new apartment manager that I have a credit on my account since you were my apartment manager when I incurred the credit?” Of course she agreed to call the new apartment manager and get it all cleared up for me, but it should not take over a week to get someone to listen to me when I say I don’t owe the apartment complex anything. It’s a small amount so I am inclined to just give it to them, if they need it so badly, so we can turn this page. I just don’t like being treated like a liar. Also, what if they do this again next month? I’m told the apartment manager is “just doing her job”. Could part of her job be to listen to her tenant? Some tenants are not trying to pull one over on management. Some of us are honestly telling the truth. If you move into one of their properties, keep track of every receipt and every charge. Be very careful.

We've lived at Mesa Royale (Mesa AZ) for over 2 years. Rent is slightly below market rate for surrounding senior communities. Units are large and offer ample storage. Covered parking is available for $35/month.

Staff turnover has been consistent. I suspect staff are not paid communserate with their responsibilities and for the greater-Phoenix area. There have been 3 managers in 2 years and 4 maintenance men whom I recall. Several clearly did not have the qualifications for their positions.

At the present time there is no manager. A "temp" maintenance man has been hired who is very competent and hard working. Several water/plumbing issues in our unit finally have been repaired properly after more than 12 months dealing with issues .

This complex is 39+ years old. There are 153 units. There were no vacancies when we moved in; now there consistently are 11 or 12 units available. A complex of this age and size needs more than one maintenance person. (Fingers crossed that the current man can be made permanent!) Staff wages need to be high enough to attract competent employees.

My area of expertise is agency/corporate administration. I do not know anything about property marketing and thus has no suggestions to improve the occupancy rate.

Pretty much all they care about is collecting rent and not fixing anything. In the year and a half I have lived in this complex the Spa has worked (not exaggerating) MAYBE a month and a half TOTAL.
Of course we get charged for water in our monthly bill and the sprinklers water the complex 6 times a day. Most of the time it's just puddles and mud because of this.
Multiple apartments are infested with roaches. I walked into the laundry room one day and there were about 20 dead roaches all over the floor. I sent pics in and yes someone came in and swept them, but not addressing the actual issue.
There was a pipe issue in one of my walls. They came in and repaired it, but it looks like a toddler did the repair of the drywall.

They really don't seem to care about the buildings as long as they can keep taking that rent......

Update
Followed what they replied with on this review and messaged the company directly... Radio Silence..... It's been a month now...
Hot tub is STILL not working and they just keep blowing the tenants off regarding this kind of stuff.

I've been living here for almost 3 years and i strongly dislike their management system , The staff makes last minute changes without notifying residents living in the complex, Dulce the manager is also very unprofessional and they're maintenance is horrible and a waste of time. They don't answer calls, when they do they call on their own time or before they close. My rent isn't cheap and I don't think its worth paying over $2,000 for poor unprofessional service , starting with the corporation and ending with the main office. Some water pipes are broken and you can find puddles in the grass. Yet they still feel entitled to charging late fees EVERYTIME. Hopefully Investment concepts inc is able to learn from they're mistakes and fix them for the sake of the residents.

I have no word. I am just so unhappy it's not worth expressing...... very unprofessional. Please save your self the time and the energy. I wouldn't recommende this place.. its awful I have not even moved in yet and I already had the most awful experience in my entire life........I am suppose to move into this ... its my move in date. And thus is how I found the place.

I am a former resident at one of their properties. Even with a current Classaction lawsuit for wrongfully keeping security deposits and charging fake late charges , they have yet to learn their lesson. This company only does business in bad faith. Their BBB score is a sad D- . Looking to seek out justice and recoup my full security deposit since they illegally charged me to paint the whole unit( under civil code 1950.5 they are not allowed to charge for normal wear and tear ), used a fake company and the other company is no longer in business. This is a big company stealing from small people!

Don't buy here at PSVE . Mgr.- keeps turning off pool heating, just to pass off residents. Rosado, walkways, broken, lots of senior citizens falling. They need heat therapy of a pool. We pay for those amenities, but we have a " non friendly " to all races, and lgqbt people, ad all tenants- MANAGER from Texas . Poor judgment

Crooked company asking 4,400 to move in because credit is not 650. Then t9ok iver a week to approve us and refuse to give the holding deposit back even though they took forever to approve application. Bunch of Thieves
